Hey Ken.... Just watching this now. I wanted to give you a HUGE update on Flamingo Crossing. It is NOT as inexpensive as you stated. My daughter is there now, and she is in a 2 BR, 2BA.... So, there are FOUR girls in her apartment. Each girl pays $800 per month. We are struggling to find something affordable for our daughter when she goes full-time in Summer 2023 and no longer qualifies for the college program housing at Flamingo Crossing.

It makes a lot of sense for high income earners that are able to relocate would consider Florida. 1. Florida has no income tax and is among the lowest tax burdened states in the country (ranked in the top 10 lowest). Moving from SC was like getting an instant 7% raise. 2. Good mix of large metro areas + rural areas. 3. Decent climate for those that don't mind the heat (or know how to use AC). 4. While it is currently Republican lead, it is a pretty purple state overall. This makes folks feel like their vote might count vs a "safe" state. 5. Relatively inexpensive compared to other areas with high income earners. This, of course, is a problem for locals since this prices them out of the market until wages adjust to the new normal. 6. Great place for beaches, access to cruise terminals, major airports, and unique places like the Keys and Everglades.
thanks for all the info. I was in Florida with my wife and kid a bout a month ago. did check out Altamonte springs, Winter park Casselberry area. Would love more content on Seminale county for sure. we hope to make the move from Toronto to Orlando in spring 2023 and are drawn to these areas.
I live in Stoneybrook west. The golf course was shut down 3 years ago due to it being unprofitable. It was then sold to a guy who wanted to extort the HOA and home owners, trying to get us to pay for the utilities and threaten to sell it to a land developer. As you can see, that land next to 429 and so close to Winter Garden Village so to the people who wants to live in Winter Garden, it's a very good location. So we saw developers actively looking at the land and was thinking about buying the land and building townhomes where the golf course used to be. Of course this enraged the residents and we had some savvy lawyer residents went to the city and pointed out that the current owner of the golf course is not upkeeping it with lawn mowing. This resulted a hefty weekly fine on the individual until he filed for foreclosure. The property then went back to the city and they were going to auction it off, and our community had a vote, trying to have our HOA buy it off the city. The City gave us special treatment, making sure we would win the property and so now the HOA owns the golf course with the residents paying a yearly CCD addon fee to pay it off. HOA then signed with a golf course developer, agreeing that we pay for the utilities to keep the business afloat while the golf course developer agrees to rejuvenate the golf course from scratch. Our HOA fees now reflect some of the utilities paid for the golf course. There's also a clause that if the golf course developer we signed a lease with can make a profit, they agree to give some of the proceeds to the HOA to help reduce our monthly fee. With that said, most people look at our 600 dollar HOA fee every quarter and run. However this includes cable and high speed internet so at the end it's not terrible. Our property tax with CCD however is higher than normal.
We just moved to Clermont in the spring and we did a short term rental in Davenport for 3 months to check the area to see if we liked it before buying. Best decision ever!
Has Flamingo Crossing opened up to Cast members and Imagineers as Suzanne stated? Last I heard the apartments were only being rented to College Program students.
I like both parks but Universal is amazing. Just went to Magic Kingdom few weeks ago and it was cool but Epic universe is going to be great ! Can’t wait for Nintendo world 😃
Bad info. Spectrum is way better than century link. I have fiber all the way to the modem in Minneola and had better service with spectrum than with century link in Orlando.
@@kenpozek Agree which is why I'm balancing this discussion out a bit. Whoever offers fiber in the prospective area is probably the best best. For Minneola (mentioned in the discussion) spectrum is great. For east Orlando (University Blvd area) I had Century link (unreliable/copper at the time) and Spectrum. Spectrum outperformed. Good overall post though.
