The thing that's spoiling these nicer condos is the short-term, AirBnb type rentals. I've been to this building's sister just down the street, The Astra, and the place feels like Grand Central Station. AirBnb may not be legal in CM, but you wouldn't know it as you wait at the lift with a dozen roller bag toting tourists.

If peace and quiet are important to you, focusing on properties in strictly residential buildings or those with firm policies against short-term rentals might be a better fit. Would you prefer a condo in a quieter neighborhood, or does staying central still matter most to you? 😊
That's about a $1,300/month unit for CM, that specific area, size, and quality. The greed from condo owners is ruining CM. People simply won't live in CM if prices are too high. $2,663 is insane for CM and very expensive even for Bangkok. Greedy people in CM are pricing foreigners out. CM isn't so appealing now as it is due to many issues and the high lodging prices are another con. Now I see why everyone is heading to Da Nang, Vietnam. You get an amazing beach (better than any beach in Thailand), mountains, river, great cheap food, and inexpensive lodging. Budget hotels 200m from the beach as low as $10 with AC, desk, everything. 1 BR close to the beach for $300 or even $150 for small no frills studio. Lots of foreigners going to Da Nang that would otherwise be in CM. Lot's of excitement and activity in the expat and tourist area. Go there and see for yourself. CM appears to have seen its best days pre-pandemic.
It is a fascinating comment about pricing. As always pricing is set by the tenants, not the owners. If this or any other property does not rent the price will come down steadily. If it does rent then there is demand for this property at this price - Would you disagree? With regards to saying Chiang Mai has seen its best days. Prices in a lot of buildings were higher pre pandemic and people were complaining about the high number of Chinese tourists. So maybe you could elaborate on your thoughts as to why it was better pre pandemic?

Easier to find suckers on UA-cam since the audience is quite foolish. Chiang Mai is deserted and decimated compared to pre-pandemic. It's seen it's best days.
