    Last week we learned about Framing. Before passing inspection, you need to install your doors and windows your Accessory Dwelling Unit.
    In this episode, Joseph reviews the doors and windows for an ADU garage conversion. There are three types of windows; vinyl, aluminum and clad.
    The way to install your windows and doors for your ADU, is to first cut the existing stucco of the garage. Remember, keep as much of the existing stucco as much as possible. This will save you money down the line because rewrapping the garage is expensive. It is important to know that you will not pass framing inspection without doors & windows installed.
    For the interior of your ADU you have two option; you can either install sliding doors or pocket doors.
    This ADU is 370 sq ft, garage conversion with no addition. The ADU has a full-size kitchen, custom countertop, and high-end appliances and is lit by a skylight. The ADU has one medium size bedroom, with built-in closet spaces and a sliding door that leads to a big and spacious backyard. The ADUs' bathroom includes floor-to-ceiling tile, a tub, a vanity, and high-end finishes. The ADU will rent for $2,500 and will be an excellent secondary source of income for the homeowner.
    Joseph Peretz and his team, designed this ADU as a garage conversion.They also ran the permits through the City of Los Angeles Building and Safety (LADBS). This included Architectural plans, Mechanical plans, Title 24, and completion of clearances like the Bureau of Engineering (BOE), Bureau of Sanitation (BOS), and Department of Water and Power Encroachments (DWP). Which is all needed to receive a permit to build the ADU.
    Joseph designs, permits and builds ADUs in Los Angeles City, Los Angeles County, Culver City, Thousand Oaks, Burbank, and The San Fernando Valley. Follow along as Joseph builds this ADU.

    My municipality requires certain sizes and location for egress and percentage of light.

      What city are you in? Iv never hear of percentage of lights

      @JosephPeretz yes, It's a certain percentage light allowed into structure. They gave me hard time stating I needed bigger windows on a previous addition in
      Bakersfield.

    Great video series. Why not go with black vinyl windows to match the front door? Client choice or not available at the time?

      Thank you thank you @@grantleichtfuss to be honest all colors are easily available when the window is vinyl. I think the biggest thing was we wanted to match the main house, stucco and windows. Keep watching to find out….

    Do the quality matter when it comes to vynl windows such as Milgard compare to a regular window

    South facing windows? Are you kidding? That’s where the heat is!
    I absolutely want my windows on the east and north. I want light, not heat.
