Supply and demand. In the US lumber is much cheaper than brick, so to get a brick home for the same square footage price in Jamaica is great! Plus brick is much more longevity.
Yet houses in New York last for hundreds of years. The problem with Jamaican houses or maybe it’s Jamaican home owners is that there is little to no maintenance of their property. Few people ever renovate their homes after 40 years or so; they just leave it there and it got run down.

WOW sounds easy but it is not!. I am developing in Red Hills right not and it is hellish and slow dealing with all the rules that keep changing . The process is simple the execution can definitely be challenging. I have a long list of construction project experience as well as dealing with the 63, I believe, licensees and requirements needed to operate a hotel. Trust me when I say I feel your pain. But it's worth it at the end of the day. You hit it on the head, patience is the name of the game here
There is a Kingston Masterplan and the interview site is part of it. It's broken down in sectors and this bit is the Kingston Harbour development. The Urban Development Corporation UDC is a good place to do some research as they are project managers. This Masterplan has been decades in the planning stages and is only recently coming to life. The problem over the years has been lack of risk capital and political dedication. I also believe that Jamaica lacks skills and expertise in town planning and specifically regeneration. I don't think we should compare the price of apartments in NYC to Kingston, for the simple reason that there are many Americans making millions of dollars in salary in NYC. How many jobs in Jamaica paying their citizens/residents hundreds of thousands usd each year? We need to ensure that Jamaicans living on the island have an opportunity to invest and reap the benefits of all the growth going on .

Thanks for this interview and respect to Noel for the knowledge.
We CANNOT simply wipe away our history by making new buildings. We should seek to restore them if possible. We need those thing as reminders to ourselves as well as the generation coming behind us. We must be careful in our doings. UAE is known for building building on sand. What did the Bible tell us about building a house on the sand? Jamaica is mostly water. Look at what they’ve done to Haiti? They removed all the trees and then came a massive earthquake that destroyed the island. We should pay close attention to these things. That’s exactly what he’s saying. All the areas mentioned are getting new roads, they are always close to great amenities, but the road networks has improved tremendously! Washington Blvd and Constant Spring road is a good example.
It makes sense if you are from NY and saw the change over the past 20-30yrs with gentrification and the real estate boom. Of course it won't be the same, but for buyers and developers it helps you see the vision and what could be in terms of profits and locations to invest into now.
You did it again Throp and great show Mr Noel. This is a wake up call to people of Jamaican heritage especially, to get involved in buying Property or land. Things change quicker than you think. Good luck
@@phyllisthompson4207 you know how it works. As the roads get better, the land prices will rise and mostly gated communities will be developed. This is why you don’t hear much about people discussing living safely in Jamaica anymore like they used to talk and that’s because of gated communities.
@@andrewblake6324 Firstly, people are going to flack to where there’s infrastructure, because if there are already , roads , water and eletricticy, people are going to buy land, whether as individuals or for development. I was not referring to just developers, but also individual land owners as well. Land ownership rarely loses it’s value.. That said, gated community keeps no one safe, because people still have to leave their homes to go about their daily life/ business!! Safely affects us in all walk of life since a person could get hurt or worse in a bank, a supermarket or even on the job….So i dissagree with that part of your reasoning. A little 2 yr old boy is left without both his parents , because of the July 4th shooting in the US. Im sure that those people killed or injured, lived in safe communities. Yet they were killed for no reason, but for being out enjoying Independence day parade… Crime is not so much about where you resides, it’s more about what are we all going to do about that monster, not individually , but collectivily as a whole nation.. Some of the perpetrators of crime could be in our very household, how does a gated community prevent that?
You think Jamaica is soaring now? Let the government get serious and start cut crime then you’ll see investments! Until then, I’ll just be watching from the sideline.
Crime in America is the worst in the world but people are still coming. Just don't complain when people from other countries buy up the land in Jamaica because that is what I hear people complaining about already.
The point is crime is everywhere and don't start with the population size...the thing is everything in Jamaica is broadcast for the entire world to see no cap on the new ..I live in Canada and most things don't hit mainstream news. I was in Jamaica and could hard get certain information because it was blocked. You can buy the land and hold onto it for future invest....you can sell it back if you change you mind and would never lose on the cost...you sit back you make others come buy up the land....don't blame no one but yourself....just food for thought....
isn't the prison use to be where the slaves were kept. That maybe the reason why it's on the waterfront. The slave ships came in the port and the slaves were stored there.
I enjoyed this video and thought that it provided useful information. However, I reached out to the realtor in this video both through email and Whatsapp but never received the courtesy of a response. Very disappointing and not very professional. I believe if you are not spending 30 million dollars these people won't help you. God forbid you want to purchase something you won't have any debt on. Nonetheless, shortly after that experience my determined spirit found me a great realtor to work with.
Sorry to read this. I know Noel has been overwhelmed with inquiries since the last two videos we did together. I will forward him this message. I'm glad to hear you have found someone to work with
it is our hard work, it is our fight, it is our culture it is our music that makes Jamaica so popular. Why is he recommending Chinese contractors when 75% of Jamaican men are unemployed. Freaking sellout
No selling out. Chinese get the work done in time and do a good job. Those 75 per cent you taking about most of them take ages to finish people project, do a lot of short cut, rob on material, sitting down idle, chatting on site instead of working. And waste people money and time.
I was like the Chinese but it's true they get the work done....I am tired of telling my workers that's why they are going to make the chines and Indian come in a take over everything because they waste too much time...the businesses down there are mostly run by Chinese and Indian.. see the Chinese brining in their own army why you think....keep sleeping...keep being lazy
Hey man thanks for these videos. I just found your videos and they're very informative. I'm Jamaican born but living in Canada and now looking to get a piece of the rock back home to call my own . Your videos have put me on the right path.
I will echo it on every video, when discussing profit, please ensure you factor in inflation! The increases in price will reflect the depreciation of your purchasing power as well.

So is there going to be increased storage??? Currently traffic is a huge issue. Is that going to be addressed? How are millennials going afford these mortgages? What are the monthly maintenance costs going to be like?? I went to one on the waterfront and the monthly maintenance is likely to start at 98k.

Jamaica, like many other countries, has fallen victim to runaway appreciation. The great financial bubble is bursting and many of the people who overpaid for real estate will feel the pain when prices correct back to normal levels
The houses that are built currently in Jamaica are not for regular Jamaicans as its out of there pay grade. They are better off buying land then build or buy houses on the open market
Most people paid cash and intend to use it as a retirement home so it doesn't matter because they are purchasing in communities with like minded people. It's the big everlasting homes that will be affected. People don't want mcmansions anymore. They rather have multiple homes with at least 3 bedrooms. When people come to visit their friends stay in Airbnb close by and they meet up for entertainment. People not having guest rooms anymore. Their children will inherit those smaller homes as opposed to large homes.
Thanks Thorpe. Very exciting and informative interview. Well executed. Just to add. There are governments that talk about doing things and then there is a government that get it done.
EXTORTION is a major factor in a Jamaican's decision to invest in JA. All those businesses in downtown Kingston have been subject to those predators from adjacent "communities".
The NY houses are made from stick drywall and brick. The Jamaican houses are solid concrete
Yep...better build in Jamaica

This was a very interesting interview. Thanks Throp! I learned a lot

It is not fair to compare real estate in JA with real estate in NY. Just as it is not fair to compare real estate in Wisconsin with that if NY.
We were more trying to build context and relativity, not compare
Msge me 🔝🔝🔝..
Thanks for this informative video Throp! Learned so much about developments in Jamaica.
You’re so welcome. Thanks for watching

This was… very interesting!

Have to disagree with comparing apples to apples regarding Ja and NYC. The infrastructure, development, jobs, etc are already in place.
He's doing a gr8 job selling Jamaica real estate to the gullible overseas buyers pretty much.
It makes sense if you are from NY and saw the change over the past 20-30yrs with gentrification and the real estate boom. Of course it won't be the same, but for buyers and developers it helps you see the vision and what could be in terms of profits and locations to invest into now.
We’re dealing with an over-inflated RE market worldwide; i see the vision, but I’ll wait for the price to drop.
@@Ms_T_Perfectly_Imperfect I absolutely agree with you!! I was actually happy he did that since I'm living in NY, and can understand the visual.

Very interesting interview. The realtor is very knowledgeable. I forgot that Gloria's is now downtown. Haven't been to the Port Royal one in ages.
Such a good spot Gloria’s. Noel was certainly on point
I did! It's a gem!

Look at that view!
we got so lucky
Msge me 🔝🔝🔝
I didn't like this interview. Why the comparison to New York? That damn concrete jungle.
Lol
Jamaica is changing and that's why they are comparing
Sorry to read this. We were trying to use an existing example that hopefully a wider audience could relate to. Sorry you missed that
We’ll if you live in Brooklyn today you would understand.

You did it again Throp and great show Mr Noel. This is a wake up call to people of Jamaican heritage especially, to get involved in buying Property or land. Things change quicker than you think. Good luck
And now that St Thomas is getting its highway and other infrastructure, people are moving out there too.
Thanks my man
Msge me 🔝🔝🔝
You think Jamaica is soaring now? Let the government get serious and start cut crime then you’ll see investments! Until then, I’ll just be watching from the sideline.
Crime in America is the worst in the world but people are still coming. Just don't complain when people from other countries buy up the land in Jamaica because that is what I hear people complaining about already.
@@mdl9096 where did you get that stats about crime being the worst in America?
The point is crime is everywhere and don't start with the population size...the thing is everything in Jamaica is broadcast for the entire world to see no cap on the new ..I live in Canada and most things don't hit mainstream news. I was in Jamaica and could hard get certain information because it was blocked.
You can buy the land and hold onto it for future invest....you can sell it back if you change you mind and would never lose on the cost...you sit back you make others come buy up the land....don't blame no one but yourself....just food for thought....
Then now would be the time to get in (at the bottom), because if/when crime is drastically reduced, your investment will soar.

I would compare Kingston 6 to Upper West side of NYC, not Upper East Side. Norbrook and the rest of Kingston 8 are more like the Upper East Side IMO.
Fair enough
Msge me 🔝🔝🔝..
isn't the prison use to be where the slaves were kept. That maybe the reason why it's on the waterfront. The slave ships came in the port and the slaves were stored there.

Great video

He is the type that will sell his children
No selling out. Chinese get the work done in time and do a good job. Those 75 per cent you taking about most of them take ages to finish people project, do a lot of short cut, rob on material, sitting down idle, chatting on site instead of working. And waste people money and time.
@@charmainethompson1319 AH sorry boo. It was the black backs of our enslaved ancestors that got the work done.
I was like the Chinese but it's true they get the work done....I am tired of telling my workers that's why they are going to make the chines and Indian come in a take over everything because they waste too much time...the businesses down there are mostly run by Chinese and Indian.. see the Chinese brining in their own army why you think....keep sleeping...keep being lazy

every 3rd world country WOKE UP. too bad their governments is still sleeping..

Amazing interview. Very informative.
What is great about this interview? They never addressed the infrastructure in any meaningful way. Those served by the Mona storage constantly have water lockoffs. So is there going to be increased storage???
Currently traffic is a huge issue. Is that going to be addressed?
How are millennials going afford these mortgages? What are the monthly maintenance costs going to be like?? I went to one on the waterfront and the monthly maintenance is likely to start at 98k.

Well. They never stated everything was perfect and that they or the Jamaican government had everything figured out. Big things have small beginnings. Let's pray for our prime minister and the government that they will make good and righteous decisions regarding the good people of Jamaica and our beautiful island.

Poor Jamaica how can the average Jamaican benefit by these developments ?
So these development should stop ?
There are rich and middle class Jamaicans who can afford these developments. Not every development is for EVERYBODY.
I agree - development is great but you need affordable homes as well. Don’t gentrify the entire city to where people of all socioeconomic strata can’t live. The winners can’t only be people outside the country.
The National Housing Trust takes care of them my dear.......ever heard of the NHT? Is dem dis. Okay.

Jamaica, like many other countries, has fallen victim to runaway appreciation. The great financial bubble is bursting and many of the people who overpaid for real estate will feel the pain when prices correct back to normal levels
But Jamaica also provides housing for every salary grade!! No many countries think of low income, when building houses!

Kingston ja is having the right concept, building a city with the emphasis on residential developments and not on commercial financial properties
Yes Jamaica is a lawless country whose want to be at that place we are not ready to be killed tanks to you
Msge me 🔝🔝🔝.
EXTORTION is a major factor in a Jamaican's decision to invest in JA. All those businesses in downtown Kingston have been subject to those predators from adjacent "communities".
That stopped now. The culprits went to jail.
