    Why good design always in less desirable location? 4 units per floor is a luxury. But I guess the low density would mean higher maintenance fees. Would be interesting for you to include how much is the fees in future videos to give people an idea of expenses involved. Thanks for the video!

    Recently saw a project name brezza one Ampang permai. The concept and design quite similar. Pro one side facing kl view and just single and double 🏬 malay reserve land . Another side facing hutan simpanan hulu langat. The only con for me was leasehold valid until 2105😅

    this property is so nice and very suitable for the people who has driving license because so remote and built on the hill area.
    also as you say, the maintenance cost is so high to maintain the outdoor area.
    the price is so reasonable.
    for elderly, this property is suitable as hospital for old people walk around the ground floor.
    but for us, 1st priority is price, 2nd priority is convenient, 3rd priority is unit layout and space and last priority is view or environment.
    anyway, thanks for your sharing. I see you sweating and show us the property so hard.

    After watching, i felt its great to stay as a retirement house for me. BTW, did you saw any penthhouse unit, agent is selling them on the property portal. Also, i will like to check those unsold balance units, is it considered as subsales or new units. Thank you

      I think there'll always be balance unsold units. And if you buy directly from the developer then it would be considered new. If you buy from an owner then it would be subsales=)

      It's because of the size of the development, which is somewhat like the canvas for the landscape architecture to work with.

    What's the current occupancy rate?
    Any info about the rental for the cafe space ? Possible to engage for convenience store instead?

      There are other dedicated space for convenience store at the facilities deck. As for the occupancy rate, unfortunately I don't have the number. Maybe you could reach out to agents for that figure.

    How about the Damansara Foresta. Because they got big swimming poor, trees garden, forest tracks and many good facilities.

    I love Malaysia condo for the generous space. The only drawback is the selection of materials for the finishes especially the flooring..is rather mediocre. Will be nice if the bedrooms are made cosier with wooden flooring

      Actually malaysian dislike wooden flooring due to termites is super common here. Its costly to maintain. They prefer marbles or tiles.

      It depends on the range of products. For middle upper range products, usually bedrooms will be laminated/engineered timber flooring. Some may choose to add on themselves as laminated timber is rather convenient and easy to do. However, genuine hardwood timber is just too much hassle because of our weather, which is too hot and too wet.

      It depends whether do you really utilize those spaces loh. But what I'm concerned about is when the maintenance is handed over from the developer to the owners.

      @@iherng agree with your concern. cross fingers that the owners pay their maintenance fees on time too. otherwise, it's gonna be very run down very quickly.

    whats a candle, folder holder and a plate doing above the bedhead. if jatuh while sleeping, die liao lor. too many unnecessary, cheap taobao decos, ugly artificial plants, empty wine bottles, folder holders, empty wine bottles, furnitures and did i mention more folder holders as fillers to fill up the space

      why so negative? its just deco. Its just to entice buyers and potential customers. Its just like going to the restaurant and you find your plate is full of garnish and other things for decoration. If you try to find practicality in everything you see or do, you might as well live in a cave

      @@iherng No I dont...i got few in Damansara Heights and Tropicana...i am comparing the maintenance fees considering Cheras (am not that too familiar wth the area to be frank) per se not land price as in Singapore and raw material qualities, in the case of indonesia...GOOD REVIEWS though that I have seen several videos of yours
