    I don't think the US has ever had a nation-wide real estate crash without a recession and unemployment spike. You really only get those 20-30% single family home price declines with mass layoffs and forced selling. Good to monitor the labor market which is probably best described as mediocre.

    My agent wanted me to be there for a couple of the clients that have been back two or three times for me to tell them stuff. I did not want to be there. That’s his job. It was just an awkward situation.

    We do have cameras outside and inside our property and will use them when we sell. And we have just finished cleaning our home out. Fresh paint. New SS appliances. New HVAC system. New doors. Beautiful hardwood refinished flooring. New carpet. New paint front porch floor. New remodel bathroom

      My Mother was clean and nobody ever stank in our home but she was of the older generation. All my Aunts were the same way. But today people are slobs and our culture is pathetic with many.

    If you’re an agent who doesn’t have the budget to 100% comp a pre-listing inspection (where I am the cost is around $700-$800), can you offer to contribute something toward the cost? I agree that a pre-listing inspection makes sense, but it’s not really the norm in my northeast region.

    Open houses. Nope. Didn’t want one. I insisted. Realtor also insisted. Ok. Guess who came. Nosey next door neighbor who was one of the reasons I was moving. ( a hoarder) Told my realtor do NOT LET HIM SEE house. He did. Only person that came. I was pissed that realtor let HIM SEE IT! He said he didn’t know what my neighbor looked like.

    Im getting my GC. My plan is to manage these projects. Labor isn't that expensive. You gotta vet these clowns. If you're a homeowner getting ready to build a house and you need to buy the materials yourself up front don't let the contractors do it. Ask the labor rate. When it comes to drywall finishing hanging and painting you can get a super cheap labor rate I don't care what anybody says.

    I am glad you talked about the ugly gray flooring that popped up everywhere and is now disappearing. What a waste of money. Gray is not a natural color I want in my home. It’s Drab and sucks the life out of the room.

    Audrey. I have sent an email. Had a nightmare experience with my agent/ brokerage as my EM CHECK BOUNCED . I was only informed 4 days before closing. Suffered financial loss in this process with no EM . BROKERAGE refuses to file for compensation to me through their insurance. Please guide and HELP. PLEASE

    Please discuss ponds in the backyard and whether they should be refilled or left. I have a 1400-gallon pond with a rugged waterfall, a natural-looking one with a Pump Shed attached to the house, a pump, and a Biofilter. The Pond and Pump House are Clean and well-kept.

    There haven’t been this few sellers wince 1995. Only 4 millions homes for sell throughout the country. So with less buyers but also less sellers, the supply demand curve will stay high, and values won’t be affected. Also, 25% of offers are still over asking price.

    No big dogs locked in a metal cage threatening to break out at any moment. No holes punched in the drywall by a mad teenager. Use your AC. Dont leave one of those bedsheet AC ventilators out as evidence that you are too cheap to use the AC. Fix your broken handles on the drawers. Ensure that pavers arent coming off causing a trip hazard in the patio. Pressure wash the nasty mold off the house. All these tips are from one home we looked at.

    l have had a couple of lazy and worthless selling agents. Lock boxes, no shows. Obviously, only cared about their commission check. l cant wait until commission costs come down in the future, now that most people know to negotiate commissions after the lawsuit...

      I’m closing in on my retirement and I’d like to move from Regina to a warmer climate, but the prices on homes are stupidly ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%) do I just invest my spare cash into stock and wait for a housing crash or should I go ahead to buy a home anyways?

      It's often true that people underestimate the importance of financial advisors until they feel the negative effects of emotional decision-making. I remember a few summers ago, after a tough divorce, when I needed a boost for my struggling business. I researched and found a licensed advisor who diligently helped grow my reserves despite inflation. Consequently, my reserves increased from $275k to around $750k.

      Certainly, there are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with Lisa Grace Myer for about five years now, and her performance has been consistently impressive.She’s quite known in her field, look-her up.

    I agree on tankless. Cold spots and the expense. I don’t like led. Too bright and many say more dangerous than Edison bulbs. Agree on electric box and don’t paint black walls and red walls!

    Good shingles and exterior. Fresh paint. Decent kitchen and bath. Nice flooring and a good hvac system and a few small upgrades or fixes and you should be ok.

    So if we are the seller , the agents are telling us to compensate the buyer agent. Which is almost the same they take. So 6 may become 5. With really no logic. It’s more of a pressure tactic. That buyers agent will not bring the clients

    I used an agent to place an offer on land. They used a title company. My offer got accepted. Then I found out that the title company didn't even check on the utilities. MLS had the wrong info. When I called the city they told me no one inquired about the land or utilities. The title company wanted to hold my deposit. They didnt even do their due diligence. I said ok, I'll be sure to leave you a review. They then agreed to refund my money. Total losers. Thanks to them I learned that I do not need an agent to buy land. I'll still be doing my due diligence. Some people call themselves professionals, but they are noobs and still figuring it out. Those are the clowns that can really cost you a lot of money.

    Some times you want a NEW AGENT. Thats how they become a great agent. Hungry to sell/buy. If everyone hires only the experienced realtors how does a new agent get experience. I did furniture sales one week (hated it). So cut throat. Old sales people literally pushed me out of the way to grab clients. That taught me from then on to give my sale to a newbie! Way more appreciated ….

    I have older (yellowed) natural maple flooring in my house. I also have very dark (almost black) wood flooring in my master bedroom. I want to replace the rugs in my other 2 bedrooms before I sell. I'll never be able to match the maple floors so I don't know if it's better to go with rugs or completely different color wood flooring. The rooms would most likely be for kids, so I'm leaning towards rugs.

      That is a tricky scenario. It depends on your budget and what type of market you are in. The RIO is critical to uncover what makes the most financial sense. Talk with a local real estate agent to better understand your options and market.
