So I was sent an off market deal for land in west valley Arizona wanting under 60k for almost 3 acres next to a golf course. I'm going to utilize your steps. Especially seeing half a million dollar new construction homes that sold near there. Ty as always for your great content!

Previously looking at buying three 1/10 acre lots. Two are land locked (thanks for the heads up warning, not of interest.) One right along road for 1k. Assessed value at 9.5k. Thinking of buying the cheap lot just to post property for sale by owner hoping the two property owners adjacent will "buy to protect their interest" for 8k to maximize investment 8X. Don't have alot of money to invest on higher priced land/lots YET, but I can work my way up with incredible cash flow multiplying. Would have never done it without you. Billions of THANKS. Definitely joining with you.

I'm trying to see how to tie this home and it's lot next to it in a deal now! It's huge but they don't have the current sq ft up to date. They turned down an offer for 120k I offered 100k but that was before I knew the lot was included with the home!! They want 175k!! I'm excited. I see spec investors retail for 300-400k in Ferndale! I have no idea what I'm doing but I won't rest until I do! Ouuuuuweeee 🙏🙏

I joined the lot flipper program, and it's not as easy as Jerry made it to be. One thing I don't appreciate is that Jerry low ball seller's to get land at dirt cheap prices, which I believe he could pay the seller a better price when negotiating.

@@everythingbyjohn hey John I just googled new homes being built in the area, skip traced the Construction companies building the properties and the first company I called jumped on it. Knowing what I know now. I would have built new myself. The builder is going to sell the houses on the 2 lots he bought at 230k each. Never built new before we just fix n flip & wholesale. 2020 we will begin diving into new builds.

@@everythingbyjohn Thanks John to answer your question one of our VA's contacted the seller through a Code Violation list. I thought we were buying a single family home and when I showed up to the appointment the seller let me know his house had burnt down. So we bought it at a little over appraised land value. Since picking up this lot we have now ran a vacant lot search for the surrounding counties here in Dallas Fort Worth. And our VA's are calling the property owners.
Will my contract be the same as houses. For example 10-day contingency, and 500-1000 earnest deposit

Jerry, so you look for sold homes starting with the beginning of the most recent year, 2019 in your case as you're making this video in dec 2019. You said that 'home builders typically cant buy a lot and build and be able to sell a house in the same year. So I'm guessing then that if they built and sold in the same year it is a spec investor. But if there was an existing house when they bought the land, and now its for sale, how do you know they didn't pay for the house AND the land, and just whole tailed the deal? Meaning how do we know that the price that they bought it at was the price of just the land? And one more question, if we are at the end of the year, then you can search for homes built starting the beginning of the year and look back one year from the current date, but what if we are in say June or July, then do I start looking for builds starting last year or the current year?

So what type of contract do you use for just a lot ?
On the property history there is no year that is highlighted that I can click on to find out who sold the property, is there a reason for that? All I have to do research to find the person? Only when it's on the MLS it'll be highlighted in blue?
How do you research the lot values on public record? The sale history is not on majority of the listings since they're brand new.

Jerry do you buy land lots in Palm Springs?
Hi Jerry, there's a bit of little wall that some people might find with this process. In your example, there was a property on the lot prior and as a result it had a price and data for the property to find what spec builders are paying for deals. However, if it was a Lot they bought how do we move forward in finding out how much they paid for it and get information on a lot without a property? It will be very important to know how to research a Lot data seeing that's what we are wholesaling. Thanks forever your fan.

So with wholesaling land you don’t have to come up with an ARV or repair cost because it’s just land no house?? You would just see what investors are paying for the lot and look for one similar and try and make an offer for lower??

No, like I explained. I research what the new construction flippers pay and then get it for less (subtract my wholesale fee)
