Secondly, the minimum flat size requirement will serve as a clause for new land leases sold in later fiscal years which will not exist in current old leases, especially many tenement buildings in Tai Hang are located in sites with virtually unrestricted leases (no minimum flat size clause). Hence, upon redevelopment, the sites can be redeveloped with flats less than 280 sq ft.
