      Exactly my friend, "demand" is another phrase overused quite often. Big corporate and major flipping companies upgrading old residences and jacking it up for a crazy profit. Wish this wasn't our SD reality.

      As a landlord, in the last four years my insurance has gone up 30 percent. My taxes are up 19 percent. We had to give all our agents and maintenance staff nice raises, because if we didn't do it, they would just go work somewhere that would. As for maintenance costs, here is an example: the same kitchen faucet through grainger costs 40 percent more than it did four years ago. Do you think I'm just going to absorb all those costs? I have to pass those costs through to the rental rate. It's not greed. It's just math.

      Average US wage is $75000 per year or $6250 per month. 1/3 is $2083.

    All the more reason to move out of California. Friend in Idaho rents 4bd house with 3 car garage and 3 acres of land for $1600. California is no place for anyone, especially not family.

    This is an incredibly deceptive article. Are they basing this rental rate on people who are locked into a rent-control system of some kind? NONE of those communities have any single occupancy apartment homes at those prices/rates - no matter the size of the place. They must be including multi-family (one or many roommates) apartments.

    CA is outdoor living but we don't spend all of our time outside. One will not find an apartment at $1500. A studio costs more than that. The Democrats who control this state do nothing to bring down prices. 🙄

    I remember living there in 2012 and renting a ranch home with 2 other people for $750. At the time the home was worth 400k. This was in Clairemont.

    $1500 is non existent at this point in SD unless you totally slumming it, and probably still need a roommate at that. I live in same apartment in Escondido 5 years now, 2 bedrooms approx 700 square ft. It was $1800 in 2019 and now I pay $2800 for same spot. If you move in as new tenant it's closer to $3000. That's not including utilities and extra fees. The complex recently gave notice that they would be passing along pest control costs for the area to be divided by tenants and added to monthly utility services. They just keep passing the inflation on. This complex abides by 10% renters control rule. While this is an attempt to be civil, that means that tenants moving in near $3000 mark, will be raised to $3300, per month next year, then and additional 10% following year, which is $330 extra per month. Really don't see where this greedflation is taking the communities. People on fixed incomes, retirees, and families trying to make it out here. A person earning even decent wage will be forced to earn more and work more each year or move to keep up with the increases. Common sense says there's no balance between a 10% yearly increase rate, meanwhile what workplaces are offering 10% or more yearly salaries! Hello, It's a no brainer, this is organized slavery. We need new ways people.

    I lived in San Diego between February 2019 to June 2021. I lived in East Village, 13th street. It was beautiful place to live. I used to live in 188 sqft studio apartment and I was paying 1500$ in 2019. In 2021 the rent was already 1750$. After 2.5 years I left San Diego, because I could not live anymore in 188 sqft and with 60K, I was not able to find something suitable.

    OOOOoooooohhhhhhh - it's an average rate based on the SIZE of the actual places, which go for $3000 and up for a small one-bedroom, so the $1500 is for HALF of a small one-bedroom, which is just a number, not an actual apartment. Why would they phrase it in this way? It's pointless. Maybe if you are TWO PEOPLE who are looking to share a room, like a "couple" or a "thruple" or a "quadruple" (oh, I guess that's just a quadruple)... THEN it makes sense. SO THIS ARTICLE IS MEANT FOR TWO OR MORE PEOPLE WHO ARE PLANNING ON SHARING A SINGLE BEDROOM, or who will have one person pay a bit more for the bedroom while the other sleeps on a sofabed... well yeah, lots of people do this. I guess it's a form of SHRINKFLATION, only with apartments. (Has anyone else noticed that ice cream containers continue getting smaller while the prices continue to RISE...?!?!)

    It’s greed! We bought our 4bed/3bath in 2009 and our mortgage is $2000/month. I guess if we didn’t buy, we’d be pitching up a tent on the beach now! CRAZY!!!

    San Diego is not paradise any longer it's too over crowded with too many outsiders that have moved here We the local people don't get to enjoy it and our grown Kids can afford to buy or rent a place .
