I really love their affordable prices. I’ve watched a couple of their models on your channel. Would love to get smth for my parents with these modifications: *masters bedroom & bath on the main floor (for my parents’ ease and comfort, they’re old and the stairs rlly don’t help) *variation in colors (preferrably not all white because it makes it look too sterile and less homey) *a mix of contemporary and industrial interior design, combining brown wooden colors & black steel, and glass *giant floor-to-ceiling windows (those tiny square windows on the topmost upper section of the wall that doesn’t go all the way down to the floor look kinda awkward and less appealing) *a grand walk-in closet for each bedroom (their models only focus on the master’s suite; would be amazing if each bedroom gets the same luxurious closet space and glass-paneled cabinetry; guest closet can be an exemption since nobody would be staying over for a long time) *a more exciting and modern design for the exterior (pls don’t make it all-white, looks too sterile and bland; i think adding bricks or stone works in the exterior would help break up the white pattern, can add some wood panelings too)

Glad there’s a powder room. Sunken seating, fire pit, pool, water feature, dining and outdoor kitchen. Amazing. Backyard a little small but beautifully designed. Primary - bed with a backsplash 🤣. Lovely balcony. Amazing en-suite. The closet is like a department store. Laundry right there. Lovely sitting room. All the bedrooms and en-suites spacious, unique and comfy. 3rd level. Just realized no elevator. Another sitting area. Another bathroom and balcony. So if I counted correctly that’s 6 1/2 baths. 🙌🏼. Yesssss. Beautifully staged. Amazing home Jp. Hi, this is a track home by Toll Bros, the price stated is the starting price for the model, there is definitely about $1.5 million in upgrades and prob another $500k for the view lot premium. Porter Ranch is in a less desireable part of LA. Enes usually tours custom homes in the most expensive areas of LA, if you move this home to Beverly Hills its easily $10million plus.
$2.7 mill does not include anything in the backyard, it is just dirt, all of it is an upgrade. Furniture not included as well as the brick wall on the fireplace or the chandliers, etc. You do get all the on suite bathrooms, but very basic not with all the upgrades shown. That display unit of course will be sold as is fully furnished at a slight discount over getting all those items but might be bid up by other buyers. Might be more like $4 mill with everything or more but still not a bad deal considering what something like this might cost elsewhere. Might be possible to save on property taxes if you got the basic build and then DIY all the upgrades through home depot so it doesn't reflect on annual property taxes as far as original purchase price. Or buy a fixer upper pre owned unit and fix it yourself if you can get it cheap.
This is a beautiful modern design house at a good price for the LA area. I hope the house is built in blocks, not in woods. I like the big island show kitchen and the chef kitchen. I like the living room. I like the master bedroom, master bathroom, and master closet. I like the balcony. I like the glass pool and the floating water steps. I will close the floor opening in the middle of the second and third floors. It is a waste of space and dangerous for people with vertigo and for children.
The ground floor and stairs kinda the same as the $4.280 3 Storey Modern tropical home just darker.... Just watched that and this ground floor layout kinda the same... 😊
The third floor could be made into another bedroom just build out the wall and add a door and maybe a window into the foyer you can close for privacy since it has a full bath and balcony, would be pretty sweet with that view but warmer up there you would have to run the AC up there more.
