    It never ceases to amaze me how a building can cost millions for the hvac portion of the build and yet none ever have proper access…i always say to the supers, would you buy a car that had the hood welded shut?

    no wonder the compressor fails all the time on this site. seems like the units are being neglected due to not having access or poor maintenance .

    In most of these NYC buildings, 1 guy really knows the rest are called engineers, but you are lucky if they are handymen. A lot of work. Alot of unskilled labor.

    Those factory filters are crap...merv 1 at best. I chuck them out and install a 1" rack for a merv 8. Thxs for the vids!

    What you get as far as buildup on those little ahu’s when you have the return space above ceiling and not isolated to the return space. Wonder how many dryer vents are leaky up in there. Awful. This was inspected? Not good.

    Thats probably the majority of hotels fan coils. Only fix on complete failure because the room will not be rentable

    I had clean blower wheels ( metal ) that had not been cleaned in 50 years had to use 27:55 hot water and strong oxide cleaner what a crap job😢

      @genewheeler6320 Wondering where to recommend but I heard of Moxy hotels which have multiple locations in the city and I think they look really cool. You should take a look into them and see if you like. Prices seem reasonable for the areas and they have good vibes.     At first it's easy to blame maintenance. But alot of times it falls on GM cutting costs.
    It's all about investors. They want a profit.

      Honestly looks more like the fur from the squirrel cages breaking loose. Routine, normal PM is the call. A deeper pleated filter could maybe be fit to them but the complete lack of PM is the real problem.

      @@OverKillPlusOne to me it looks like dust from it being an open return and/or dead human skin. Those factory filters look terrible for filtration of any kind. Even after 11 years since the last maintenance that much build up on a wheel is crazy, especially considering it's not in an industrial environment.
