Hi Sean. Bought a 3 bedded unit leftover unit as some people didn’t get loan approval. What I like here: 1. Near exit toll 2. Near both LRT lines 3. Near future police station (hopefully peaceful) 4. Near future klinik kesihatan 5. Near commercial areas 6. Near McD 7. Near Gamuda Cove Splashmania 8. Near airport 9. Near common recreation park 10. Near Starbucks (at the Glades) What I don’t like is that there’s 2 unknown future development right next to Serasi. Overall I hope it’s a good purchase. Will be staying here for few years.
I lived very near to LRT putra heights, with parents (now married). Very nice convenient but yet peaceful area. Used to commute to KL everyday (about 1 hour), i think it's manageable commute (since driving also will take 40 mins to one hour (if jammed). You get the seat as it's the first station. But LRT Kelana Jaya line can be too packed like sardine already. And SP Line sometimes rosak here and there but normal la. Putra Heights is also near to airport and Cyberjaya. I came across a few young steward/stewardess here sometimes taking the bus from here to KLIA. Also the layout compromise, is becoming more of a trend now. I don't mind the lack of space since I value the convenience of being nearer to the city, and families are getting smaller anyway. Not sure if I'll change my mind though in the future.. haha. I personally purchased the compact residential - 121 Residence by Glomac near Kayu Ara/Bandar Utama (Not completed yet). Would love to hear your review on it (if you can).

My concern of Alora would be the project sandwiched between main highways:/ So I'm not too sure about their window details but in terms of location, it's closer to the exciting part of Subang definitely.
sdp is turning putra heights into a b40 infested area. the place went from a quiet calm peaceful cooling area slowly turning into a shithole since the handover of harmoni 1, then now flood the market with serasi which 1st time i heard SDP gives cashback and SAMM unit is free for all. sime attracting all the low class bee-forty into the area. and that shit park roundabout become another lepak rubbish area. omg.
not to mention putra heights already surrounded on most directions by low-end neighborhood except the usj area. this is 1 reason it's not so prosperous. and now add more low-end housing in the area itself. well done sime killing own projects.

Hmm, if the view is excellent then it’s a plus point. But in my own preference, I don’t need one provided I have a yard space to hang my clothes. Regarding the effect on value, I don’t see any correlations. For views then yes.
Note that Sime Darby used to have another TOD masterplan, SJCC, and its advertisement still listed in their website. Several tower residences later, guess how pedestrian friendly that place is? The walking journey between them to station is still grass or drain cover under open sun and everyone still drive at the end. If I need to walk with a cane then such TOD is just a joke to me. So I doubt Sime Darby even know how to build a TOD at all. Ironically even highway operator build a TOD in Cheras, despite highway is the fatal enemy of public transport.
In conclusion, I don't put high hope that Serasi, or entire Putra Height Sentral even can be consider as TOD at all, especially Sean already made a short commenting as a TOD the journey matter.

If eligible, SAMM units would be great value for money. But the selling price will be kept for the next 10 years as owners cannot sell. That will take up your DSR, also your slot for 90% loan. So it depends on your ambition, are you planning to just get one house?! Or build a portfolio of investment properties ?
Well I think it's different. That RSKU has no facilities but residents of this gets to enjoy them. Then imagine without all the pylon and LRT track, do you think the project will be sold at this price? The goal is to make informed decisions, at least to know the elements around and decide. Well you can always cross check with the rental rates for the surrounding projects. But in terms of capital appreciation, I don’t think anyone can guarantee that. It’s all up to your own research work.

Moving forward i hope TOD will be affordable housing, where owning a car is a luxury , should move that way

pretty good tbh, but too bad no balcony and small-ish windows. interested to buy for retirement (own stay, small is no problem) or rented out

Why the commercial shops area don't have F&B, since most of the houses & shops have occupied?
The row closest to the stations are all F&Bs.
