Cant have pretty house and have to A/C the entire house. Lots of green areas please otherwise we cant live comfortable.

To turn it into an empty airbnb or to charge an exorbitant rent? Meanwhile the working class struggling to acquire property for themself to live and grow their family b/c we have to be competing with individuals like yourself
Thing is pre-approvals are only valid for 3-6 mths and persons have to keep renewing same too often but point taken. Buyers have to be prepared to have a chance.

In the area that these communities are being built actually has a huge amount of land that is reserved for agriculture. The amount of land for agriculture is actually more than the land for housing.
They are still building remember the development have to be complete before you can get any keys probably take years if they are slow, and kemtek doesnt move fast, the fastest developers I ever see is Gore, complete at least 6-8months, some developers takes years.

Location is different somewhat. Oak Estate is off I95 heading to Caribbean Estate 1 or Mandela highway depending on direction. Port Ridge is off Dunbeholden Rd across from Phoenix Village, like your heading to Spanish Town. Prices also slightly different with Oak Estate being proposed to be a little cheaper.

I believe KemTek is fully exploiting the market as other developers usually do but just the fact that one can get a absolutely no info from them is the epitome of what a sellers market looks like. As a young enterprising individual I feel like it’s a losing battle with this housing market.

Thus most listings are overpriced exasperated by buyers in the market offering ridiculous amounts over asking price. It's a gold rush mindset. I dream of a jamaica where data such as house valuation information as in the U.S is available online. In this rat race for these new developments, naturally cash is king, cash buyers will come out on top.
The location is horrible. Unless the road is expanded to allow seamless merger, there will be multiple accidents and traffic when ppl are turning into or exiting this community. 2500 (assuming) cars coming out of that community on the main road will cause issues

At least there are adequate spaces between the houses, not like Paradisiac in St Ann, those houses are almost on top of each other.
