If the council can forced landlords to do repairs why can’t they force the tenants to pay up their arrears at the same time? Otherwise this just encourages tenants to owe rent money which is also not fair to the landlords & still get a new nicer place in this instance. The landlord has 1 month to fix the problem. If the request is not met by the landlord, then another letter must be sent giving a ten day notice followed by the first request. If the request is not acknowledge at this point by the landlord, the tenant is allowed to take the landlord to court. All of this is done through a legal Rental Board, available to everyone.
I think it would be in the best interest of the room rental landlords is to hire a room manager and give them free rent to manage the property and tenants.

In my state, the eviction process took 7 weeks from start to finish. Just let my lawyer deal with it. Cost a bit but getting rid of renters that don’t pay was worth it!
California, Seattle, New York, Chicago want to make it to where you can't kick someone out especially California even with a lawyer. It depends upon the state, not just hiring a lawyer.
The leaky toilet is 100% the fault of the tenant. Tenant doesn't report it, then a 200 quid job turns into a 20,000 job. The landlord would have fixed it immediately. The tenant should be held responsible.

The broken toilet.-That was a physical damage obviously caused by the tenant. How can a tenant break a toilet and then expect Landlord to fix it. They should have sorted it out immediately before the damage affected the kitchen. They'll do same again.

What province are you in? In Ontario it takes months and months. The landlord/tenant board is backed up 8 to 10 months and tenants use this to their advantage.

I've had some terrible landlords as well but always kept the honor to myself. Pay what you own them. You can express your point fermly when you are right but always stay polite. Don't make a big fight. Don't make a mess, repair what may be damaged if it's your responsibility, clean up and leave it better behind than you found it. And take profit from the lessons you learned; write every agreement in detail on paper. Don't go along with verbal promises from the landlord...😉

Watching these shows, I would never rent out property. If you do rent property out, be prepared for a worst case scenario and have money put aside to cover any shortfall. The tenant did report it . The landlord refused because the tenant had rent arrears. Morally, both were at fault.

Those tenants cracked the toilet cistern and instead of fixing their damage they let it destroy the place and these rice eaters get looked after and the owner gets taken to court (dont figure)
