  • Another value for money development located in a more secluded part of Puchong. Although the surrounding is amazing, where there's river, lots of matured trees, and lots of empty space but if we look closely, there're squatters, abandoned material storage area and even a grave. So it's really up to you whether is it acceptable.
    The accessibility is a debate where it's well connected to several highways such as LDP, Kesas, Sg Besi Highway, and Old Klang road. But the immediate exit and entrance of the project would be a nightmare during peak hours. That's because residents of at least 5 different highrise will be sharing the same access.
    I was delighted with the design of the common areas and facility deck especially the entrance lobby and the 3 storey central community area. However, the unit have a rather narrow living and dining area with lots of stickers indicating defects by the owners.
    I've also showed how to differentiate the sound of hollow and filled wall tiles=)

      Yes pls do a video on this. I remember my first properties, plenty of headache and defect, show up ngam ngam at end of warranty which is frustrating have to spend alot of money to fixed.

    I don't understand why msian developers like to design yard spaces and windows facing the corridors. These are burglar-magnets. The 4 funny looking squarish windows in the common room is a joke. But thanks for the great review once again, Sean.

      Andrew Lim exactly, I always wonder this and often those airwells beside corridor is often very dark too at lower floors

      Well it's a debate. Would you put your yard facing the front facade then? End up the entire unit ideally would be facing the front facade if that's the case... I think it's has been decades where architects have designed, trying to perfect the apartment layout.
      The challenge as well would be to balance the back of house element with the living and masterbedroom as the size of units are shrinking as we speak. Well, the best yard so far would be the inwood residence. You can check it out =)

    Wah the tiles...i never checked that very detail... and the windows though...that looked more "defect" to me. Haha.

      Yea. It's really up to individual tolerance level. Because as I mentioned, there's a consideration of downtime if I'm using it for investment.

    hi sean, what's ur take on properties that fetch negative cash flow? ie the rental can't cover monthly installment paid to the bank. for instance for this apartment, 500-600k (monthly mortgage prob around 2.5k-3k) and yet monthly rental is around 1.6k - 1.8k

    jalan pipit is the only one access to that area...with the density is very high and future high density project..something wrong with MPSJ when they approve all new project, why developer not upgrade the access for that area..

      I guess the density in a larger area is still not justifying the upgrade, which means only that few blocks of apartment are super ultra dense, but there're still lots of empty land around.

    Is hollow tiles really a defect according to industry standard? Is there an acceptable hollow tiles ratio or something? I understand that hollow floor tiles may cracked under pressure of heavy objects, what's the risk of having hollow wall tiles?

      hollow wall tiles might fall of in the longer period

      The extreme would be when you knock the wall and tiles start falling off. There're standards for the tile laying process so I guess that's the standard we'll follow.
      The difference would be the acceptance level of the owner. Some owners are fine with 5%, some wants total perfection=)

    hi sean, if cases like hollow tiles like that.. how will the developer usually fix? is it like whole new reconstruction again?

      There's a few methods. Some is to take the tiles up and retile them by pieces, but when it's too serious then would be to redo. Some may even just end up in a commercial settlement, which means the developer pays compensation to the customer in an agreed amount.

    it would be awesome if there is a bridge link this area directly to sunway, currently this area is very hard to go in and most connecting road are 2 way single lane road

      That would definitely change the entire economy of the land price if that bridge were to happen. But realistically, even if it were to happen, there's just too many stakeholder in the picture which will delay the decision.

    Do developers actually fixed all those hollow tiles? To fix them, I think the tiles will have to be broken, removed and install with a brand new piece because there is no way you can extract the existing tiles undamaged and reused.

      It’s a Japanese Developer. Has been at Japan for quite sometime but it’s their first project over here at Malaysia. Developer is Marimo Land. I’m working as an Agent for this project so there’s some info that i know haha

    You msians must develop all cities simultaneously not just Klang area !
    Only way to do that is by creating transparency and competition betwn states and provide incentive for clean competition ...each state must greatest control to run itself and compete...like Australia, Canada, US... put successful examples. Turkey acheived so much it passed msia in all areas ! Both are muslim countries but Turkey out performed . Dr M left at the wrong time . If he stayed on to lead another 10 yrs Malaysia would hve succeeded.
    But he instilled malay laziness theory which is wrong. Malays r not lazy. They r just not pushed hard. Singapore dont say malays r lazy ! They perform greatly and successfully !
