I'm a full time property manager and landlord and this was very worthwhile. I can't stress enough the importance of screening your tenants. It's better to let it sit empty than to have a bad tenant. With the laws as they are, virtually your only protection is your screening process. I would create a formalized work flow that you follow every single time. If you put them in and they don't pay rent past first and last, you could be eating that cost for over a year while you wait for the LTB and then wait for the sheriff. I've heard cases where small time landlords lost their life savings because they put a bad tenant in and they can't get them out. In one case the landlord was crying during the hearing because her and her husband had lost everything for just that reason. Most tenants are amazing but its your job to find them.
The prospective landlord is under no obligation to “fix” unpaid bills of a tenant applicant. The applicant can “fix this” by paying their bills in a timely manner.
How about some tips for screening terrible landlords in Canada, being treated as a third class citizen as a renter and having more and more rights violated (especially privacy) is getting old.
Learn your rights. The LTB here in Ontario is hugely in the tenants favor and you can hold your landlord to the rules laid out. Im not saying there arent bad landlords but you can limit the damage they do by knowing your rights and thats on you
Renters have so much more rights than landlords you really don’t need to screen your landlord because you’re using their property, they can’t kick you out but you can come and go as you please without even paying the rent. The LLs are treated as 3rd class, not you.
