    Thanks for bringing Lagos closer to our eyes. My observations are: 1. How did Government allow residential development around refinery? Are we so oblivious of building regulations and laws? Refinery is classified as a high hazard development that should only be within a heavy industrial estate, very far away from residential community.

    When I am interested in buying real estate in Nigeria and I love the new developments spring up left and right around Lekki peninsula and Ajah ,I am currently concerned about the environment, climate effects of the sea and refinery nearby with Nigeria high risk on protection and safety of lives and property.
    I will prefer real estate in place like Ogun State, Abuja, other places in Lagos where I can get more value for money.

      Things are upside down in Nigeria. Thats why all property developers are using that line to market their properties, because they have a largely ignorant population. People walk around with their eyes closed in Nigeria. Where am based, living close to a refinery actually devalues a property. Let us wait another 10 to 15 years, everyone eyes will clear. But no one does serious environmental monitoring in Nigeria so Dangote, the owner of the refinery will get away with lots of things. I should be doing a baseline environmental monitoring before the refinery start working.

    We need 24 hours electricity, quality roads, sewer etc. Living near a refinery is hazardous and very dangerous. These 3 story apartments dont have lifts? This is 2020. These developers can take bad neighbourhoods and redevelop them. Units can be sold to government and rent out to low income folks. Government can generate money from there. Check out new Senegal city that cost just $2Bn. Imagine rebuilding towns in Lagos.

      I’ve literally lived in a refinery all my life. Work in one now. In my late 40s. I my parents, siblings and people I grew up with are healthy as hell. My dad is in his 80s and also worked and lived in a refinery. Keep on deceiving yourself and saying all those crap. If you know anything about science you’d know the pollutants travel up to the sky and moved long distances before dissolving and fall with rain; if any even falls. Don’t tell people what you don’t know

    As long as this property is at least 10 miles from the refinery, then one should be OK. Being 20 miles away is better, 30 miles+ away is best though.

    Here are the Cons of living in that place:
    1. No internet because that is a remote area. If you do get internet, it will be very bad reception.
    2. Noisy neighbors, once the apartment buyers rent it out to people that play loud music and get drunk and scream at night.
    3. The security team they put there will fall asleep at night and make it easy for anyone to break into your place.
    4. Just to go buy food or anything else you will have to travel many miles.
    5. There is no sewer systems there. So when it rains, everything will be flooded around the houses and streets.
    6. The videos showed a bunch of cows next to the building. Cow farts REALLY stink !!
    7. They will be building a bunch of houses all around there making it a nightmare neighborhood.
    8. People living there will be hanging out in the street and in front of the building creating noise.
    9. There is no guarantee the houses will be finished. Even in more developed countries builders run out of money.
    10. The oil refinery next door can pollute the drinking and cooking water.
    11. You will probably have to pay monthly maintenance fees to pay the security guards that fall asleep and property cleaners and super.
    The price may be cheap for the apartments. But, at what high cost with the negative factors involved.
