    At 14:55 she spoke about going to look at the property first hand and she is correct. I looked at a property online and I thought it was fine until I saw it in person. 4 goats ran across the yard, there was also a crack from one side that ran all the way up, across and back down to the other side. Someone was also living on the property and when you look up you can see leaks stains. None of this was show in the listing photos.

    Great video! It restores some confidence in purchasing property in JA giving all the horror stories that I know overshadowed the successful ones. She seems genuine and had what I thought to be honest answers, especially when it comes to choosing the right attorney. This video for me was an affirmation that council is necessary especially in JA…given the recourse time. I learned a lot from this video.

    Why so many Jamaican lawyers stealing monies from clients in Jamaica. That would be a good topic to discuss. I think the Jamaican justice system is corrupt; this is why so many Jamaican lawyers steal from clients and are able to still able to practice law in Jamaica. 😢 I would like to use Dawn Gray as a real estate lawyer, she seems honest.

      Excellent topic I will tell you why, because it’s called no ethics ,you have to understand this is a third world country still ,so normal behavior ,us ,uk ,values and laws don’t exist ,unless $ ,I know I built and sold 4 homes in westmoreland

      ​@@dosidos9944the US is so ethical? How much black people's land was taken illegally and still attempting it today?
      UK so ethical that they are sending the Windrush generation out of their rightful dues and deporting them.
      US has so many scammers as builders and I'm in groups where I see it every day. Someone about to lose their minds because a builder took their $50,000 USD or in one case $300,000 USD and DISAPPEARED. They can't afford lawyer to hunt him down.
      Jamaica is a developing country doesn't mean everybody else is so great. Keep your eyes open and your hands on your pocket and knowledge about any venture you undertake sharp in your head in all situations especially where y'all estate is concerned.

    Thank god people have no idea how things were done in the 70-80-90 very difficult to get title .corruption ,was the rule not going to mention names but you had two choices ,thank you throp

I would use or ask my politician friends to help me get land or a house in 🇯🇲 because though they can be corrupt as well… they don’t steal from everyone, especially females that they like. 😂 Fun & jokes aside, I am on a positive spiritual journey so I can guarantee you that those scammers will NEVER get the opportunity to try and play me. Many have tried in the past and is still wondering why I didn’t fall their games. I think most Jamaicans who live abroad forget their roots and are too boastful and show off, so all when they are broke they try to show off so much that they draw criminals to themselves. Nonetheless, these ruthless criminals in 🇯🇲are stealing from their poor brothers and sisters who live on the island so no one is exempt. I heard of families who live abroad who sent monies to their parents, brothers, sisters etc to buy house and land and the parents etc nyam di money & then took picture of people’s land & house & send go foreign.

      @@JNAllenstv no but that’s a good one the dozens I know ofwere personal transactions ,but many times lawyers would start land sales knowing the government wouldn’t accept it ,it was legal but not ethical it happened to me in spring garden

    Can I get a Trn while living abroad. I visited property recently had it appraised did not know about Trn until I was ready to leave.ran out of time. Tax up to date. Having said that on an insurance form in there is trn on the form.
    Do I still need a new trn

    Sometimes it’s best when you can do things like this by yourself, because these attorneys are all about their pockets and lack professionalism completely! Imagine how lackadaisical my attorney is, not punctual in responding to the vendors email, and just leaves them INCLUDING me hanging! There is no trust and they are all about themselves

    Why is the attorney fee so high in jamaica, I have purchased many properties in the states and none has been more than 1500 dollars US. But in jamaica they are charging 2 to 4% that is very high. A basic house in jamaica is about 22 million dollars so %3 percent of that is no chicken feed. That is twice the price in America.

      Jamaican real estate lawyers do all the work of Realtors AND lawyers in the US. In the US the Realtor is doing most of the legwork. In Jamaica the lawyer is.
      There are plenty things that are cheaper in Jamaica but the point is get 3 quotes on everything and pick for best quality not cheapest price. So comparing to the US just because Jamaica is smaller doesn't mean everything must be cheap.
      It might also be the type and number of transactions you are needing from the lawyer because so far I haven't found them more expensive than US.

      Nope not in all states. Everything depends on the state law and whether it's a no fault divorce state too.
