Awesome video! I’m just curious how you find MLS listing and are still able to make a profit with a property already listed around market value? Also would the investors not have found it if it was on the MLS?
Hi Seth! You can still profit from MLS listings by targeting properties that need repairs, have poor photos, or have been sitting on the market. Many investors overlook these. Also, working directly with agents can give you early access and help negotiate better prices, especially if the seller is motivated. Finally, cash offers are attractive since they close quickly, even if they’re lower than asking price. Hope this helps!💙

This was great ! My only question is, when you use the websites for the hard money lenders to get the letter of proof of funds and you send that to the agents, you don’t actually have to use the money from the hard money lender because your cash buyer has the money correct ? then what do you do with the letter you got from the hard lender, just forget about it i guess ?

Is it okay to let your agents know your exit strategies upfront so whenever it’s time to assign they won’t be surprised about the other cash buyer being involved.
@Hestia134 Yes it is definitely best to be transparent. Your cash buyer should be looked at as your financial partner and an extension of your exit strategies. As you do more deals you also might move into your own fix and flips or buy and holds. So don't limit yourself!

I have a full time job in my city's Water Utility department. I make 32k/year with a family of 4 and 2 animals, a dog and cat. So Im sure alot of people can understand what Im going through. How do I inspect houses when virtual wholesaling? If I'm living in Virginia and the house I'm wholesaling is located in Tennessee, how do I verify that the seller is telling the truth about the condition of the property when we're under contract? Should I just take the seller's word for it, or should I send someone out to inspect it, like a real estate agent? If an inspection is necessary, how do I find someone to help inspect the property when I don't know anyone living in Tennessee?
You can verify the condition of the property through photos, having an agent go to the property and facetime you, having a Cash buyer go to the property, having a contractor go to the property, etc., - There are multiple ways. In this specific situation, I would put the burden of the inspection on my Cash Buyer since they'd be going to the property. Or, I would use a local/hungry real estate agent to go verify the condition. To your last question, my answer would be a question: why don't you just wholesaling in Virginia rather than wholesaling in Tennessee where you don't know anyone? You can make wholesaling much more difficult than it needs to be by wholesaling in a state you don't know anybody in.

There are multiple ways... You can form JV partnerships with Cash Buyers prior to finding any deals and submit offers in their name. When done correctly, you won't be wholesaling technically anymore. You can double close. You can do LLC assignments. You can virtually wholesale in other states. Also, you could just get a real estate license, too. That wouldn't hurt! Cheers & Happy Wholesaling! 🏠👍
Get a real estate license. It's worth it. You get access to the MLS which is king to allocating deals. I got mine to wholesale full-time & agents are more open to working with you when they know you're licensed. Or wholesale one deal a year & leave money on the table. The choice is yours.

Use a skip tracing service like propstream. Here's a link to a free trial: trial.propstreampro.com/realestateskills/ (this works in the USA). You'll need to find a skip tracing service that works in South Africa. From there, you can get the contact info of the owner and contact them directly. You can also knock on their door and talk to the owner/tenant. If there is a tenant there, you can see if they'd be open to sharing the owner's contact info. Cheers & Happy Wholesaling!

Yes, you’ll send both the Purchase and Sale Agreement (P&S) and the Assignment of Contract to the title or escrow company handling your closing. The P&S confirms the original deal terms with the seller, while the Assignment of Contract ensures the title company knows you've assigned the deal to your end buyer, who will now be responsible for completing the purchase. Getting these documents over to the title company early helps ensure a smooth closing process and allows them to start preparing title and coordinating with both parties. In this specific situation, I would put the burden of the inspection on my Cash Buyer since they'd be going to the property. Or, I would use a local/hungry real estate agent to go verify the condition.
To your last question, my answer would be a question: why don't you just wholesaling in Virginia rather than wholesaling in Tennessee where you don't know anyone? You can make wholesaling much more difficult than it needs to be by wholesaling in a state you don't know anybody in.

I live in Illinois. It says that I can wholesale 1 deal a year without the license. What can I do to work around it?
There are multiple ways...
You can form JV partnerships with Cash Buyers prior to finding any deals and submit offers in their name. When done correctly, you won't be wholesaling technically anymore.
You can double close.
You can do LLC assignments.
You can virtually wholesale in other states.
Also, you could just get a real estate license, too. That wouldn't hurt!

Get a real estate license. It's worth it. You get access to the MLS which is king to allocating deals. I got mine to wholesale full-time & agents are more open to working with you when they know you're licensed. Or wholesale one deal a year & leave money on the table. The choice is yours.

Use a skip tracing service like propstream. Here's a link to a free trial: trial.propstreampro.com/realestateskills/ (this works in the USA). You'll need to find a skip tracing service that works in South Africa.
From there, you can get the contact info of the owner and contact them directly.
You can also knock on their door and talk to the owner/tenant. If there is a tenant there, you can see if they'd be open to sharing the owner's contact info.

Get a Property Under Contract: Use a Purchase Agreement with the seller.
Assign the Contract: Sell your contract to a cash buyer with an Assignment of Contract.
Submit to Title Company: They’ll handle closing.

Yes, you’ll send both the Purchase and Sale Agreement (P&S) and the Assignment of Contract to the title or escrow company handling your closing. The P&S confirms the original deal terms with the seller, while the Assignment of Contract ensures the title company knows you've assigned the deal to your end buyer, who will now be responsible for completing the purchase.
Getting these documents over to the title company early helps ensure a smooth closing process and allows them to start preparing title and coordinating with both parties.
