  • Commercial flat and low-slope roofing materials are much different than shingles and tiles that are used on steep slope roofs.
    Most commercial roof installations will be built with one of these 5 popular roofing choices:
    1. Metal - usually standing seam or R-panel exposed fastener on commercial properties. Metal roofs are very durable and long-lasting.
    2. EPDM - rubber based roofing, usually black in color. Durable in winter and easy to maintain.
    3. Thermoplastic membrane - 2 types. TPO is the more popular, but PVC is a great roofing option also. Highly reflective and because of the heat-welding of the seams, the seam strength is one of the best of any flat roof.
    4. Modified bitumen (mod bit) - usually 2-ply systems. SBS mod bit is the most popular to be installed in Colorado due to the climate. SBS mod bit is mostly asphalt based blended with rubber.
    5. Built-up roofing (BUR) - one of the oldest roofing systems that is still used today. Built by rolling felt paper across the roof, and layering on hot asphalt in between each layer. Gravel is used to cover the asphalt on the top layer (hence a common nickname: “tar and gravel” roofing).
    All of these can be great roofing options if properly installed and maintained. We recommend having your commercial roof inspected at least once per year with any repairs handled quickly to get the most life out of your roof.
