    Sadly, most House Rules are derived from bad things Guests do. Further, House Rules are not "rules" without consequences for breaking them. I spell out "fines" for serious enfractions. These include trashing the spa, noise nuisances, EV Charging using house outlets, late Check-Outs and more! If I lose a booking due to my Rental Agreement (which contains the House Rules), I am okay with it.

Of course, clear house rules are essential, and setting boundaries helps ensure everyone has a great experience. But we also focus on creating an environment where guests feel valued and respected, which often leads to them respecting our properties in return. Hosting is about more than transactions-it's about connection, care, and providing a space where people can make memories. 💛

Please use the provided blankets that are left on the doggy beds when allowing dogs on furniture to help avoid stains. Clean up after pets (poo bags provided) • Leashes outside not required, as the area is secluded, but we do ask that owners ensure that their pups don't wander onto our neighbor's properties as they have small children and their own dogs. • Please remove shoes while inside the cabin. • Please use acrylic wine glasses provided in the hot tub • You're welcome to explore the private waterfall, but be cautious around the water, especially with children • Safe travels! "

      Every 6-12 months seems reasonable but definitely make sure to stay on top of preventative maintenance on your appliances so you can have a good handle on what the wear/tear is looking like. Highly recommend scheduling these tasks in Breezeway so they're never missed! :)

      Be incredibly honest and transparent in your listing - clearly state that there is highway noise and be sure to specifically mention the extra accommodations you provide: sound machine in the bedrooms, ear plugs for sleeping!

    I just had an incident where the guest mentioned they were bringing dog, then changed plans when I mentioned the fee, but I’m pretty sure still brought the dog (there was pet hair found and I can hear a dog in some Ring cam footage). Do you factor that in your review of the guest?

    Whole heartedly disagree. Cooking with highly aromatic spices (not just curry), excessive oil, and excessive steam can and should be prohibited. Zero people want to smell someone’s leftover cooking smells and the property owner does not want their property PERMANENTLY damaged by the spice molecules binding to surfaces, oil and steam.

      We will have to agree to disagree. Being hospitable does not include forbidding people from cooking the foods they love. These aromatics do not permanently damage properties. Properly cleaning after each guest more than resets the stage for the next arrival.

      @@ThanksForVisiting yeah that is definitely not true You can use an ozone machine to address the smell left from people specific cooking, which is more than acceptable as people should be able to cook what they want, but certain religions. I have found to put it as realistic as it is cook with such high heat they ruin a stove top that cannot be cleaned or remedied by a turnover following their stay. I’ve seen it more than a few times regarding specific religions. I’m not going to Name? specifically but it is just facts, from my own experience and some men groups of men that I posted many times cook with such high heat, not of the same religion mentioned before, but that it ruins, stoves countertops and cabinets nearby the ceilings covered with grease, etc. that cannot only be cleaned up, but have to be repainted it’s actually quite serious and concerning and dangerous. It is completely unnecessary to use such excessive high heat to cook. I wish more people certain people that it seems. I’ve had many experiences with knew this. You do not need to have burned down the kitchen in order to cook a good meal.

    The becoming a licensed RE agent to be a property mng is a money grab by the Realtors Assoc.This fom of digital property management is new & the services are diverse.....its not your typical PM.

      Becoming licensed does have costs associated with that and maintaining your license includes fees for sure. That being said, there is education involved that can be invaluable. Not to mention, if you want to leverage mid-term rentals, many US states require you to be licensed. And then there are those referral fees that you can tap into. Do you have to be licensed, no. Are there additional benefits to being licensed, yes. Do what’s right for you!

    We have a townhouse rental with hardwood floors and everyone knows dogs are not nice to these types of floors and they are very expensive to refinish. I would really hope someone with a service animal understands this and would find a more pet-friendly option. Because they would have to come out of pocket for damages.

      I bred, trained and showed Great Danes. They are large. My hardwood floors are fine. I even had puppies on them. I refinished them 26 years and 5 dogs ago. I now have a service dog. It’s the untrained basic pets that are a problem. I have a no pets policy and have never hosted a single service dog in 6 years of hosting.

      Well you are very fortunate with your hardwood floors because we just stayed in a million dollar, on the water, gated community AirBNB home in Ft Walton Beach with absolutely beautiful hardwood floors. The homeowner just had them refinished because a previous renter brought their dogs and they damaged the hardwoods that bad. They said absolutely no more dogs. And I don’t blame them! So as the post says, yes I would totally be that “A**hole”

      You can definitely include that your property is non-smoking in your house rules. I would include this in your guidebook and possibly post it within the home too, if needed.     We don't set a negative tone with guests by asking the two allowed questions. We do advise that Airbnb has requirements for both Hosts and guests with service animals and provide the link to their Accessibility Policy outlining them. The most important to Hosts is the Host does not need to allow the service animal to be left alone in or anywhere on the property. We specifically state their "service dog" is not allowed to be left alone, even if in a crate. This usually puts an end to them wanting to stay, as most guests with fake service animals (actually pets), want to leave the dog alone in the property so they can go off to have fun (this is where most of the damage happens inside. urine, feces, excessive barking (especially if confined in a crate). Also, per Airbnb, if the guest breaks any of their policies about the service animal, you can ask they remove the animal (find a place to board it), but you STILL must allow the guest to stay (if they want to). Hosts with severe allergies (or a family member with severe allergies) in home share situations, or if there is a safety issue (Host has dog-agressive pets of their own), etc. then Airbnb may grant an excemption and disallow service animals. However, the Host must apply for this exemption and be approved PRIOR to refusing any service animal.

    99% of people who have a Service dog really mean it's an ESL or ESA and that is bogus. They are lying through their teeth. I know this because they always offer documentation which if they were a true service animal, they would know they did not have to supply to me. ESA is a scam service animal. A true service animal is not.

    We have this and have received several compliments as well. It seems like the hottest item in hours that is replaced most often is facemasks. Just little facial masks from the dollar tree.     I'm sorry, but I felt myself becoming stressed just thinking about the logistics of keeping up a coffee & tea & hot chocolate station as described. My team would be demanding raises if they had to do this for every Check-In. Hell, just keeping complete bath towel sets in stock is a challenge. As is, I provide a 12-cup drip brew station with filters, large tank Keurig and a proper stove top tea kettle. However, when it comes to the coffee products, Guests are free to purchase whatever floats their boats when they do their grocery shopping. To date, this has worked just fine.       We have this down to a science with our inspectors and the routines and procedures for each property. After a stay, this is usually just a simple as a quick restock from our supply cabinet. I'm glad you have a solid routine that works for you and your guests! We love to look for chances to add some heart into our hospitality at our properties but this should never be at the expense of your own structure and organization within the business!

      @@ThanksForVisiting IF my properties did not sleep as many as 12, maintaining full-on coffee stations might be more practical. As is, the Primary Suites include a single serve Keurig. Further, I buy coffee mug sets that are the same dark color on the outside, but each is a different color on the inside--easy for Guests to keep track of one's cup.

    Hi, I've chosen not to supply coffee without push back. Mine is a high end ($400/nt) 2 person, destination view cabin in the Smokies. I feel people like their own coffee brand and I post the coffee pot style (Drip & Keurig) followed by "You will need to provide coffee". If folks leave unopened coffee behind, I will leave a couple behind for the next guest who usually don't use them. I only have one cabin that I clean/prepare myself, I supply so much and keep inventory for, that I don't want to add a slue of coffee products. I feel in a hotel situation it's great (like for an unexpected stay) but these folks are bringing groceries and coffee should be on them. When I started, 35 years ago, coffee was never provided in cabin rentals so, I've just never changed that. It has since gotten crazy with all they are supplying at a coffee station! In our area....most cabins only supply a "starter pack" of soaps, 1 trash bag, cheap paper towels and 1 toilet paper but will supply all the coffee supplies and syrups! I think folks would prefer more quality soaps, ptowels & tp over coffee. My feelings are the same with shower set ups...I supply small dial bar soaps for shower, dial pump hand soap at all sinks but no shampoo/conditioner and especially no lotion to yuck up the hot tub, ha. I do supply full sized Dawn dish soap, Dawn power wash & new sponge, Tide laundry pods x nights reserved +1/ full bottle stain remover/Box of Bounce & dryer balls. Kitchen trash bags x nights reserved + 1 plus bath & outside trash cans are lined. I provide a roll of sealed Bounty paper towels + 1/2 roll next to the windex under the sink & sealed Charmin tp x nights reserved + 1. Charcoal grill "you will need to provide the charcoal" but a grill lighter is there with a nice set up of grilling utensils! I also list all that I supply in the confirmation letter so they know what to bring! Because I just have the one I'm able to set up for the nights reserved, I get raving reviews of being "detailed" which they love. Because it is a 1 bedroom, I'm able to supply 12 towels for showering/jacuzzi/hot tub which they also love! (most area cabins only do 1 towel per person, yikes!) Quality & Comfort is my goal & quite a bit without a coffee bar inventory (but I do do spices & s/pepper grinders??) Everything is also kept "topped off" to "appear" new & just for them. Our area has 33,000 rentals and only 11,000 residents total in Pigeon Forge & Gatlinburg... so rentals have always been part of my life here, interesting to see it evolve everywhere & interesting to watch you girls with it, thanks!
