Le sakte hai, EWS flats lene ke liye income certificate is a must, But aisa kuch nahi hai ki aapne Income Cerficate Banwa liya toh aap LIG Flat nahi le sakte hai. If an EWS Owner buys a LIG Flat within 6 Months then DDA Might raise a question.
Please contact DDA on their Helpline Number to get the Genuine Information, Don't ask these question on General Public Forums. DDA amends the rules and policies with every new scheme so its not mandatory that the rules and regulations will remain same for all schemes.

भाई, आपका वीडियो देखा अच्छा लगा । खैर मेरे कुछ सवाल है जिनके जवाब में चाहता हू । मेरे सवाल नीचे दिए हैं कृपया बताएं । 1. डीडीए में पहले आओ पहले पाओ का क्या मतलब है यह तो आईआरसीटीसी जैसे हो गया जिसने पहले टिकट बुक करवा दी टिकट उसकी । रजिस्ट्रेशन खुलते ही अगर मैने पहले रजिस्ट्रेशन कराया तब मुझे मिलेगा या उसमे ड्रॉ होगा । पहले आओ पहले पाओ कैसे काम करता है डीडीए में । 2.रजिस्ट्रेशन के बाद बुकिंग अमाउंट देना ही होगा क्या अगर मेरा फाइनेंस नही हुआ तो क्या होगा और क्या में अपनी फैमिली में जिसके नाम लोन मिल सकता है उसको प्रॉपर्टी ट्रांसफर कर सकता हूं एक बार एलॉट हो जाने के बाद ? 3.क्या होते हैं सैंपल फ्लैट और क्या यह उसी एरिया में दिखाए जाते हैं जहां हम बुकिंग करते है या कहीं और क्या ये वही होते है जो हमे मिलते हैं । और जब डीडीए हम फ्लैट देता है तो क्या पूरे काम कराके देता है या कुछ पेंडिंग भी छोड़ देता है । अगर कुछ पेंडिंग होता है तो उसको कैसे पूरा किया जाता है । 4.अगर फ्लैट 15 लाख का है तो क्या रजिस्ट्रेशन और बुकिंग अमाउंट का हिस्सा इसमें शामिल होता है या वो अलग होता है और क्या डीडीए बिजली , पानी और गैस के कनेक्शन कराके देता है । 5. क्या प्रॉपर्टी पर आगे हाउस टैक्स या कुछ और टैक्स लगते हैं जिंदगी भर या बस प्रॉपर्टी लेने के बाद कोई टैक्स नहीं देना पड़ता । 6. मकान बेचने के बाद डीडीए की कोई जिमेदारी होती है या सब खत्म एक बार प्रॉपर्टी हैंड ओवर होने के बाद । 7. रजिस्ट्रेशन अगर 1 लाख लोगो ने किया है तो कैसे पहले आओ पहले पाओ पता चलेगा में कैसे बुक करवा पाऊंगा और पहले आओ पहले पाओ रजिस्ट्रेशन में चलता है या बुकिंग में और डीडीए रजिस्ट्रेशन में उतने ही रजिस्ट्रेशन क्यों नही करता जितने फ्लैट हैं । क्यों 2500 rs लाखो लोगो के मार लेता है जो रजिस्ट्रेशन करवा लेते है ? उम्मीद है आप मेरे सभी शंकाओं का समाधान करेंगे ।

It is like IRCTC, the one who books the ticket first will get it. As soon as the registration opens, if I register first then I will get it or there will be a draw. How does first come first serve work in DDA? Answer 1 - Registration is the first step, Which means anyone can register paying 2500 or whatever the registration fees as per scheme. People who have registered get the chance to book the flat on the day of booking, Whoever gets the chance to select the flat on that day can pay the payment 50,000 was the amount for EWS. People who missed the chance to select and pay the booking amount will not get the second chance if the complete inventory is sold. 2. After registration, do I have to pay the booking amount? What will happen if I am not financed and can I transfer the property to someone in my family in whose name I can get a loan, once it is allotted? Answer 2 - Once you have paid the booking amount then you need to make the payment, You can not transfer the allotment to anyone else. If you don't make the payment as per schedule then your booking amount will be forfeited 😅 3. What are sample flats and are they shown in the same area where we book or somewhere else? Are these the same ones that we get? And when DDA gives us a flat, does it give it after completing all the work or does it leave some pending. If something is pending then how is it completed. Answer 3 - DDA Starts the allotment when the construction is almost completed and always gives the option to visit the actual site and sample flat before booking. DDA always handovers the property when the complete work is done and ensures there is nothing pending 😎 so you don't need to run behind them to get the work done 🙌 4. If the flat is worth 15 lakhs then is the registration and booking amount included in it or is it separate and does DDA provide electricity, water and gas connections. Answer 4 - Total cost mentioned in Allotment letter is the final amount which has all the components clearly mentioned on it. Electricity and Water Connections are always up and running and the maintenance charges for the upcoming 1 Year is also added in the final price (Allotment letter). 5. Is house tax or any other tax levied on the property for the rest of its life or do we not have to pay any tax after purchasing the property. Answer 5 - Property tax needs to be paid on yearly basis but that is not too much, Process is also quiet easy. 6. Does DDA have any responsibility after selling the house or everything ends once the property is handed over. Answer 6 - All properties are freehold properties and the RWA of the society needs to take care of the maintenance part. 7. If 1 lakh people have registered then how will it be known that it is first come first served, how will I be able to book it and does first come first serve work in registration or in booking and why does DDA not do only as many registrations in registration as there are flats. Why does he take Rs 2500 from lakhs of people who get themselves registered? Answer 7 - Registration is a one time process and once you create your account you can use those credentials for any other scheme as well because the user id is your and PAN CARD and any individual can not hold more than 1 Pan Card. Booking window or Booking date is always a fix date so people can visit the sample flats and on the day of booking they can book the flats of their choice. DDA used to allot the flats on Lucky Draw basis not they have converted the same process to an online process but still they want to give everyone a fair chance to try their luck. I hope I was able to answer you question and clear you doubts 😎.
Sir agar kisi ko interst par paisa diya jaye ki mere sara paisa vapis na dene ki surat me 5 saal bad ye flat mera ho jayega ye likha liya jaye or intrest lene ki bajaye us flat par kirayedar bankar kabja le liya jaye to kaisa rahega. Uska kiraya nahi hamara intrest nahi.
Is scenario mei bhi Legally aap sirf FIR kar sakte ho, Kabza lene ke liye court orders ko follow karna padega. Moreover aapse poocha jaega aapne paisa kis form mei dia tha cash ya account transfer, toh aap ko hi jawaab dena bhaari pad sakta hai 😅

Answer 1 - Registration is the first step, Which means anyone can register paying 2500 or whatever the registration fees as per scheme. People who have registered get the chance to book the flat on the day of booking, Whoever gets the chance to select the flat on that day can pay the payment 50,000 was the amount for EWS. People who missed the chance to select and pay the booking amount will not get the second chance if the complete inventory is sold.
2. After registration, do I have to pay the booking amount? What will happen if I am not financed and can I transfer the property to someone in my family in whose name I can get a loan, once it is allotted?
Answer 2 - Once you have paid the booking amount then you need to make the payment, You can not transfer the allotment to anyone else. If you don't make the payment as per schedule then your booking amount will be forfeited 😅

Answer 3 - DDA Starts the allotment when the construction is almost completed and always gives the option to visit the actual site and sample flat before booking. DDA always handovers the property when the complete work is done and ensures there is nothing pending 😎 so you don't need to run behind them to get the work done 🙌

Answer 4 - Total cost mentioned in Allotment letter is the final amount which has all the components clearly mentioned on it. Electricity and Water Connections are always up and running and the maintenance charges for the upcoming 1 Year is also added in the final price (Allotment letter).

Answer 5 - Property tax needs to be paid on yearly basis but that is not too much, Process is also quiet easy.

Answer 6 - All properties are freehold properties and the RWA of the society needs to take care of the maintenance part.

Answer 7 - Registration is a one time process and once you create your account you can use those credentials for any other scheme as well because the user id is your and PAN CARD and any individual can not hold more than 1 Pan Card.
Booking window or Booking date is always a fix date so people can visit the sample flats and on the day of booking they can book the flats of their choice.
DDA used to allot the flats on Lucky Draw basis not they have converted the same process to an online process but still they want to give everyone a fair chance to try their luck.

Sir agar kisi ko interst par paisa diya jaye ki mere sara paisa vapis na dene ki surat me 5 saal bad ye flat mera ho jayega ye likha liya jaye or intrest lene ki bajaye us flat par kirayedar bankar kabja le liya jaye to kaisa rahega. Uska kiraya nahi hamara intrest nahi.
Is scenario mei bhi Legally aap sirf FIR kar sakte ho, Kabza lene ke liye court orders ko follow karna padega. Moreover aapse poocha jaega aapne paisa kis form mei dia tha cash ya account transfer, toh aap ko hi jawaab dena bhaari pad sakta hai 😅
