But it's highly irregular for anyone to be locked in for more than a year or two on a real estate deal, max. "40 years" is clearly overkill, and wouldn't stand up unless the fundamentals involved several other business ties between the parties.

The broker's license has been revoked, therefore they are unable to perform to the terms. Contract is void.
