    A paid off mortgage is rarely talked about at biggerpockets so I am super grateful for this podcast. We don't all have to own 100s of leveraged properties.

    We just paid cash for our first house and it is an amazing feeling of security. Stacking debt based investments for quick profits is a house of cards....great until the foundation shakes.

    This is exactly the path I’m working on. Two down, looking for a 3rd. And I’m able to attack the mortgages at the same time because my home is financed with a first position HELOC. I basically have a $133k credit card to buy houses with. Great interview.

      michael smith - it’s first position, so the amount of equity doesn’t matter. I had a $90k mortgage and refinanced the entire house with a 90% LTV HELOC. Most big banks do 80%, but there’s a local one here that does 90%. So my $133k HELOC immediately had a $90k balance, no big deal since I suddenly had access to an extra $43k. There’s positives (it’s interest only for 10 years) and negatives (it’s variable after one year), but neither mattered to me since I attack it and it can be refinanced every year with a new value and new intro rate. Also, HELOCs don’t escrow, so I’m not overpaying some institution to have enough for taxes and insurance. When those bills come, I pay them out of the HELOC. One other plus: the closing costs are $299

    Could do more hack make a studio in back of one unit....just decide to live smaller lol

    It's nice to hear about apps that aren't YNAB for tracking expenses. I couldn't get the hang of using YNAB, and it never clicked for me. Don't see the point in paying for a subscription that is supposed to help me save money, especially when I can't really get enthusiastic about it.

    54:08 Jorda et al.'s paper "The Rate of Return on Everything: 1870-2015" did. Real estate has 1.5x the Sharpe ratio of stocks on a nominal basis, and 3x on a real basis.

    Is this kind of strategy realistic for someone that lives in Vancouver BC Canada where apartments are 300-450+ K? I'm thinking of looking elsewhere to invest as living here is expensive enough. Maybe have to look outwards for houses and units for 100K~. Any thoughts from BP?

    Agreed, but beware of his oversimplified "accounting" which ignored most operating expenses other than taxes, insurance and HOA fees! There are still about 40% of gross rent MORE expenses of operating a rental property! (i.e., Vacancy, Management, Maintenance and CapEx). These types of oversimplified and therefore misleading stories set people up for failure by underestimating realistic operating expenses.

      Generally, yes, BUT Pay attention to the specific details in this interview though. Having only FIVE properties allows him to eliminate management expense managing those 5 himself. Buying ONLY built 2006 and newer like he said drops cap ex, as does solid investment in the rehab, bringing to top condition and keeping it there by catching things early being very hands-on--again only 5. The power of simplicity.
