First of all congratulations to you and your brother for new Flat at Panchshil Towers. However, I will not recommend it to other considering it's high cost 2.3 cr, Maintenance around 15K per month and location as Kharadi known as Concrete Jungle. Even if people pay 1 Lakh per month EMI then it can take 15-20 years to clear home loan. Few companies had move out of Hinjewadi and open their office at Kahradi 2014 onwards. After SEZ gets over in couple of years if companies relocate to other part of City then Kharadi price can drastically come down. Except Barclays, most of other companies have their offices on lease. People can easily saved 7-10 Lakhs per annum if they choose to stay even at rented apartment in other location than Kharadi. Considering Pandemic, and in long term Hybrid work culture (3 days to work from home for couple of years atleast), I will recommend people not to buy costly flat at Kharadi. I had visited this property few weeks ago and there is not a single decent shop outside this property. I feel even if companies stay at Kharadi in long term, it can take at least next 5 years for Kharadi to Develop as Baner, Pimple Saudagar Or Wakad area 😎

All that glitters is not gold. There is always a subtle difference between Premium and Over priced. There is news that Google is opening office at Balewadi Pune in 2nd half of 2022. Most of IB can shift to other part of city where they will find SEZ. I am sure price of property will not atleast increase at Kharadi for next 5 years now as it is already over price. There is no Metro, No good School, College, Water issues, Under construction area, Dust spread due to construction. Not sure what does premium property means at Kharadi, hope it is not Premium Glass Windows 😎
The flat is stunning no doubt, but not so sure about the view, all that construction around and that river are kind of ugly at least on camera, may be they look great in person.
Nice informal video. But it would have been better if your brother could throw some light on the water supply in these towers. It would be great help for potential buyers if you can reply to my comment with the water supply status.
View Jald he jane wali hai VJ ke flat 24 floor ke hai and near about 12 buildings. On plus side construction quality is very good. Though maintaince is on higher side 17k per month for 3.5 bhk
Hi, thanks for your comment. Though, Panchsheel towers is just a km. Away from eon2/ Gera commerce zone and 2 km. From Eon. Also, if I am not wrong this area is not remote anymore. 😊🙏
