Am I moving in less than 5 years from now? No. Will average apartment prices be relevant 5 years from now? Also no. Am I going to keep watching these? Yes.
I’m from NYC and that was a good video I would also add to visit the apartment area at night. Some apartments don’t have laundry in the building, the gate on the fire escape is like a security thing and the weird pattern floors are a standard in a lot of buildings. I would also keep in mind that rent goes up every year so what those rents are now will not be what they are later on.
This is super interesting because I'm moving away from home in Philly to attend grad school in NYC this fall so I have no idea what to do. I'm simultaneously job hunting and apartment searching and it's so overwhelming. Favoriting this video because it definitely helps!
Yes! Thank you for watching and my bad I should have clarified that in the video! I live with a roommate so the full price would be whatever I had times 2!
Thank you so much for this video! You could really tell, how much effort you put into it and it's by far one of the best structured and well explained ones about appartment hunting 💖
I’ve been obsessed with nyc apartment hunting but some of the girlies clearly needed your help cause these apartments were nothing I have yet seen in other videos
I’ve been watching several UA-cam’s like these- I don’t know why, I’m not moving to NYC I’m just planning on coming in December for a visit🤣 But I must say this has been the most informative, interesting one I’ve ever seen! Well done👏🏼👏🏼 and I hope anyone who is apartment hunting in NYC gets the opportunity to watch it!
i’m soon planning on moving to nyc (from upstate) for school and wow this just made me want to go even more. all the apartments were so gorgeous, i’m so excited and so scared lol
This was so helpful! Thank you! I've lived in NYC for a while but have always sublet and now just starting the search for my own place, a bit stresfull!
I think the last two apartments was amazing and I think it’s a bit picky to throw the whole apartment away just because one bedroom was a bit small like you want to have it all but I thought it was amazing
I feel a little relieved that I wasn't the only one who reminded of Ashley. ;-; I think because she uses those type of bg music, my mind just automatically thinks of her.
Ah! I think a lot of non copy right vlog musics all sounds the same these days! Have a lot of respect for Ashley as a creator but I think our styles are actually quite different! She’s much more vintage I think but regardless thanks for watching the video (: I appreciate it!
Love this! Just to clarify- the rent figures are just your share of the rent, right? Unless covid prices were that crazy low haha. Also, is living in hell's kitchen/west midtown popular/nice? I've never liked that area (loud/touristy) but it does seem like there are nice buildings and it has convenient access to a lot of places.
Hi there! Yes to clarify that is just my share of the rent! I have one other roommate. And I think living in the west side in general is better than the east side in my opinion but I may just be biased. I feel like there are a lot of restaurants and good transport so would recommend it! I would say I personally would probably avoid anything between 8th ave and broadway in Midtown because that would just be too touristy and too much.
I’m so confused. So in order to be able to find a $2000 apartment, which on its own would be hard to find in a decent neighborhood in NYC, you’d have to make an income of $160,000? And if you were thinking about having a roommate I needed to pay more for a house, you’d have to find somebody who made over $200,000 in order to have two roommates? That actually doesn’t make sense.
When it comes to any sort of initial deposits/application fees, what do you pay with? Cash, card, or personal checks? Or do they only take official/travelers checks? This is something I've always wondered. Great video though! I want to move there in the summer and those apartments look so nice but they're wayyyyyy out of my budget 😱
Net effective rent is such marketing horsesh*t. The gross is the actual market price. But because majority of tenants don’t understand this, they think their landlord is “gaming” them when their rent “goes up” when they try to renew. It didn’t go up. It was always that price. In short, if you can’t afford the gross then you can’t afford the unit.
I am in the hunting process right now. I chose an apartment and they wanted to charge a "LEGAL FEE" and I was told that it was only for that particular agency. Also, maybe you know this, when you're working someone is giving free months, do they charge security in gross or net?
hmmmm I wouldn't trust that, I haven't encountered any apartment that charges a legal fee and they might just be trying to over charge you. If the security you are talking about is the initial security deposit they make you put down- that depends on your building, usually buildings try to do gross- what mine did is they made a $500 security deposit for me and that was deducted from my first month's rent- hope that clears things up but happy to answer any other questions!
Hi May! I can definitely answer these questions (**Not a lawyer**). The "Legal Fee" is generally a red flag that someone is trying to charge for something that is not actually legal. Without going into details I would HIGHLY recommend reading the rent reform laws for 2019. I work in real estate and have recently encountered shady brokers trying to charge my clients a "Legal Lease Drafting Fee" of $250. Of course when I called them out on its legality it was "waived" without question. MOST buildings will charge 1 month security deposit based on the GROSS rent. This is refundable at the end of your lease term unless there is damage to the apartment above what is considered normal wear-n-tear. (and even still they are required to provide an itemized list of how the deposit was used). Some buildings will offer discounted security deposits to "qualified" applicants. What it sound's like @CathyDing is saying about deducting $500 security from her first months rent is that that was NOT a security deposit. Sounds like she is referring to a "good faith deposit". Some places will request a "good faith deposit" to take an apartment off the market for you to complete your application and paperwork. This shows you are serious about the apartment and plan to move forward with a lease after approval. Once leases are signed this is often applied towards your first month's rent or your security deposit. MOST important thing I can say is know your rights as a renter and NOT all Real Estate Agents are shady. (Hi!) Some of us put a lot of care and hours upon days upon weeks upon months upon years (because building relationships take time) into our clients. Hope this info helps! (Also, at least half of the buildings shown in this video often will pay the broker's fee, fun fact.) Don't even get me started on CONDOs and CO-OPs. (These are often individually owned units and NOT the same as rentals).
Sure! I think unfortunately a lot of them are gone on Streeteasy because the nyc housing market moves super fast but I just filtered for 2 bed 2 bath apartments and checked neighborhoods and amenities I wanted!
is there anyway you can post the actual locations of each of the units or their street easy links? this video was great and informal but it’s hard to find each of these individually so if i really liked one i don’t know the actual building so i can’t see it myself :(
am i moving to nyc? no, but this is interesting

$2,000 rent x 40 = $80,000 income per year. You'd need to make roughly 80,000 a year to get approved for a $2,000 apartment. :)
