  • Shout out to The Makeover Guys for the chance for me to sneak in this episode for this project in Kuchai Lama. For project details, kindly check out their website : genkl.com.my/
    Often pushed with the selling point of being close to Mid Valley Megamall, GenKL has way more things to offer than just connectivity. Personally what I like the most would be the landscape treatment throughout the project. As they have a little Singaporean touch to the landscape approach, the density and choices of plants just amazed me and that created a luxury feel to the common areas. Besides that, the developer are very generous with the common area. From the entrance statement, to the visitor lounge, lift lobby up to the unit corridors, all of areas are just very spacious.
    However, one of the main concern is the main access to the project via the local roads. The developer has done their best in expanding the existing congested narrow road but sometimes it's still inconvenient. Another thing that potential buyers should know would be the high competition around that area. Easily there'll be 10k units around Taman Desa, Kuchai Lama and Old Klang road so the supply will be on the higher side.

    You're such a cool, candid and non-pretentious reviewer which is what I really find charming about your videos.
    It's great that you also honestly list out the things you don't like about the properties cuz it greatly gives the viewer a raw and genuine perspective on how it's really like to stay there, which also helps in attracting more potentially serious buyers/tenants for the landlords looking to sell/rent out. A lot of other property reviewers just pan over how awesome whatever property their reviewing (especially the Western ones) and not address the real caveats that come with living in the spaces their showing.
    Keep it up and looking forward to the next one.

    Proper compartmentalised kitchens in high rise is so rare nowadays. Really like the closed off spacious kitchen and there's even room for an island outside. Very practical design

      Right. It's been a while since I last came across such luxurious kitchen. The compartmentalization is just spot on, especially for asian famillies that do a lot of heavy cooking.

      Agree - but the door should slide out of the wall - that thing will get in the way opening as it does.

    Can you please review The Riyang when you have the opportunity? I was considering between Gen KL and Riyang and ended up purchasing a unit at the latter. Would be good to see how they both stack up against one another in your opinion :)

    nice one! worth adding that the congestion at the main road (Jln Kuchai Lama - 13:10) can get quite absurd during rush hour on both directions @.@

    May I suggest you give a Sean Tan rating for each project, say architecture, location, facilities, main entrance, lobby, parking, view, noise level, etcetera. Just my 2c

    Good job. Very nicely done bathrooms and kitchen. Studio to rent out is a very interesting feature. Having to drive everywhere is a huge negative though. Who knows if/when the MRT station gets done.

    Overall i would rate A for this project. Only thing i dislike is the "over crowded" / high density / high supply around that area. Thumbs up for the Main con!

      Yupe. That seems to be the only concern, but there's nothing much the developer team could do about it though. The rest is pretty amazing!!

      Yes!!!!!!!!!!! It was very tough initially. I needed to pay agents so I can do advertisement for projects they're marketing *I know it sounds ridiculous.
      But that process strengthened my believe that this is my passion and despite all the hot weather, negative comments, and resistance.
      Many stakeholders would be afraid of the honesty because their action don't usually match with what they say in the media...
      Great question by the way!!

    Which project around Puchong / kuchai you recommend with around 300k to 400k budget?

      Go property portals, filter the price and check around 10 of them. It's important to see for yourself as I don't have the gauge of your risk appetite and your investment behaviour=)

    One of the selling points of this property was feng shui - The whole floor plan and facing of the buildings (only North and South facing) are looked through by our very own Dato Joey Yap (rumours flying around saying one or two of the villa units is his), which made the design very practical.
    Also, the developer placed alot of emphasis on the finishing product, which you rightfully pointed out from the toilet tiles.
    The downside is the KL facing units - These units are directly facing the NPE highway and noise level is much higher compared to the units facing the swimming pool.

      @@simonpeter9617 It features 3 tier security and guest will need residence to access the lift.. Pretty standard for condo I guess?

      Per square feet around RM 800 and dependant on the height of the unit. Roughly I would say around RM 1 mil - RM 1.2mil.

      Very high population, which is good for housing=)
      Lots of highway, lots of places to eat... unfortunately that means traffic congestion.

    It’s kinda weird and funny everytime the description of how the way to work in the kitchen. You always say, can cook here then prepare food here then wash dishes here.
    I know you always said you don’t cook.But, It supposed to be the other way. You take out the food from the fridge, then wash it, then prepare and chop and cut, then lastly cook it.
    You won’t wash the dishes straightly after finish cooking, right?

      Well, I only figured about the space to do the actions as architects usually follow the triangle rule for kitchen space.
