Renting single-family homes cannot be done by a mega corporation. Being a landlord means being responsive to tenants and fixing things in a timely manner. Small local landlords are much better at this. You are seeing black rock selling homes all over Florida right now. It’s better to have a long-term tenant at a reasonable rent, then be jacking up the rent every lease term and having to turn over the house every lease term. This is how your rental gets trashed, and it’s more hassle than it’s worth. I know this from experience. It’s better to have a tenant in there for 3 to 5 years at slightly below market, then to have to turn over the property every single year.
