Hi Marcus, great video! Was wondering if you could share your views on (1) whether Orchard road landed property is worth buying and (2) what is a good PSF today and potential in 10-20 years? Thanks!
Orchard road landed are usually quite smell, I’ve considered before issue is there are few transactions, parking is usually the main issue therefore demand for home dwellers are lower. 10-20 years if we use simple conservatively should make 15-20% at least?
At the video 9min mark, you didn’t include the stamp duty to buy the condo at 1.5M. Also if u are using CPF, the opportunity cost of the interest part.

Depends if you have no more names to buy residential without absd and your quantum for your residential is already worth your retirement value then yes can consider freehold shophouse, that’s next level. Hope this helps!

was in your position. first, ask if new property will be for investment or self-stay. from there, the decision will easier. i opted to buy new launch, i still have a home to stay while waiting for BUC.
@KeepItRealEstateSG thank you for the reply! Lentor psf is $2200, size about 1098sqf with yard, 1km to CHIJ. Resale is 2019 TOP, level maybe 3/4, 3bed with yard ( 980spf), psf $2180. Both are near mrt and schools. If get new launch, we need to rent somewhere. Thanks in advance for your advice 😬
1. I didn’t have to sell in order to buy a second property, unlike hdb we had to sell first then we can buy. 2. As mentioned two times in the video, the new highs are higher and the new lows are higher, holding power is the key as we don’t know when the market will be the lowest. 3. Waiting also means loan eligibility will drop assuming pay is constant as we age. All in all to each his own, if you think you can grow your wealth in other financial markets better than real estate that’s good too, just for me I think real estate is the safest and easiest for myself and my family can enjoy at the same time :)

How about commercial property comparison, say if you can afford freehold landed residential vs freehold landed commercial (shophouse)?

What’s the psf for the lentor unit, and also for the resale? Unit type and floor level etc. it’ll be easier for me to advise :)

Do you have to pay full cash when buying a new launch under your son's name?
All cash but it was progressive payment scheme for new launch :)
if you bought queens condo in 2013 at the peak, you would have lost more than 20k... so why should we buy at the peak now?
