I am currently working with a DVC guide. I requested info on 3 resorts other than Riviera. For a 150 pt contract - Animal Kingdom is $180 per point, Copper Creek is $220 per point, Saratoga is $180 per point. So about $20-40 more per point than the resale prices. Animal Kingdom and Copper Creek also have incentives - the price above is with incentive applied.

It is my opinion that Disney is buying back Saratoga Springs and Old Key West because the train from the airport to Disney Springs is going to make those resorts valuable.
Just curious how many people are a bit pissed about so many changes being made to how Disney operates, yet you are still obligated by contract to remain in the DVC system.

After missing out on an OKW contract that Disney bought back (too good of deal 100 dollars per point) I was able to bid 10 dollars below asking price and pass ROFR for a 130 point SSR contract at 130 per point. We can’t wait for our first trip!
You have already sold and submitted all paperwork the only difference to the seller is the money to them is from Disney .It’s the potential buyer left to start all over again. Ask me how I know😂
No, you can't change your mind as a seller once Disney has exercised ROFR. As a seller you'd have no reason to do this though since you get what you agreed to sell it for. The broker still gets their commission from you as well.
Thank you for all the videos and this one. My partner and I just closed on a Bay Lake Tower contract and wouldn’t have succeeded without the guidance and knowledge of DVCfan and DVC resale market. We can’t wait for so many future trips that wouldn’t be possible otherwise.
We bought our DVC contract for DBCV, we thought it was pricey. Looking back on it though, we got 150 points for $10,400, roughly $70 per point. I don’t think you can buy direct for that price any longer. So for less than $100 per month now, we get pretty decent accommodations when we visit Disney. Even if we don’t bank points (which we do from time to time), we are ahead of the game. We have only stayed at the home resort a few times, but use others constantly. The Boardwalk is nearly as nice, similarly located, and less points per stay. We even stayed at the Grand Floridian Villas once, but that was on banked and borrowed points. A nice experience, but I don’t know if it was worth the points.
Our points are at Wilderness Lodge that we haven't used in years except at Disneyland at the villas and hotel rooms. We live in Palm Springs CA. We've stopped going to Disneyland because of the virus, and will probably never go back because there are no smoking areas there anymore. Plus we are not fans of the Marvel stuff. We are not selling our contracts at Wilderness, as we might go back in a few years, with friends, and cook in the villa at whichever resort we choose. So our points expire etc., not happy about that, but it is what it is. We haven't been to Wilderness Lodge in years, and hear it has changed. We saw the points charts but have no idea what Copper Creek, or Boulder Rocks our points are at. There's not a lot of information on that.
Definitely rent your points and don’t let them go to waste. Start with David’s dvc rentals. There are others or you can rent direct. Your resort is premium and you probably easily cover dues and make some more
I want to buy my first contract, either SSR or OKW. OKW is a bit cheaper but now I am afraid that if they are converting a percentage of contracts per year, no one will want to buy my 2042 contract. Or do you think Disney will offer OKW owners a chance at extension for a cost?
The dvc Reddit thread would be a great place to ask. I’ve seen that topic covered . I can’t quite remember the exact verbiage but several people believe that all contracts have to extend to 2057 .
They offered that around 13 years ago and a lot of people didn't take the offer. They are now trying to get people to sell back directly to them (at terrible prices.) I wouldn't think the extension offer would happen unless it was a particularly bad offer. I don't like OKW personally. High dues bc it's an old resort. SSR is a much better value (check out the Disney Tourist Blog article on the great value of SSR.) If you're curious about OKW, you can stay there on your SSR points. Easy to book at seven months.
The prevailing theory is that Disney will offer an extension again, probably closer to the 2042 expiration date. I'm thinking 5-10 years out. That's not a guarantee though since we've never had a situation where a DVC resort has "expired." The problem for Disney is that they also have Beach Club, Boardwalk, Boulder Ridge, Hilton Head, and Vero Beach expiring the same year. Some of us think they may sell off HHI and VBR when they expire. The rest of the 2042 contracts will probably be offered an extension. But it sounds like they're trying to get a head start on that by aggressively buying back now. They don't want to have to sell 80 gajillion points in 2042.

My guess that Disney is going turn these resorts in to hybrid resorts, a combination of DVC owners and regular resort guests that pay by the night. Then when all the DVC contracts at those resorts expire, that resort will just become a another Disney resort that they sell rooms to regular resort guests.
When you're a DVC owner, does DVC disclose to you the grand TOTAL number of points for the resort? Also, will they disclose to you the CURRENT number of points they have available to sell?
Yes, you can look up the point totals for each resort. As far as I know they don't disclose what they currently hold in inventory, but that would change on a daily basis anyway.
I just passed ROFR last Thursday, Nov. 18. AKV, 160 points, $135 pp. It's really a lot higher than it had been even 18 months ago. I agree with Paul that Disney may go to a tiered DVC resort strategy to maximize sales. The three sprawling resorts--OKW, SSR and AKV will be the entry level resorts for the value oriented member. I'm not sure, however, why Paul suggests Riviera would be a mid-tier option given its luxurious finishings. Maybe in that the MK DVC resorts would be the top tier? But still, Epcot is really popular and Riviera would seem to outrank BW and BC in desirability due to the relative expiration dates.

The only reason that Disney purchases a resort via ROFR is because they're having significant demand from customers wanting to buy direct. They're not going to buy a bunch of contracts just to sit on them.
Disney is selling their timeshare business and are aggressively exercising ROFR so the new owner how plenty of inventory to market to that owner’s customers.
Very unlikely. DVC is a cash cow for Disney. t's way more profitable for Disney to sell DVC than it is to run cash deluxe hotels, which is why they are aggressively converting deluxe rooms to DVC. They get the owners to pay all the operating expenses every year through annual dues even when there's economic downturns and pandemics.
People are requesting those resorts direct from Disney
I just had a contract for 150 points at $155 beach club bought back in the first refusal so just a fyi… they are buying them

You should rent your points.. that way you make a little money and they don’t expire on you 😊

OKW is now at $200 a point direct! I knew it was gaining in popularity, didn't realize just how much.
