    I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

      Until the Fed clamps down even further I think we're going to see hysteria due to rampant inflation. If you are in cross roads or need sincere advise on the best moves to take now with financial markets will be best you seek a fin-professional with fiduciary responsibilities who knows about mortgage-backed securities for proper guidance.

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Sophia Maurine Lanting” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

      😅she does! Buyer wanted to put cords of wood onto the property before closing. No! Buyers wanted to move in early😮 they did but were made to sign a we bought and waved walk through (smart broker) send this video to your broker😊

    We know realtors who had this situation occur. After a house had been sold but before it closed, the buyer's son thought he would surprise his parent by building a new deck at the home (which was vacant) and had a carpenter actually working on it. The realtor hurried over and told the son while the carpenter was working that the sale hadn't closed yet. The carpenter immediately started packing up his tools and left. It was an honest mistake on the son's part and he didn't know he shouldn't have done this, but it could have been an expensive mistake if the deck had been finished but the deal fell through. The vendors would have a new deck, free of charge! Or something could have gone wrong and both parties would have an expensive problem.

    Although I am not ready to list and sell my home I have enjoyed several of your videos.
    Apparently my husband and I broke 2 of your cardinal rules 33 years ago when we sold our first home. We did our due diligence and interviewed 3 realtors and priced our home well but the home market was so bad (1991) that after a 3 month listing got us few showings and zero offers we listed it for sale by owner. Naturally, we met the buyers and we allowed them to move some furniture into our garage before settlement (although we did make some arrangements with our insurance company in advance).
    After listening to your advice we won’t tempt fate again in this way, but happily for us we had the most agreeable settlement, they gifted us with a bottle of champagne as we handed over the keys and we got invited to visit them in our former home to meet their new baby!

    Totally agree with Audrey💯 As a realtor in Nevada, I never allow buyer to even drive their car on the driveway! Love Audrey’s comments from experience❤ So true! Love her laugh after each comment 😅 Liabilities and responsibilities are major concerns. That’s why seller/buyer has their own representation! Audrey is down to earth🎉

      The day before closing on the sale of our house to move out of state, the buyers brought over the contents of their refrigerator and proceeded to load it into mine. (They did this right after their realtor left after doing the final walk through.) They didn't bother to ask us if it was okay and neither realtor knew of their plans. I wasn't happy, but since they were closing on their current home the same day as they were buying ours, I decided to let it slide. I did take a picture though because people don't believe me. After getting back from a goodbye lunch with my neighbor from across the street, the buyers had the audacity to pull a U-Haul truck into our driveway and park it there so that it was ready to unload the next day after the closing. I was livid and called our realtor to contact theirs to get it off my property for the exact reason of liability. They were back in less than 30 minutes to remove it. I was really annoyed because this was on top of filling up my refrigerator before it was their refrigerator. The next day at closing, neither of them said a word . . . no I'm sorry . . . I wasn't thinking, nothing. I chalked it up to them being entitled millennials.

    When we purchased the house, we live in now, our realtor did ask if we could get in early to paint and the owner said no. We respected his answer.
    I hadn’t really thought about the liability aspect, but it makes sense !

      Yes, I know its exciting to move into a new house and get started with a few of your personal touches. However, asking a seller to accommodate your service team is a bit risky for them (what if one of your contractor injured themselves or the property while the house is still in the seller's name). It just causes too much risk for the seller. Congrats on buying a house. I am sure everything turned out great!

    Loans can still go bad, even after buyer being "pre-approved" for the loan, in addition to risk of storage and handing over keys. It's not over until the escrow lady sings, and anything can go wrong right up to signing the papers. People disagree, disappear, even die on closing day! Audra has nailed the big ones ... I was lucky to have a steady reliable RE agent that I could trust, makes all the difference.

    About keeping the buyers and sellers separate: when i sold my last house, i left a folder with the manuals for the appliances ( the ones i had) the business cards for my gardener who had programmed the sprinkler, and a note that the shut off valves for the bathtub were, for whatever reason, behind the fridge! And wishing them all the best!😅😊

    You're so right. We did things that you suggest not to (like letting buyers put stuff on our property in advance, you know, small stuff like a boat in the backyard, among other things). Fortunately, nothing bad happened, except that we were annoyed with the sight of all of it. It felt as if it was no longer our property.

    We are currently selling our house and found another one that would be perfect for us. But weird things started to happen with the seller. First we offered a good price, which the sellers upped by $10,00 which we accepted. After all our paperwork was signed and submitted, the seller came back and asked for more money, and wanted us to also increase our earnest money by $4,000. The seller real estate agent kept telling us there was another buyer that we were competing against. But we saw no evidence of that. The seller had another open house and it’s still listed as for sale. We said no to their increased price and backed out of the deal.

      Holy Cow..that sounds criminal. You had a signed agreement and they were still negotiating? Where is your agent in these discussions.? Who wants to buy a house from a dishonest seller. Not cool!! I wouldn't put any money in escrow with a seller who sounds shady. I would wait 30 days and offer him $40k under your agreed upon price with no earnest money deposit (because the seller can't be trusted). Ridiculous. So sorry for all your wasted time. You probably dodged a bullet.

      When I was buying my current house and determining the amount I would offer my agent told me there was another offer on the table, so I went in full price. I discovered a couple of other questionable things what my agent had said to me and starting doubting whether there actually was another offer. (I was living in another city at the time.)
      I went to his boss and shortly after that...he wasn't working in real estate anymore!!!
      Is there something or some way of ensuring that another offer has actually been submitted? There should be. One should not have to bypass your own agent and contact the listing agent to verify that!! Buyers have to be careful of their agents too.

      @@biggyziggy5777 The short answer is, that it's money a potential buyer submits with the offer that indicates they are serious (another word for earnest). It's also called a "good faith deposit". That money is held in escrow. If the buyer violates the purchase agreement or backs out through no fault of the seller, then the money is given to the seller. If everything goes through then the money is normally applied to the down payment at closing.

    I had a buyer agent included his request for extra commission as the offer condition. During the negotiation process the buyer agreed to pay my asking price, but the agent still insisted on the extra commission. I tried to negotiate the commission with the agent, but in the end he said the buyer backed out. I don’t know what he said to his client, or if his client was even aware of what was happening. I can’t imagine the buyer would withdraw the offer only because their agent is not getting the “extra” commission.

    I had these weird buyers that wanted to meet. They wanted all my furniture and my old washer and dryer. I had zero desire to meet them and Im so glad we didn’t. Excellent tip

    Years ago, I was a people pleaser & never said no to anyone. Now, I am older & wiser. For the past 20 years, NO is my FAVORITE word!! The first few times felt awkward, but then it became so easy to just say no!!! 😅

    Audra! You are absolutely correct. DO NOT ALLOW BUYERS and SELLERS to TALK....ever. As soon as a realtor does that, both buyers and sellers will realize that they do not need the real estate agent. Keep buyers and sellers DEPENDENT upon real estate professionals to answer questions and provide an opportunity for the real estate professionals to lie to each party without them comparing notes which may be VERY embarrassing to the unscrupulous agent. Protect the agents from being caught lying. Stop all direct communication. Great advice.

      That is so true. It literally happened to us. Just a few days before closing we were able to speak with the seller and that's how we discovered the bunch of lies we had been fed with...

      i bought a place where after looking at it, i talked to the wife of the seller who came by, some people have this weird spirit thing where they MUST 'know' the buyers. She inadvertently told me that they had a six-figure dispute on an Aspen vaca house with the IRS. We made an offer WAY below market and they took it (they had to). I always felt bad about that one, it was a year's salary for me at the time, that savings. So yeah go ahead talk away!! SO many stories. My motto is never once meet them, in fact i normally go to the close unless i know that the other party is not there. the only way to "know" the other party is via social media search or even a PI checkout (it's worth it for a few hundred bucks)

I have been through selling and buying in the past few years and have to do it all over again this coming new year. Still searching for a good realtor. Got burned as my questions were downplayed and I ended up having to pay a mortgage on my new house for a year as things fell through on the old house. I will have a hard time trusting the next realtor.

      @@AudraLambertIf the buyers have homeowner's insurance that they are rolling over as continuous coverage into the new property or have some type of rental property insurance that covered their household goods during the move then there should be no issue with storing the property in the garage. Ask for proof from the insurance company. My company, USAA, does cover this. Same thing goes for the car in the garage. Check that they have valid auto insurance with property damage limits that are acceptable. You can CYA and be accommodating by taking a few extra steps.

    These attorneys, mortgage lenders and realtors makes the home buying and selling process miserable. I've gone through it many a times. Takes away your smiles. Call it a nightmare.

    I'm putting stickers on things with filters so they know when they were changed. Then I'll leave all the manuals for all the appliances since we have all of them. Many people change things out anyway in our area, but this way I don't have to answer questions

    Years ago my agent asked me if the buyer couldn't move some of her things into the garage before closing. I said no, she asked again in an email. I wrote back again " no." My agent then behind my back let the buyer move her things in. Later I found out she even accepted a gift card from the buyer! She was a Group realtor in Colorado.

    So true about don't give keys early. A few years ago when selling our empty of furniture condo our agent allowed the buyer in our condo before signing papers so they could change out light switch plates??? We happen to go by to check on it day before signing papers. Still our condo!! Who gave them keys and never told us. We would not have given permission. Our responsibility. Blasted our agent who we had done business with for years, never again!!

    Our agent just did that and he is the broker. He said he doesn’t work
    For less than 2.5% and they were only offering 2%. We were shocked when we he did it. We didn’t know it was illegal.

    As to mortgage lenders: Underwriting for any standard loan is automated. The documents to support the loan request should have been sent in ( because obviously the buyer has been pre-approved and a copy of the pre-approval accompanied the offer). If these protocols are followed when the contingencies are removed, you can close.
    This doesn't work in reality because of any of following: buyers don't get requested documents in timely manner OR the mortgage company is poorly organized.

    Audra lambert, thank you for for being so honest and giving us such important information, your truly appreciated. We own a home in Fullerton and thinking of selling soon but after watching one of your other videos on how it’s probably better getting a second or a equity loan to purchase another property we’re interested in. I just don’t know how to explain it well enough to my wife and son or if it will work for us or not or to just to sell and and buy with the sale of our home. Cane you give us some ideas or advice. I’ll be honest with you we have a family agent. But I personally would like a different opinion from somebody else.

      Hello there! First off, everyone's situation is different. I would seek the advice of a trusted financial advisor before moving forward. There is a lot to consider. Holding multiple homes has its pros and cons. You just have to get comfortable and plan for the downsides. I am not a big fan of family member realtors...obviously some can be great. However, the mere fact you are hinting your not very comfortable with the situation gives me pause for concern. Remember, most agents are paid to sell homes. They can be biased too. Rates are very high right now, taking a second on your home may not make sense right now. Best of luck to you...seek wise council.

    Good points. I sold my seasonal place in Florida and learned a few things... don't let a cagey buyer take it off the market with an offer at your asking price loaded with loopholes. Big one..subject to inspection. Inspection first THEN offer. Better yet, accept no offers but cash. Take it or leave it. As is.

    I’m in Queensland, Australia and one thing that was suggested to us when we bought some years ago was to ask the vendor if we could rent the property from them before completion so we could move furniture in earlier. They considered it but ultimately said no, stating that if for example the water heater failed in the interim who would pay? They didn’t want to get into an argument like that. Now I’ve listened to this video I have an even greater appreciation for the liability a scenario like this could cause, so I would also more than likely say no to such a request too. In this state there may also be additional stamp duty, council rating category and insurance implications. It’s all a headache the vendor doesn’t need.

    Question: A friend told me that when he was house shopping in 2020, there were lots of houses for sale that had work done on them that hadn’t had a city permit pulled so the sellers disclosed that but were able to sell because they disclosed it. Any comments?Thank you!

    Really good info. Question: RE: the Commission section. But isn't that what has happened now with the settlement? You can't put what the Buyer commission is on the MLS anymore. So isn't it now negotiated?

    What's your advice about a final walk through? My advice is to do the final walk through then immediately to the attorneys office to close. I purchased a small ranch years ago. It rained hard the previous 2 days. In the morning of the final walk through, there was 2 inches of water in the basement!! Then all hell broke loose!!😅

    When in doubt...say no. Earnest money has been a issue over the years. Put up or shut up. I fired a agent who wanted me to give the buyer more time and more time. Nope!

    How they come to the closing table after both side, signed the contract. It doesn’t really make a difference if they take a mortgage or not, if not delay closing.

    I love that blazer and hair looks good. I bought an iRestore helmet after medicine related hair loss . I can tell it worked because my hair grew back thicker than before I lost it after taking the meds and stopping. Just a thought. I didn't buy the super expensive one, the white one. I always thought it was a gimmick, but it worked for me.

    I wish I'd have found you before we used two agents that set off serious alarm bells. We'd had a hail storm in our area and one let a guy up on our roof to "check for damage," which, of course he "found" and recommended his services. This same agent wanted to bring us in on a deal that would "benefit us all" of investing some of our escrow into some scheme that sounded sketchy, BTW, is that normal or ethical?
    The second one was NOT doing everything I saw in one of your other videos, such as not being present during showings, or coming by to make sure everything was set right. It ended up costing us hundreds of dollars in power bills after someone had turned the heat up and left it there for a month. When we tried to get out of contract for these and other reasons, he got pretty angry and said he wouldn't release us from the contract but would instead take it off the market and let it "sit in a drawer" (essentially holding it hostage) until the contract ended in 6 weeks. Luckily, we'd been keeping notes and contacted his broker and got released. Great tips, thanks!

      Holy Smokes...that is just criminal. All of this is not normal. So glad you got out of the contract. That is just not right. No way would I allow any visitor to get up on a roof...bring an expert or a drone to check it out. So sorry for your horrible experience. Hopefully you will have better luck the next time round.     Hey Audra, if the buyer "changes their mind" about financing after the contract is signed, can the seller just wait until the buyer runs out of time to perform, and keep the buyer's earnest money?

      Not sure what state you are in, but in California the earnest money deposit is not automatically released to the seller for ANY reason. The earnest money deposit can only be released if both parties agree and instruct escrow to release the earnest money deposit ...EVEN if all contingencies have been removed. The seller can refuse to return the earnest money to the buyer. The buyer can refuse to give to earnest money to the seller. The earnest money will just sit in escrow until both parties agree on where it is to go. The next steps would be arbitration and mediation. If your buyer wants to switch mortgage companies to try to get the deal done, AND you have good price and terms, you may want to consider it. However, if they can't get financing from one lender, it would give me pause for concern. If your buyer already removed all contingencies and backs out of escrow because they can't purchase your home, you may be able to go after their earnest money deposit if they don't release it to you (at least that is the case in California). Its a lame process!

      I just sold a house in 23. In Colorado, earnest money is just a token. It pretty much goes back to the buyer unless seller wants the head ache of trying to keep it. Rarely does the seller get it. I had a great agent for that deal.

    Yeah, we were the early movers, moving in on Saturday, and closing on the following Monday. Nothing bad happened, but it could have. We had friends helping move, they could have gotten hurt, and I doubt a homeowners policy would have been effective before we owned the property.
    On top of that, we closed on February 29, and had to pay 2 days of interest. Surprise, months are 30 days long, so that's 2 days of interest.
