Great vid- curious how you’re financing the project? I’ve read about construction loans vs construction-to-permanent loans. What sort of down payment was required and is the rate above a typical mortgage?
great question andwe plan to make a video on this in the future. We're using a one-time close construction to permanent loan, which converts to a second home loan when it's done.
I had a house built in the 70s (a little north of where your building) with cedar siding. It was beautiful. However wherever the snow had piled up on the deck against the wall , though treated , it left a permanent stain. Brrrrrrrrr. I now live in the Philippines , but truly miss my childhood years there , and sometimes wonder what it would be like had I stayed. Not surprised the high cost of the house. Surprised the low cost of the land. Where I am the cost to build is much less, but land is expensive.
The wells gonna cost almost double on the mountain. If your letting the contractor (builder) hire the subs its definitely gonna cost $$ you did all the leg work y not buy the meterials and hire the subs could save lots and research the meterials zip is high labor and wont be warranted if you dont fallow manufacturer installation
Basic Question: how do you 'trust-but-verify' in the cost-plus model? I assume contractors won't be incentivized to strategically source your building materials, or use their scale / spend leverage...and so they will create some kind of rebated from their upstream material suppliers to them that you won't see AND they will be applying mark-up, management fees, etc. on top of all materials. Sorry to ask, but I have trust issues from experience ;-)
Absolutely understand your concerns.Transparency is key in the cost-plus model. Our builder shares all invoices from subcontractors to us and while material suppliers could add extra costs on the front end, we get multiple quotes for every trade to get an accurate idea of cost. You wouldn't believe the the range of quotes you'll get for the same service. We're planning to make videos on this topic in the future. Ultimately, it's a 'trust-but-verify' approach and you have to find a builder that you trust and communicates well. Hope that helps!
Thanks, sounds like you using a solid approach to make sure. Just don't let up on that process, it is human nature for them to look for ways to create as much additional revenue / profit as they can. I am working on a 'Capture-the-Deflation' project in lumber for one of our private equity clients. Its amazing how much their suppliers are taking advantage of them. Sheesh a lot of those prices are way unrealistic. 7500 for a foundation with frostwalls for northern Michigan climate? Try quadruple.

I'd go with cheaper windows for a rental
Build a fire pit. Don’t have a indoor fireplace.
Renters will burn your house down.

we quoted out Pella windows too and they were $5K - $6K more expensive for a comparable model.
