Very nice houses but even at the reduced prices, even with 2 income households, even if one or both earners have ‘six figure’ incomes, housing has indeed become an ‘American Dream’ compared to even 5 years ago. Our monetary system has turned the ‘investment’ landscape into a speculative casino and associated risk/reward motivations. The fact that real estate prices are fluctuating so wildly is emblematic of the overall investment landscape. We don’t live in the same country our grandparents or parents lived in.
We closed in April 2021. We were looking in Aubrey, Melissa, and prosper ended up in Princeton. We moved from McKinney prices in all of those areas are crazy!!! (and property taxes as well). The house we purchased in Princeton 3100 ft.² That same house, same builder, and same square footage in prosper was $206,000 more in Prosper. The same house same builder, and same size in Melissa was $42,000 more. Princeton right now is the third fastest growing city I believe in Texas and yes, you do have to deal with 380. But for $220,000 it’s worth it oh and by the way, my house has increased in property value by about $176,000 since 2021.
That’s an incredible appreciation in just a few years! It’s fascinating how much prices can vary between neighboring cities. It sounds like you got a great deal for what you purchased.
Yeah shameful, really. Anything is only worth what people are willing to pay for it. Supply and demand, If no demand at those prices you'll have a supply gut. Prices will come down. I'm all for capitalism but greed through price gouging is just wrong. Make living affordable and everyone wins. Sick, sad world.
The houses look great. However, these are model houses and when you want to buy these houses the price is only for houses with only basic features. You want to have similar houses, you will have to upgrade whatever you are buying to the same level in this video. Consider the price decrease is no longer yours.
I would love to move to Texas (Dallas/Fort Worth specifically), but I’m honestly afraid of the guns. It has a great economy and things are affordable, but is it really worth it when there are guns? I’m in a dilemma 😅
Thanks for tuning in! I’ll take note of your suggestion. While showcasing home features is the main focus, I’ll be sure to include more insights on things to do in Dallas-stay tuned!
In your honest assessment, are these houses worth this much or it's extortion? Do you think this is the "American dream" people have been looking forward? Am convinced most people are becoming house poor these days and the crash is inevitable. Offcourse this is my opinion and might not come to pass. Great video/production BTW.
Thanks for tuning in! Glad you enjoyed our videos. As for this complex question, it really depends on perspective. House values reflect demand, but many feel they’re excessive. The 'American Dream' is evolving, and while housing poverty is a concern for some, predicting a crash remains tricky. Your opinion is valid, and only time will tell!
It’s a result of high interest rates causing buyers to sit on the sidelines. It’s also a result of some overpricing so they need to adjust to get back to true market value. In the end, the buyer holds the power right now.
Hi there! True, Prosper’s home prices remain high due to strong demand, limited land availability, and its reputation for excellent schools, safety, and community amenities. Do you live in Prosper yourself?
Dallas hailstorms are like nature’s way of reminding you to get a good roof! It can get wild, but homes are built to handle it. Just make sure your insurance is as tough as the storm! What brings you to the channel?
When you get older you don’t want to spend 8 hours every week mowing /fertilizing/weeding etc. I just bought brand new in Waller Texas. By Cypress/Houston. Yard takes me 20 minutes. Battery self propelled. Mower. Perfect for me at 67. Gonna put a greenhouse and pond in back so back will take 5 minutes. lol.
Who is the interior decorator/stager for these houses. They are way too busy looking. Makes it hard to focus on the actual home cause your eyes are all over the place with decor and finishes. Such a fail to this developer
sorry new homes are made w cheap material n not good quality focused too much on fashion n design but not practical n sorry to say this does not look like over half a million dollar home! msybe around $300k but not more than that
That’s an interesting perspective. Quality can vary, and prices are influenced by many factors like location and market trends. What specifically makes you feel this home isn’t worth the price?
Thanks for tuning in! That's definitely a possibility, though it could also go the other way depending on how things unfold. However, the demand is there, which is the biggest factor in the equation of possibilities. where do you live now?
Too bad Kamala Harris won't get to implement her affordable housing proposals with the Neighborhood Homes investment act. You would be selling lots more homes. But look on the bright side, we don't have to worry about them "trans" anymore !!!
@LIVINGINDALLAS ahh, so we delete comments too huh. No prob. People already know how you people are TOTALLY OVERCROWDING OUR CITY FOR A COIN! 💀 The suburbs were FOR YOU ELITES REMEMBA! YALL wanted to live behind 'gated communities', now you wanna PUSH people to the suburbs while you INVADE a city well known to US! YOU ARE YOUR ANCESTORS!!! KNOW THIS!🫳🏾🎤

That’s great to hear. May i know the builder details?
My God man, the homes are right on top of each other.
Texas isn't big enough. 😂
If you compare CMA, then it's only the market price. Builders are making a fool of first-time home buyers.

Definitely need to research the builders

Are there any homes out there that don’t have an HOA?

Texas is hot
Yeah, whether you're talking about the weather or the real estate market, Texas definitely brings the heat. Cheers! where do you live now?
Drilling through tiles is a pain but doable when mounting TVs.
I haven’t mounted a Murphy Bed to a tile wall yet.
Appreciate the advice! Yeah, tile work always adds an extra layer of complexity to any project. what brings you to the channel?
Probably a 380 discount have to drive that damn road everyday it’s hell on earth 😂
😂 Discount but at what cost having to use 380 daily lol
380 is a challenge right now 😅
How much is #3?
You should post about what are some stuff to do in Dallas texas

Yes…existing inventory. Shoot me a text and we can talk through the discounts if you build from scratch…214-441-6684
Should be 300$ k off..
Thanks for tuning in! A lot of factors influence prices, but what makes you think this should be discounted that much?

It's Prosper (mispelled)
Oh, good catch! Thanks for pointing that out.
Very interesting
Glad you found it interesting! Where are you living now?
@@LIVINGINDALLAS, I put my contact info on your website

@@ryanehlis426 it’s actually fairly common that builders give larger discounts at the end of the year or more willing to negotiate their home prices.
The firepit needs to be 10ft away from a structure & wood fence to be up to code....do you want all that smoke/soot that close to your house?
"Hi there! Good point! Is there anything else you can comment on about this home?
Prosper Texas is always high!! No way of reducing the price of new homes
Hi there! True, Prosper’s home prices remain high due to strong demand, limited land availability, and its reputation for excellent schools, safety, and community amenities. Do you live in Prosper yourself?
Which is the community in McKinney
I don’t see that happening in Prosper ❤😂 the growth is big now
True, Prosper's booming, but price cuts are a wild card. 😊 thanks for tuning in!
I'm not from Texas. What about crazy famous hailstorms in Dallas???

Hey, even the experts get humbled by the housing market sometimes. Gotta love those plot twists. 😂

Then that’s the right price. The sale dictates the right price! Why it didn’t sell before.
Spending all that money with no yard and privacy

Most buyers want a larger house with no yard to maintain. There’s a house out there for everyone :)
The "American dream" has became a dream for sho. Most people have become house poor and not sure for how long this will continue.
new construction in US, particularly in Texas, are aweful ....
Thanks for tuning in! What do you find lacking in new construction in Texas?
is that real....?? houses like this have in germany crazy prices... i think 600.000 -1.000.000$
Who calls these areas "North Dallas", when there's an actual area of Dallas proper called North Dallas?
Depends if your local or out of state.

The insane tax rate in McKinney makes it cost prohibited to buy there.
Property taxes do play a big role in overall costs. Where are you based?
