I'm from Canton, MS. The house is nice. The original owners built that house to their liking & he's upgraded some things to his liking. It's somewhat secluded like the majority of the homes in the area. People are more concerned with that acreage count than a Large Luxurious home. He stated it actually feels like a home. It's on the outskirts so they refer to it as the Madison County area. But he's not the only known "celebrity" who owns property & resides in the area.
Exactly bro, most of the people think Mississippi is poor, they have no idea how many millionaires and billionaires call this place home. This is the main reason why they are here from celebrities, actors, athletes, tech entrepreneurs, big lawyers, real estate giants and so on. The real estate assets is so valuable when it comes to leveraging via cash flow. You are able to have a deed ownership to the land, the lot, ground rights, water rights, air rights and the constructed structure on the property. That is unheard of anywhere else. If he overstand the power of leveraging which I know his tax strategist then put him on game in 2 years tops he can at minimum get $1.5 to $2 million out that property without selling nothing. That is why I am buying up every piece of land I get my hands on back home and parking it within the land trust.

Canton is very ducked off with a lot of land and Nice property around it and if I had the money I would buy property there as well.. I give it a 10

Facts! 4 yrs ago e had 8 wks to relo from IN to TX for my husband's job. That timeline included preparing the house we were in for listing ( the Company bought it), finding a house in TX, decluttering for downsizing (we'd been empty nester for approximately 6 wks) & all that goes with it. We don't have "Deion money" & it was a Seller's market in TX at that time also. Relo is no joke no matter your reason or your budget. I understand if they bought something not quite to their liking & have to make it their own.

Being from Jackson, Mississippi and growing up within walking distance from Jackson State, and being a big fan of Deion Sanders as a football player and as a person, like many of you, I’m also disappointed that he’s leaving Jackson State. But we have to take into consideration that it’s Deion Sanders decision and from a business standpoint , I totally understand why he made he decision. No matter what profession you’re in, you have to at least be looking for better opportunities which don’t come along often but when you have a family to provide for and financial obligations, you have to consider the best available opportunities which in this case he did. I’ll definitely miss Coach Prime but i really wish him well going forward.
Other than for investment reasons I don’t see why anyone that has lived in a 10,000 plus foot home would by another one. You simply don’t use most of it and it can feel empty and barren. I say that based on having 6000 square ft home. I was an early 2000’s mcmansion in a suburban development, so nothing like a $20 million mansion, but I think it would just be much nicer but the same feeling. Shaq said he lives in two to three rooms in his huge sprawling Miami complex. That sounds about right. I know a lot of young adults that grew up in mcmansions and many are purposely avoiding buying houses that big. It is mainly a status symbol but everyone knows Deon is rich, he doesn’t have to prove it anymore with his name on a gate.

Wow it's very nice no doubt and I lived the country life for 4 years.Sometimes yall the country and life in the country becomes way too isolated for me.Day by day.Im talking country Prime Time like he's living.If there's no neighbors within 75 yards its a no go.Cant do it.That aint life either in my opinion but to each his/her own.It can be quite dead in the country after a while and im not about to walk the 15 acres everyday.Ha! i rate it 10 plus and then some, 56 acres with finished barn with electricity, fishing lake that you can eat off of, small mansion custom home with built in custom 3 car garage, dont even need to get wet!! giant concrete slab for rv etc that the seller probably built! and maybe even more hidden jewels that seller built and that prime will benefit from the sellers hard work!!! and i willing to bet prime wrote a fat 1 million cash check for it and it has very very looooow property taxes as well!!
I can remember visiting Texas and driving through Mansfield back in 2008. There was nothing there. Just all open land. Then I came up on this brand new subdivision. Some of the houses were still under construction. They where all brick front. 3200 sf.. 4 and 5 BR's. They were asking $180,000 back then. I told my girlfriend that I should purchase 2 of them. Live in one and rent/sit on the other. She talked me out of it. She said nobody was going to be wanting a home that far out. Mannn. If I would've made that move. Those houses would be worth at least $400,000 or more now.

One thing you must understand , prime is trying to resonant with the people of a hbcu were most are centered in the “hood” . Canton ms is primarily black folks with and without money. I personally think it was a great choice. He could easily build in Madison but it’s hard to grab the hearts of poor black folks at a hbcu when you stay with the white folks. Great pick prime. I give it a ten all day.
You are correct Canton is 76% black but is also a 30 mile commute to Jackson State. The county Canton is in is much more diverse (53% white) and is where many upper middle class black and white people live. Living in the troubled Jackson city limits would really connect with many more of the players JSU recruits, but I am sure few will fault him for selecting a place he won’t have to worry much about security. Jackson suffered from massive white flight starting in the 70’s, followed by a lot of middle class and upper middle class black flight. What is left is a smaller version of Detroit without the empty houses. But rich folks did build mansions back in the day and those neighborhoods still are nice, so he could have found something not up to his standards, but workable.

Crime is bad. We want even talk about the west side, where JSU is located. So again I commend his choice. Not too high class but just enough to motivate his players. And his safety is not jeopardize. It’s the land that has most of the value. I would have a house just that size or smaller with that much land any day. People in places like Los Angeles and Florida will buy a 12,000 acre house with a 3 acre backyard. Mississippi is the best home life you’ll ever find.

Haha man Iv worked on that house getting it ready for the market when I was a handyman. It was previously owned by Indians who owned the Cadillac dealership near there. It is very nice on a high end fishing lake to boot. Now is it prime material? I’d say it’s temporary until he could build a house to match his status. And remember he is in canton ms. That’s top notch Real estate for the area. That area of Mississippi is not by any means comparable to his previously owned locations!

i rate it 10 plus and then some, 56 acres with finished barn with electricity, fishing lake that you can eat off of, small mansion custom home with built in custom 3 car garage, dont even need to get wet!! giant concrete slab for rv etc that the seller probably built! and maybe even more hidden jewels that seller built and that prime will benefit from the sellers hard work!!! and i willing to bet prime wrote a fat 1 million cash check for it and it has very very looooow property taxes as well!!

I can remember visiting Texas and driving through Mansfield back in 2008. There was nothing there. Just all open land. Then I came up on this brand new subdivision. Some of the houses were still under construction. They where all brick front. 3200 sf.. 4 and 5 BR's. They were asking $180,000 back then. I told my girlfriend that I should purchase 2 of them. Live in one and rent/sit on the other. She talked me out of it. She said nobody was going to be wanting a home that far out. Mannn. If I would've made that move. Those houses would be worth at least $400,000 or more now.

I think Deion understands the concept of self sufficiency over luxury at this point. Its pretty meaningless in the grand scheme of things. Find some land you can grow your own and you'll have less of a strain if/when another covit hits.

One thing you must understand , prime is trying to resonant with the people of a hbcu were most are centered in the “hood” . Canton ms is primarily black folks with and without money. I personally think it was a great choice. He could easily build in Madison but it’s hard to grab the hearts of poor black folks at a hbcu when you stay with the white folks. Great pick prime. I give it a ten all day.

You are correct Canton is 76% black but is also a 30 mile commute to Jackson State. The county Canton is in is much more diverse (53% white) and is where many upper middle class black and white people live. Living in the troubled Jackson city limits would really connect with many more of the players JSU recruits, but I am sure few will fault him for selecting a place he won’t have to worry much about security.
Jackson suffered from massive white flight starting in the 70’s, followed by a lot of middle class and upper middle class black flight. What is left is a smaller version of Detroit without the empty houses. But rich folks did build mansions back in the day and those neighborhoods still are nice, so he could have found something not up to his standards, but workable.

I remember when south Jackson was a good place to raise a family. The cops would pull you over if your tag and car didn’t fit the area. North Jackson is the same. Even the belhaven areas. Crime is bad. We want even talk about the west side, where JSU is located. So again I commend his choice. Not too high class but just enough to motivate his players. And his safety is not jeopardize. Win win.

It’s the land that has most of the value. I would have a house just that size or smaller with that much land any day. People in places like Los Angeles and Florida will buy a 12,000 acre house with a 3 acre backyard. Mississippi is the best home life you’ll ever find.

Haha man Iv worked on that house getting it ready for the market when I was a handyman. It was previously owned by Indians who owned the Cadillac dealership near there. It is very nice on a high end fishing lake to boot. Now is it prime material? I’d say it’s temporary until he could build a house to match his status. And remember he is in canton ms. That’s top notch Real estate for the area. That area of Mississippi is not by any means comparable to his previously owned locations!

Man I give it a 7 ! He got his OWN damn private STOCKED lake to fish in and a ton of land. The house is not exactly my style BUT its good and 5k sq ft of a house is a decent size plus like U said he could always expand with all that land he has.😎
That's a DEAL. I give it a 10 but im from the west coast in portland Oregon. 500k for 2000 sqft with potholes in the street and formica counter tops.
I rate it a ten, the land is the key element. Plenty room for expansions or building other homes on the land.
You must also remember that prime was at the mercy of the market at that time and I’m sure there was know one around there of his status or taste selling their home at the time. I agree with you if he decides to stay he will probably build to his suiting, but if he accepts another job this place won’t be hard to move either.

To me it shows that you are focused on the wrong thing. There is nothing wrong with the house that Deion purchased. Evidently, it is to his liking he bought it. You don't live here and dont know the area. Deion Sanders, with the money that he has could have easily bought a mansion plus property in Madison or Flowood easily. The fact that he chose this community is something larger than what you are focusing on. He said this move was devine, and trust me it was. Deion is not shy about his faith. What we have going on in the area, and the prayers we have prayed shows that his being here is not about a rushed move or material things. It's bigger than that.
