High end market is really interesting and really scary at the same time. I looked up that address and it sold for $509k, so hopefully that was the guy he was coaching because thats a huge opportunity at a big check. Congrats to him if so.

What would be really cool if you can just have that filter on propwire. Look for properties that was bought as vacant and then sold as improved and then the seller of the improved lot will be the builder.
Did you mean that the buyer of the improved lot will be the builder? Not the seller, right?
Denver is my neck of woods! It's weird seeing all the big new builds next to tiny old homes.
Jerry, my question to you is for a beginner; can we agree that the relationship with the realtor is more important than the deal? and for newbies if we fail to perform on a contract how can we save the relationship with the realtor?

If the property is on market for $515k, why would the end buyer buy it from you for $600k if they could just go and offer the $515k to the seller? I understand that you have the contract, but they could clearly see they could get it for less if they go to the seller directly. So what would be the way around that to make sure that doesn't happen?
Because you have the deal. You have the rights to purchase the deal. In short, you are the gatekeeper that needs to get paid a few doubloons to give someone else the opportunity to make a ton of money. No doubloons for the gatekeeper, no deals for the end buyer. No deals for the end buyer, they go out of business.
@@ernestomatos8540exactly. It's possible. But that's why I don't go for beginner or fly by night builders or flippers. I go for the guys who know what they're doing and have a reputation to uphold with other wholesalers in the market. If they go.around me I'd definitely get loud about it but it's never happened.
Don’t listen to any of these guys. Jerry has a huge reputation and great real estate resume behind his name that allows him to do these kind of deals. He can wholesale deals in this kind of way because of his name & who he is alone. Jerry is well known In the real estate industry to many big investors. Buyers will definitely wait for your contract to expire & will go after the seller directly…they’ll wait it out trust me. If you’re a small wholesaler like myself, trust me…end buyers barely like the deal if it’s even on Zillow alone haha, let alone if you’re trying to wholesale it higher than what the seller has it listed for.
@@arthurbernestine2524 obviously no flipper would pay over retail unless you do the work of finding a way the deal makes sense and getting it under contract with those terms. Yes, most properties aren't deals. If they were everyone would do this. Our job is to find and/or create the deal. Everything boils down to price vs terms. A good wholesaler can find someone who wants too much and get them to take terms that makes sense, and then dispo to the cash buyer who knows how to manage that purchase. Yes, Jerry has a network and cash buyers, but he didn't start with that. Always be building.
Build relationships with end buyers before hand or JV with trusted wholesalers or investors from TTP, Astroflip or SubTo community.
I'd rather do a JV deal than no deal at all.
