I know you have a lot going on. I am grateful that you were able to share some updates on your projects. I love hearing your ideas and vision.
Regarding the beam - the engineer who chose it should have checked for both strength and deflection. You have a claim against your engineer if you choose to pursue it. I trust that he/she is not charging you for the fix.

it would be nice to have that sliding door and deck off the dining area; it will add a lot of value to the home and flexibility for whoever buys or rents it.

It is a shame that the steel beam was not correct. Not at all your fault! I can imagine how disheartened you must have been. I thought you did a tremendous job in getting that beam into place. Just excellent work on your part! Hopefully it ALL works out in the end. ❣

CONFRONTATION is a bummer or as you say “no bueno”……”from the road the house will SPARKLE “……
Get the I-beam situation fixed first. Have you talked to the engineer? He needs to know he doesn’t know what he is doing so he doesn’t make the mistake on someone else’s house. Has he offered to pay for the remediation? If instead the builder put in the wrong beam than what was spec’d, then he needs to fix it. If you don’t let them know about a major problem like this, they’ll keep making the same decisions. For the sake of future customers, talk to whoever caused the problem. What if the house needs lifted up again? Don’t do the lipstick until the pig is taken care of.

It’s great to see you back! I always enjoy your videos. My husband and I (mostly him) have either updated, gutted, or remodeled all of our houses in our nearly 35 years of being married. He’s a Jack of all trades like you are, Tom. He does excellent work like you. We’ve also had many rentals over the years. I’ve enjoyed seeing these remodels. Cannot wait to see the farmhouse reveal!!

Engineer here. Be careful. Welding plates to the side of the beam may not solve the deflection problem completely. In an I-beam, the top and the bottom of the beam provide the vast majority of the resistance to bending. Side plates will help but you may just end up with less deflection. My preference would be to cut the slab, pour footers and add a couple of lolly columns. Spacing of the columns can be adjusted based on your finished basement floor plan. The lolly columns can easily be hidden in finished walls. And I agree with the other commenters that the engineering firm screwed up and should remedy the design flaw.

Our living room window is just like what you described that you’ll be doing in this house. We love it! It’s very easy hang curtains on, much easier than a bay window.

I think a sliding door and a deck would be wonderful for whoever lives there. To have a morning coffee or to barbecue. Definitely consider putting it in. Adds value to the home as well.

As a confrontational person, I would want to know "what heck Mr Engineer Man?!" Also having worked in the field of engineering, if you come back and respectfully state the facts most engineers will be more curious about the solution than offended that physics contradicted them. Good luck! 😊

Yes to the deck off of the dining room. I don't know about where you live but here, we love eating outside, grilling etc. Double French doors for sure, but solid glass, no divided lites! Glad to see you posting about this house again.

Tom, we love you and Dawn and it’s fun to see what you are up to, BUT, I fully understand if this doing videos is not your thing. It might be Dawn’s favorite thing, but that doesn’t mean you enjoy it. You have a lot on your plate and ya know, just showing us afterward what you fixed is good too. I’m sure it’s a lot to set up the camera for every little job and makes your job bigger because of all the editing and so forth. Whatever you do is appreciated because we love you guys, but I totally understand if you’re not excited to film every single job you do.

Suggestion on the door going to the outside near the kitchen - when I built, my sliding door isn’t centered so when you put a table in the space, it’s easier to get around to the door that slides.
