Congratulations on home ownership. You guys have been missed. So glad to see you back. Would you consider adding an 1/2 bath doorstairs were the office may be due to having 5 bedroom upstairs. One of the bedrooms could turn into your office. 😊
Don't get rid of anything, take everything with you and when you're finished decorating than and only than get rid of what you don't want because you will only wish you had kept what you don't have anymore.

Congratulations!!!🎉. My advice would be that during renovations, expect things to take twice as long and double the cost. Remember, you get what you pay for so spend time vetting a contractor. The cheapest contractor is NOT the one to go with. I just recently purchased my 2nd home here in California. My first one was a fixer and I made tons of mistakes trying to cut cost. Also, if you’re able, try to do a lot of the smaller renovations yourself. But I’m excited for you guys and keep the videos coming ❤️

Congratulations on homeownership! The house has great bones! Suggestions ( In addition to the kitchen and bath gut) : if the budget allows - new windows, gutters, downspouts, etc - these items, if your roof is in good condition, will protect the interior of your home; doors, locks, HVAC and exterior clean up ( so when you drive up the curb appeal will please you.) it’s a lot of work and a true adventure but at the end of the journey you will have a HOME to enjoy and make memories. You have such exquisite taste, I look forward to what you will do! Good Luck and glad to have you vlogging!

I'd choose two bedrooms that are together and create an walk-in closet and bathroom suite. I'd also take the wall down between the kitchen and the small room to enlarge the kitchen. You can put your office and a guest room on the third floor. The possibilities are endless.
I know she needs love, but that's a good, solid house. I'm also in the midwest, and I've seen lots of homes like this. So happy to see one being revived! Good luck!!

Congratulations! So excited for you guys! That's a BIG OLE house! It's gorgeous. I can't wait to see you put your love and design into it. It has incredible potential. Words from a reno survivor: take your time, work with an architect, take space from the 2nd unit, and make it a 3/2.5 (bigger space means bigger coins) and give your tenants a pretty side entrance so you and your family have the entire porch to yourself. I can't wait to see your new journey unfold.
Congrats on a wise choice. Firstly, repair and prime all walls white, giving yourself a blank canvass to decide on your ultimate color scheme, and to get a feel for the true light from outside. Secondly, strip and repair all the floors. New windows throughout. Most of all, take your time. I've been through this.
Get your ducts cleaned, change the air filter (write the date so you know when to change it.) Check around the perimeter of your house to see if there could be possible areas for water to enter your home. Change the carbon monoxide detector and date it. Any and everything you can to be energy efficient. Source out an electrician and plumber just like you would for a doctor. Enjoy your space!!
Make sure you hire a strurtual engineer concerning the foundation of the house. Also, checking for plumbing, electrical and checking for lead and mold!!! I hate to say painting and decorating is the LEAST of your worry!!! Please set a realisitic BUDGET!!!

Rule of thumb... Dollar for dollar only painting is your best value for remodeling. As far as tear out and replacement the greatest return on sweat equity is kitchens and bathroom. In searching for high end appliances contact your local hardware big stores and give them your contact information so they can contact you for huge negotiable deals for dent or scratched high end appliances as many have small blemishes but still retain full warranty. Sometimes custom cabinets and other high end orders don't get picked up or have small measurement errors. Huge discounts. If it has full basements in those units not currently finished consider using all rear out upstairs like cabinets and appliances and fixtures to finish the basements into small studio apartments as while its all happening can add two units to your investment and save tons of waste. Just ideas. What a awesome older property and neighbor distance is always peaceful.
Congratulations on your new house! Glad to see you back. Prep for winter, ie insulation, insulated windows, snow shovels, how to care for your pipes, how to winterize your outside spigots. Has it rained? How is the roof? So talk to the neighbors about the weather in the neighborhood, snowplow and garbage pickup schedule. When will you be living there? Oh yeah, the furnace. Get it serviced, buy a new one if you need it. That is what I would start with. Good luck!

A Duplex is a great investment! I love the idea of adding another bathroom and utilizing one of the smaller rooms as a closet or even removing an adjoining wall to build out the primary bedroom and bathroom with a larger closet.

You have a lot of house to renovate. Concentrate on the rental so that you can get some income to help finance your own home renovation. Don't be surprised to find asbestos present - a distinct possibility if you have 22.86 x 22.86 cm (9"x9") vinyl tiles - or lead paint. Both of those need expert handling and will be quite expensive. In the rental kitchen, don't get anything fancy and stay away from the butcher block worktop. They are prone to water damage without proper care and maintenance and tenants are not invested in that. A good quality laminate, properly installed is where you want to be. As for a kitchen sink, get one large bowl so that things the dishwasher can't handle (assuming there is one) can be easily accommodated - big pots, cooktop ware, bakery trays and tins.

Congratulations!!! Get yourself a good contractor who you can trust, take your time and make a strong effort to stay as close to budget as you can -- oh, SET A BUDGET! My husband and I have been flipping houses for over fifteen years in the DMV and I envy this duplex purchase you have landed, I look forward to upcoming videos, but I really want to stress to you to not rush this process. I know things cost more year-to-year, but you know where to splurge and where to budget (hopefully). Take your time, have fun making this house your home.

Congrats! A duplex is a great investment. I'd definitely say tune into others (or even pay for consulting) who have 100+ year old homes to get guidance/lessons learned from an infrastructure perspective.

You could put it as a shoe closet and take some of the room and make a big closet space looks big enough
Identify the things that MUST be fixed first and don't be tempted to remove walls just because it is the fashion. It will be expensive because reinforcement will be required but more importantly, it could lead to a whole set of knock on problems that the walls were keeping at bay. Another potential problem could be woodworm.
Floors good great, good strip and stain. Get good windows, and siding for insulation.
I would expand the kitchen by combining it with the playroom off of the dinning room. When the demo is done ypu will see if there are opportunities to make bigger closets and bathrooms. I know this property will be beautiful!!

Congrats- get lots of estimates and really consider any renovations before beginning. That last one Wass my biggest lesson. Careful planning reduces regret and do overs. Best of luck!

Nothing 'scary' about your new purchase. Only suggestion I'd give is, to not cover those wood floors with vinyl flooring, but, instead, get a sander and refinish those wood floors, which will add value to your purchase. Congratulations on your home ownership!
