@@MichaelBordenaro between miami and fort Lauderdale. Its tough to find the right one. But alot of them are tooooo freakin modern and boring ! I see a few on zillow, 6mill, small, older homes. Dude, even vacant land is 25 million! Wtf
Some things to consider about a property near the beach are: elevation - if the living space is less than approx. 17’ above sea level, the mortgage holder will require flood insurance which is expensive, CMU or masonry construction is always better than wood frame for both potential wind damage and also less potential for termites. Elevation is also a factor in buying wind insurance which is always a separate policy in Florida and very expensive. If you can pay cash for the property you can avoid both wind and flood insurance. Metal standing metal roofs are also better in wind mitigation than tile or composition (asphalt type) roofing and are reflective in lower wind insurance premiums. Tile roofs are kind of a hazard, because if the tiles break off in a wind storm they become projectiles. You need either impact resistant glass windows or metal/lexan panels to cover windows/openings during windstorms. I agree with you about HOA for single family houses. Especially the gated developments which means that all of the roads are private and must be maintained by the HOA. Very expensive.
All valid and true points James. There are more expenses involved with houses like this but that is the price to pay in order to be near the ocean if that is what you want and it is always good to know if you are in flood plain, even if you do pay cash👌
Pretty thorough advice, I would also add to insure any older (~25 y.o. or older?) homes on the water for replacement cost because if a hurricane eats your home, you'll have to build to current hurricane standards and that may mean building 8' off the ground.
Always require an elevation certificate. check if you are in an impact debris zone. All of Pinellas County is debris impact. Check with building department on flood loss claims. see if the CRS rating for the community is. GET A COPY OF THE LOCAL FLOOD ORDINANCE

Hi! great video! i'm not even from the US, from eastern europe but it's obvious even to me that 200k for a house near a beach in Florida is VERY CHEAP. with remote work on the rise, West Florida housing market will become as hot as the weather there :) if only I had a green card... I would jump on it. Those houses will be worth 1M+ some day
Looking forward to the east coast video! We are considering moving near De Leon Spring area for work and would love some suggestions within reasonable distance, near water. Thanks again!
Awesome! It's coming either this Saturday or Monday, not sure yet. I havent heard of De Leon, but maybe one of the houses in that vid are close to the area, and all the same price range👍
But you have to think about it to if you live close to the beach you have to have a really good house that can withstand hurricanes some people don’t think about it because wen hurricanes hit and your right by the beach and you don’t have a strong enough house to withstand it it might be bad
Yes that is very true, although in this price range the houses are still far enough away from the beach in a lot of cases where at least you won't have to worry about storm surge as much, which is the biggest threat
Really like you introductions . I am Canadians just plan to buy my vacation home in Florida. Your video gave me lots of ideas. Are you realtor there? I subscribed and will see more your video !! Thanks
really nice choices Mike!! that place in Clearwater looks like you'll run into a couple of alligators on your way to the car in the morning though.. haha. Amazing how much prices have gone up since you made that video! Where was that house on the beach btw?

I don't remember where the house on the beach was as that was a while ago when I made this video but if you skim through the comments I think someone else asked me that before and I sent them the link for that house 👌
Yes they are all pretty good deals! Florida does have sinkholes, and I have an entire video talking about them. They can occur anywhere, but some areas are much more susceptible than others.
Cape Coral has a population of about 250 K, mostly canals, and no beach that I know of, maybe something down near the Pine Island bridge, IDK. Nice houses there though, my sister lives there, and house prices have risen dramatically over the past 5 years.
Watching your videos explains why my cousins kids were able to buy homes in Port Charlotte. You can get a decent house for a decent price. I don't like carpet at all, so it would come out. I really like your videos and totally respect your time. I'd be more than happy to pay a consulting fee to speak with you, specifically about NMB neighborhoods and nightlife. I'll be in touch.
I wouldnt go based on listing price Those homes probably have multiple buyers and the prices will not stay the same. I would go based on recently sold homes.
I have seen some of them go pending already, but I don't think they will go above asking. This is not SF or NY LOL. As good of deals as these are, these areas are just simply not on that same level of demand as more popular spots in the U.S. Will be interesting to see if any of them do though, could be an interesting follow up video idea 👌
I do love the channel and enjoy your videos. Here in St. Johns County (St Augustine area) prices go well beyong listing price and multiple bidders are found regularly.
@@rena5385 I can see that being the case up there for sure. I think that area is probably one of the fastest growing in FL and I can certainly see why. Thank you very much for watching and supporting the channel, I truly appreciate it 😀
Yeah man I think you should really consider explaining why these are as cheap as they are. You're for the most part only going to find these remodeled because every so many years they are damaged significantly. Flood insurance is no joke.
The answer is always going to be the same. Every house is only going to as valuable as similar properties nearby. Also, this video is aging, and its getting a lot tougher to find houses in this price range. I have a new one coming out tomorrow with updated listings / prices.
Hi Mike, great video, houses were good priced, also what city is the beach cottage in, if you don't mind me asking. thank you . Also I have relatives in Orange Park & Venice , Fl. Thank you ! 👍

Zillow it's a difficult app since they don't update the information often. Chances are that the home you really like is not available anymore. They just like to attack people so they call the agents in the site that pay a fee to be there. Also something very important to to look at it the association fee (HOA or association). Most of the times when the price is great the HOA is very high. There are many app out there that have updated info. Let me know if you have any questions. Happy to help!

With all the people moving to Florida {I don’t know if they’re only moving to Miami?} do you think this market will be gone soon? Like you said most homes around the country average $200-300,000
Its hard to say, because FL also has a fair amount of new construction, and I dont think Florida will be the most popular place to move forever. Also, in my experience a lot of people come for a few years, and then leave. So there is also a lot of turnover here, which of course brings homes back on the market all the time
@@MichaelBordenaro I didn’t realize there was such high turnover and I was wondering about whether Florida home building was saturated due to topography but I haven’t seen all your videos yet like sinkholes etc. Will probably take a year to catch up on all the videos you’ve made. Meyers to do anything outside a limited few restaurants or entertainment venues. It's a very low key, low energy place where NOTHING happens. But, some may be attracted to a place like that......I would say it's the complete opposite of Miami.
Yep you never know who might like that
@@MichaelBordenaro Of course. I'm not judging, just informing..... I like lots of things most people don't.
Nicely explained and laid out video. Plan to move west coast in a while (already lived east coast FL in my 20's ) you've got my subscription!
Thanks Andrew! Glad you got value out of the video and thanks for the sub! Hopefully my vids will give some insight on what its like here now👌
Had a great time in S FL/keys this week! Got to dive with seaturtles sharks rays etc. Had a blast ripping through the ICW in Ft Lauderdale on the seadoos and eating great foods. Got alot more familiar with the areas I am looking into for the new shop!
Sounds great! Really glad to here you are having a good time here Zach. That's what its all about. Sounds like a blast and hopefully you'll find a shop in no time 😎
definitely want to see the West Coast video and would love to have it be walking distance units, house or condo to the beach!!
You’re probably gonna wanna watch this video here that’s all about oceanfront condos for less than 300 Kua-cam.com/video/rR7WH6tU6ho/v-deo.html
Really interesting to find properties like these.
this video is fantastic. you did great job showing really decent homes at genuinely surprising values.
Thank you Carl! This video seems to be pretty popular I'll have to make some follow ups
Nice thanks for sharing I really enjoy your channel
You're welcome Michael! Really glad you are digging my vids😊
Hi! great video! i'm not even from the US, from eastern europe but it's obvious even to me that 200k for a house near a beach in Florida is VERY CHEAP. with remote work on the rise, West Florida housing market will become as hot as the weather there :) if only I had a green card...
Oh I do Zillow daily. Lol
Hurricane city tho and u need flood and wind insurance
You don’t want to live SWF the red algae (tide) 😢
But you have to think about it to if you live close to the beach you have to have a really good house that can withstand hurricanes some people don’t think about it because wen hurricanes hit and your right by the beach and you don’t have a strong enough house to withstand it it might be bad
Yes that is very true, although in this price range the houses are still far enough away from the beach in a lot of cases where at least you won't have to worry about storm surge as much, which is the biggest threat
Those are the exact areas I’d want to live.
Nice! I guess this vid just made things a lot easier for you then😀
Another very enjoyable and informative video, thanks for keeping the dream alive!
Awesome, glad you liked it and I am happy to keep making them😊
Really like you introductions . I am Canadians just plan to buy my vacation home in Florida. Your video gave me lots of ideas. Are you realtor there? I subscribed and will see more your video !! Thanks
How about some videos on some of the best bars and restaurants in town?
really nice choices Mike!! that place in Clearwater looks like you'll run into a couple of alligators on your way to the car in the morning though.. haha. Amazing how much prices have gone up since you made that video! Where was that house on the beach btw?
Yes I thought so too! I guess you have a chance of running into an alligator in the morning anywhere here LOL. I don't remember where the house on the beach was as that was a while ago when I made this video but if you skim through the comments I think someone else asked me that before and I sent them the link for that house 👌
Panama City in Florida , has been losing its residents since 2017 .
Awesome videos Michael! Thank you so much!
Thanks a lot Victor, super glad you enjoyed it!!
We will be looking forward to the east coast Florida houses.🙂
It will be monday for sure, maybe saturday. Trying to ramp up to posting 3 vids a week, but it's been tough. So busy with real estate these days!
Wow...these houses are really cheap in price but I have heard that florida has got sinking holes in it which can occur anywhere in Florida.....
Can you please make a under 250k version please
I'll consider it
Watching your videos explains why my cousins kids were able to buy homes in Port Charlotte. You can get a decent house for a decent price. I don't like carpet at all, so it would come out.
I really like your videos and totally respect your time. I'd be more than happy to pay a consulting fee to speak with you, specifically about NMB neighborhoods and nightlife.
I'll be in touch.
Can you do an updated video for 11/2021. I like your videos and love Florida.
Yes I do plan on making updates to these videos especially now that these prices are largely outdated
I wouldnt go based on listing price
Those homes probably have multiple buyers and the prices will not stay the same.
Thank you very much for watching and supporting the channel, I truly appreciate it 😀
Just a quick point of clarification, I think that Cape Coral is pronounced like coral in Coral Gables.
Yes probably, I just said it wrong😄
@@MichaelBordenaro Lol. Must be an upper Midwest thing. We just visited there last week and my beautiful Minnesota wife said Cape Corral too😂
Great info.. thank you
My pleasure!
Cape Coral as in like coral reef. Not corral like the Golden corral restaurant
Thanks for the videos, can you explain how to check for prior sinkhole activity and hurricane damage?
You're welcome! You are in luck! My next video will be all about sinkholes here👌
These houses in Massachusetts are like $400-500k
Oh yeah, I believe it!
Great video!!!
Thank you!!
Hi Mike, great video, houses were good priced, also what city is the beach cottage in, if you don't mind me asking. thank you . Also I have relatives in Orange Park & Venice , Fl. Thank you ! 👍
Thanks Jay J! Good question I just realize that was not in the video for some reason. It's in a town called Lanark Village. Here is a link to the listing: www.zillow.com/homedetails/2203-E-Us-Highway-98-Lanark-Village-FL-32323/2079727170_zpid/
Wow Cape coral. I gotta check this area out. Good job on the houses sir Michael!.
Yes check it out, it is a great area in SW Florida and obviously have some decent houses in this price range. Happy you liked the video!!
Some nice options !!! Thanks !,
Yes I think so too!
Where is the 1950’s house located? You didn’t say! Thanks!
I know I forgot to say it in the video, and the listing is long gone now. Wish I could remember
Great finds!
Thank you! I just released a brand new version of this today you might enjoy as well👌
I enjoy your informative video. I’m interested n central Orlando greater area because I have family there. Any suggestions
I’m not super familiar with the greater Orlando area. Probably better asking your family where is the good spots up there
People try too hard to look different and they end up with hideous finishes that are going to date in a couple years! Floors are a good example...
I’m looking for central Florida a fixer upper can you do a video any suggestions trying to reunite with family thank you
Zillow it's a difficult app since they don't update the information often.
Just found this amazing channel. Thanks for giving so much useful information, Michael! I’d love to rent a month to month studio/1bd at east coast FL wonder if that’s possible?
Welcome aboard! I'm stoked that you are finding value in my vids!! Yes you definitely can find a place like that. It will probably be a little more work to find a landlord who will agree to month to month, but there is always airbnb, and that might be your best bet👍
Great video! How’s the job market in these places?
Thank you Cami! Not entirely sure about the job market in these areas I didn't really look into that just focused on the houses
You are so handsome
Very insightful video and very helpful community comments
haha thank you 😊
Would like to see more of you in the videos vs only narration.
Typically I am more front and center in a lot of my other videos, but this one I wanted to keep it focused on the properties. Check out more of my other vids!
Thanxs brother
You're welcome !
Michael,
great job and a great search. Do you have an address or an MLS number for the one on the beach? You should be getting your real estate license. I'm in Chicago Illinois thank God you got out of here it's socks
Thanks James why do people of asked about that. Check the comments in there was an address in there. I do know the house has since sold. I am a real estate agent down here LOL
Where is the house with the beach down the steps behind the house? That's the one I want to buy
What about condos? Do you have a video or planning on making one? Wife and I are more interested in beach or oceanfront condo. Great video though!
What about property taxes?
The property taxes are all included in the monthly for these houses👍
Wow i'm amazed so does that bring the property tax down i'm assuming If I ever decide to try and move the florida again i'm definitely calling you
I've heard insurance is very expensive
Its getting very expensive
I watched one of the ones you did a year ago earlier today
@@jonahhex9620 Yes that is one main difference between here and California as we do have an abundance of housing here and always adding more. Well it took me over a year to make all these vids, so I guess it will take a while to catch up haha😄
A great video!
Glad you enjoyed it!
Interesting... Thanks
You bet!
How about a house near the beach or bay area with good school district
How bout the jax atea dude? Im looking at northern fl help!!!
I am doing an east coast version next week, don't remember if Jacksonville is in it but lots of other great affordable areas on the east coast
7:48 Where is the listing? Just trolling, don't go to any trouble to find it. Thanks!
Nevermind - I see another reader asked already. Thx
Yes everyone has been asking about this one lol, not sure how I missed putting up the address details, but the link is there. What a great deal!
I like seeing the west coast and in that price range
Not excited to pay HOA'S.
There are still plenty of decent deals out there, and without HOA's👍
Great work , could you please let me know where the house cottage is located? Thank you.
Thanks! I just released the East coast one today, be sure to check that one out. The house on the ocean is this one: www.zillow.com/homedetails/2203-E-Us-Highway-98-Lanark-Village-FL-32323/2079727170_zpid/
Great Value!
Yes for sure! Lots of good deals here
How much does it cost to add attached enclosed pool, just little one for arthritis exercise
Not too sure on that one
Port St. Joe, what about the paper mill??
This was helpful
Awesome! Glad to hear it!
Can you please do the same video for homes near the beach, on the East Coast?
Yes I did do one a while ago, you can find on the channel 👍
Not anymore!
I know right! While supplies lasted 😅
I like to see the house under 200k on the nice areas.thank you
Hi Michael. I am not a US citizen but Canadian. Live outside Canada now. Do you have any idea whether I can buy a house/condo in Florida?
Yes absolutely you can buy property down here in Florida. The main factor is how long will you be able to spend time there is the question for all foreigners. I believe Canadians can spend up to six months in the US on a tourist visa
On which costside is the most traffic of tourists?
I would say both get their fair share of tourists every year. It's more about the specific towns. Like Marco Island, Naples, Clearwater, Panama City. These are all hotspots on the west coast. East coast we have Miami, the keys, Ft lauderdale, Cocoa beach (or any beach up that way not far from disney)
Michael Bordenaro oh man, thank you! I watch all your Videos.. you bring it really to the point! How is it for people with E2Visa. Which business is popular and “save” to start in Florida?
Oh jeez these homes in Oregon would $300,000 plus.
Pretty soon, they probably will be here too...
@@MichaelBordenaro How long do you feel that will be?
I'm planning to move down to Florida and would much rather buy than rent.
Thank you!
@@shannons842 Its happening right now as we speak really. Its getting tougher and tougher to find houses like I show in this video in this range. Still possible, but a lot harder now
@@MichaelBordenaro Thank you for responding. I'm constantly watching and looking on all the home sales sites.
@@shannons842 You're welcome, that is the best way to find a good deal, stay on top of it
I am interested in West pam beach
Not quite as cheap as these areas, but there are still some good deals there too
What are the property taxes on one of these?
Hi Michael can you clarify for us if all of these houses are on city sewer lines, ie not septic systems and if they have gas lines vs
only electric ? Thanks
I wouldn’t be able to tell you Peter mainly because I made this video so long ago and all of those listings are no longer available
I can got a question . I never been for florida. Does the ocean smell like it does in cancun? hard to explain it. sweet almost
I wouldn’t say it smells sweet. It definitely smells like seawater
@@MichaelBordenaro I am sorry im not being clear on it, its been a couple years since i smelt it... I am looking for a place to retire when i turn 50 I work in alaska and live in wyoming so I am so sick of the cold. I just want a lil place I can fish everyday and relax and cause its my life savings .. well ya know how scary that is when you put 100% into it
@@johnnyblazem5326 Totally understandable. There are plenty of places you'll be able to come live a slower and warm life down in FL when you're ready👍
