I would tear it all down, and build an Earthship into the rock wall... and use the rest of the land for gardens with greenhouse. Herb, spices and vegetables. Now the land is functional and fulfilling its' purpose, for good, hard working serious people who love the off-the-grid homestead. The boathouse would remain, but be transformed into a space of work and function; curing, drying, harvesting, fishing stuffs, doing the scholastics of hunting. :)

Actually I spent May and June at a place not far from there on Shanty Bay. I swam most days. Water was certainly a brisk high 60s. The swimming season is short in Ontario. I have a large pool in Toronto and I really only heat it from late June to labor day. Solar heating would be the way to go, but that takes a lot of space. If you want warm swimming, get a place in the Virgin Islands. It is getting hard to justify burning that much gas just for one house to take a swim every day.

I have no idea where Muskoka Lakes is, but it looks beautiful. I see this problem in these youtube videos all the time. Pretty basic stuff.
There are 3 big lakes about 150 miles north of Toronto, the lakes are Muskoka, Joseph and Rosseau, My friends in the USA call this area the Hamptons of Ontario, big bucks on these lakes, you can easily spend $10,000,000 on a nice place in this area. If you are in area there are tour boats available. Cottages are common in Ontario with more lakes than the rest of the world, the count is 65,000+ if you didn't know. I personally find a lot of the places in Muskoka to much unless you can afford staff for maintenance.

Nice house, nice location, 12 acres would be great but... there's something sad about it all, I can't put my finger on it. I'm from Ontario and know this area (Lake Rosseau). There are treasures for sure but I guess I got spoiled going to Norway a couple summers in a row... I bet the price is the worst part of this listing.
the architect firm responsible specializes in senior citizen's homes, and have run out of ideas...........the theme music perfectly matches the design........BORING
