How to quickly fix a hissing leaking Toto toilet with a new flush valve cap

  • (Replacement caps are no longer available at Home Depot and I've included updated links where they can be purchased) I'm a Calgary realtor (www.mikolajow.com) and often come across simple fixes to common household DIY problems. When a friend asked for help with their "hissing" running and leaking Toto toilet - we found it was dripping into the bowl and wasting a substantial amount of water. We were able to quickly and easily install an all-new replacement flush valve mechanism - a relatively easy task, which cost about $25 at Home Depot Canada.
Well, Murphy's Law decided to remind me of its existence and within a few days, my Toto toilet began making the same hissing noise! Curiosity got the best of me and, while tinkering, I noticed the rubber valve under the top cap had deteriorated and started to curl - from chlorine and hard water mineral deposits. Back at Home Depot, I discovered the top cap & valve was available for $5 and, this time, an entire flush valve replacement wasn't needed.
In the USA, the easiest way to buy appears to be ordering from Amazon www.amazon.com... but it seems to be available at True Value and Ace Hardware.
In CANADA, The Korky Quietfill Replacement Cap is $6.59 at Rona www.rona.ca/en... or Lowes www.lowes.ca/p... and is a replacement for Toto, Korky Quietfill and Platinum fill valves. There's a two pack of caps for about $20 at Amazon.CA as well. www.amazon.ca/...
I've been a Calgary Realtor for over 25 years - now brokered by eXp Realty.

Years of dealing with it. Twice had DWP come out thinking I've done everything else and it was possibly unbalanced loads on the main panel... Google had been useless and this time decided to use ChatGPT and it took me directly to someone who had an identical issue as I did. It's helped me so much. Thank you!!! We have an older Toto dual flush toilet with the green 528 fill valve. Took a bit to figure out what was going on since we weren't having the typical hissing noise. In our case, the water fill was stuttering on and off, which was then causing loud knocking in the wall. The Korky replacement cap cost $5 at my local True Value hardware store and was the perfect fit, and was so simple to follow your instructions - fixed it in about 2 minutes :-) The previous gasket had completely degraded and was in pieces. So much money saved not calling a plumber!

After playing with replacement valves and replacement caps and cleaning the filter, with varying success, I’ve learned that $9.88 (currently at Amazon) to just replace the entire unit is easiest. Turn off the water, flush, a few unscrew and screw back ins, and you’re done. No disassembly, no “will it work” after a fix, no “what fails next” in a few months.

Thank you! I've had that hiss for a while now and recently my toilet started taking longer to stop running. Yesterday it got to almost 10 minutes so I had to figure out what to do. Found the part at a local Ace Hardware for $5 after viewing your video and seeing the comments where to buy. Quick easy replacement just like the video and now everything functions as it should.

Appreciate you, sir!! Just wanted to say that I (like many commenters) inadvertently ended up fixing my toilet by taking one of the steps you showed here. After following your disassembly steps, I found that our green valve filter (?) was partially caked with brownish sediment. After cleaning it and putting the valve back together, our toilet water level is back up and flushing like new.

Jeff, you saved my manly honor! I brought a Korky replacement valve and spent better part of the afternoon trying to install it, but water kept leaking everywhere until I realized that the bottom stem was too long for my rigid water line. So then I had no choice but to reinstall the old one and deal with the hissing. Almost threw in my water drenched towel and asked my brother-in-law, who’s much more handy, for help. But your video saved me! And now he will never know that I almost had to beg for his help!

Big thanks for the links! Saved me a lot a research time. The replacement cap fit more tight, but it works great. It's still a bummer to buy a full cap with valve, when all you need is just a rubber part! While removing the the hose I broke the nozzle on the cap, so I ended up using the advantage on new cap, but it doesn't mean that you have to buy so much to get so little.

Thank you for the tip. Man I been annoyed and finally decided to get to bottom of it. Just been getting louder over the year... You mentioned chlorine, I did drop a tablet in it once maybe two years ago. Useless thing... Never bought it again. But I'm sure that was just supplement to the naturally chlorinated utility taps

How do you adjust the water in the tank?
Need to keep it from overflowing into the tube, would like to be able to adjust the height of the water .

Thanks for the video, Jeff. I ended up just buying the whole assembly, but it showed exactly what we needed to do.

Great info! Appreciate it. Got the valve seal at General Plumbing for under $4. HD didn't have it, but I opened a new "Korky" GMAX valve to look at it and I think the new valves do not come apart? Not sure if anyone else has noticed that. Really made me want to keep this one if l can maintain it with $4 parts!

I've used the Korky replacements in other toilets (kids broke a full mechanism) but it seems the Toto branded parts are better quality, in general. Because of our high mineral content, I've been taking these ones apart at least once a year to proactively keep them clean 👍👍

If you didn't notice, the bottom of the chain has been enclosed in a short piece of tubing that falls slightly to the side when the chain is relaxed. That tube prevents occasional tangles at the bottom of the chain. When such tangles happen to happen, the flapper valve at the bottom of the tank won't seal and the toilet runs continually until you straighten out the chain. Make this simple fix to avoid needing to listen for the toilet to stop running after it refills each time it is flushed. That's probably what happened when someone ends up with a mysterious several- hundred dollar water bill.
Jeff has shown us a simple way to solve a second Toto toilet problem. Thanks, Jeff!

Thx! The valve was difficult to turn but finally got it open and cleaned it. I will eventually have to replace it but for now, no more hissing
