This 3 bedroom house is located in a small village and enjoys fantastic views of the surrounding countryside. The property has recently been sympathetically restored to a high standard, preserving nearly all of the original stone walls. The property has 3 bedrooms (one en-suite), second bathroom, spacious lounge, fully-fitted kitchen/diner, utility room that could become another bedroom, summer room overlooking the garden and store room that houses the pellet burner boiler.
First floor:
The front door is opposite the village fonte and old washing cistern. Entering through the front door you are immediately in the spacious lounge with superb stone walls and great views. The lounge has a wood burner fire that can be used in conjunction with the central heating. To the right of the lounge is the master en-suite bedroom with fitted wardrobes and storage cupboards. The fully tiled bathroom has a W.C., basin and shower. At the other side of the lounge you will find stone stairs with glass balustrades that lead to the ground floor. To the side of the staircase is a doorway to the fully-fitted, hardwood kitchen with polished granite work surfaces. The kitchen has 2 windows that overlook the garden and also the great views towards the south. There is also a door that gives access to the country lane at the rear.
Ground floor:
The illuminated stone staircase from the 1st floor takes you to a rear corridor. To the right is the fully-tiled second bathroom with shower cubicle, W.C. and basin. Further along the corridor is another bedroom with those great views! (If need be this bedroom could become more private with the construction of a partition and door). At the end of the corridor is the 3rd double bedroom with pine ceiling and glazed door to the lane at the rear. Turning left at the bottom of the stairs is a room that is currently being used as a utility room. This room could become another bedroom if necessary. The utility room has a door that opens onto the summer room with nice views of the garden. The summer room faces east and is a great place for morning coffer or where you can relax with a good book. The store room that houses the recently installed pellet burner boiler and hot water cylinder is at the west side of the house and has a door onto the very quiet lane.
Exterior:
The garden has old stone steps leading to the garden path and garden store room. The local authority have recently constructed a supporting wall that runs the length of the garden. There is also a small wrought-iron rear gate by the summer house. The south facing garden area is a nice location for enjoying alfresco dining and taking in the excellent views.
The property is only a few minutes from the natural swimming pools of Louçainha and ten minutes´ drive to the town of Espinhal, where one can find a supermarket, selection of small shops, ATM machine, restaurant/cafés, pharmacy and a farmers market on Sundays.
This stone property is new to the Internet and viewing is highly recommended.

Tax advantages and golden visa is going away and Portugal is having a declining population, real estate agencies will have to adjust to the new reality. And that reality will be declining home prices ..
@@a.cobbaut9711 This price needs to decline by more than half, IMO, to even be considerable. Portugal is going through a major inflation in housing prices, like pretty much everywhere else. Things is, the quality of build and finishes in the country are really sub par, verging on bad. This one is no exception.
Looks cold and cheap, and whoever made decisions on this refurbishment, really needs to keep up with times. This looks like something from the 90s...
The only way I see any worth in buying property in Portugal, is to buy a ruin and build it yourself.
Otherwise you‘re being done. (I‘m Portuguese BTW)
@@whatacnut We have friends living in Portugal and Portugal has good builders but the run up in prices over the last few years has indeed attracted several people looking to make a quick profit. They want to sell low level work for high quality prices. You are right, you need to be there when the house is being built and make sure you have selected a good, experienced builder to do the work.

I‘m Portuguese, residing in Portugal atm, but I‘ve lived many years in the UK, so I have a good comparison ground.
And believe me, the type of construction here is mediocre at best. Unless, obviously, you‘re willing to spend some £££.
This house is a clear example of builders/owners trying to make easy money with a mediocre product.
I would struggle to even value it at half that price.

nice house but really bad location, and you say price 265 k, on web is 250 k, its really not fair
