I agree bubble hi hai, but ye nhi phutne wala, aapki baat maan k 4 saal se postpone karta raha and aaj Greater Noida mein 250m k rate pehle 88L se 1.2 huye phr 1.75 phr 2.25 and ab 3....ab koi ummeed nhi...na Greater Noida mein rate kam hona aur na hi idhar... :(

Last year I listen to him and did not buy plot in Noida and now the price is 3 fold, for sector 150 plots listen to him and did not Bid more then 80K mtr , and there now asking rate in just 2 months is more then 1.25 k mtr , moral of story , listen to him and miss opportunity
Go to registry office in Noida and see how many transactions are executed in a month for these plots, you will get a clear picture. Prices are inflated virtually, not in reality

I understood the strategy to become succesful in real estate advisory...............if you want to look honest .....first keep telling people that prices are inflated and unrealistically high..........every prospective buyer loves hearing it but it works as sweet poison......people get a lot of comfort by his words but their children will keep paying rent for rest of their lives .

Agree...Price are virtually increasing instead of practically. 300 meter plot at yamuna Expressway cost around 38 lacs in 2019. Now dealers are asking 1.25 cr for the same Plots. Real picture can be seen in registrar office.

Prices over all have increased, Prestige group is planning a launch in Ghaziabad (ahead of Indrapurm) plots & expected rate would be 2.25 lacks per sq meters. So if Yeida plot in future would be launched @ 1 lacks per sq ft seems reasonable. The builder now coming to Yeida are all big & reliable, the developments will be keeping in mind high end city, so the prices will only go up.
Although i agree at the moment Yeida is not the place to live, but the future is bright & prices maynot dip.

So many big builders are coming in vicinity like ACE and Gaur. 5 star hotel chain like Roseate is making their biggest hotel near airport. Film city is being created by Boney Kapoor and Bhutani. By 2028, 4th largest airport of world (Jewar Airport) will be fully functional. Toy city, Korean and Japanese cities are already in plan. What more do you want ? These sectors has to develop. Still prices are on lower side like 75k per sqyards.

Forget Delhi NCR, in Mumbai rates are 80000 persqft. How would you justify that? It's even beating Dubai. But their prices are rising since so many yrs. A lot of things impact prices. Chandelji took a single thing and threw in his video. Why would govt invest so much to create such a big airport ? May be he missed the wave and now discouraging everyone. No doubt if a builder or authority send him some notification for spreading wrong info

True look at the master plan of 2041 where you will get to know about what is the potential of this area. Because if India wants to grow like crazy and wants to become a $5 trillion economy then this area is very crucial for them because only UP holds a population of 20% of total India. Without consideration of these people India can't become a $5 trillion economy with the help of GURGAON OR MUMBAI.
Now why is this important growth story in India?
Right Now when you look at the top tier 1 city they are fully occupied with overpopulation there is no space to grow just take an example of Mumbai. Right now the cost of production in Mumbai is 4x times compared to North India.
That is why the government has just created a full plan to create a logistics policy in this policy including ports, railways, and airports. Now this airport is built to cater North India products in the international market.
So in other words this is the gateway of North India which directly connects to the world.

Sir I also fully agree with your thoughts. But it’s almost 3 years and property in greater noida and Yamuna is Multi fold now. Although I own property and enjoying fake price rise. Could you please make some video why prices are accelerating anything like before. I don’t feel they will reduce to rate 3 years back.

Don't suggest buying a Plot in Greater Noida right now. Buy 500 meter Plot in Sector 92 or 93 Noida because both the sectors are very posh locations..

All the cities that you have named like Hyderabad, Chennai, banglore, gurgaon etc flourished in IT sector due to only one reason which is an international airport
Mumbai, Kolkata, Jaypur and many more cities has international airport but none is IT hub. Reason for Bangalore and Gurgaon progress is govt subsidiary and policies.
