  • I've recently completed a new design project for a small house in Mission Beach, spanning approximately 800 sq. ft. The renovation involved expanding the structure to the rear and upwards to include a spacious master suite on the second floor and an additional family room on the gallery floor. To streamline the approval process and minimize costs, we retained 50% of the linear walls so we save the costal reviews.
    In order to optimize space usage and reduce the setback of the rear parking area, we widened the parking spot according to local building codes. Fortunately, the code allowed for a reduction in setback with each additional 6 inches beyond the standard 8 feet, which was advantageous given the limited dimensions of the lot (28ft x 80ft).
    Furthermore, we capitalized on the opportunity to incorporate an Accessory Dwelling Unit (ADU) atop the garage, complete with a gallery and two bedrooms. By carefully managing the square footage, we ensured compliance with Floor Area Ratio (FAR) regulations, allowing for an ADU of up to 800 sq. ft. ( For ADU see another video )
