So if a buyer is interested in a good deal, seek out homes off market?
Its not a bad idea to seek out homes off market. Sometimes you can get some deals because those homeowners don't want to hassle with putting it on the market. However, some have the mentality of give me a price I cannot resist. Really depends on the homeowners motivation and financial situation. With rapid appreciation, most homeowners don't know the value of their homes. Unfortunately, some homeowners have agreed to sell off market leaving a lot of money on the table.

i don't believe I heard you use the term pocket listing in this video. What's the difference ?
Great question. A pocket listing is where the seller of a property will reach out to a realtor and say "If you have any buyers for my property, I may be willing to sell." There is no listing agreement, there is no listing on MLS. The realtor then will see if they happen upon on buyer or have a buyer in mind to bring by the property. There's not obligation for either party (agent or seller). Hope that makes sense.

If you are starting out, make sure you go with a broker who has training....and watch A LOT of youtube videos on Real estate contracts. Very important to understand contracts. Most realtors don't have a good grasp of the various contracts. That will make you stand out:)
