    I wouldn't touch Porter Davis with a barge pole.
    I live in lakeside Pakenham. We built with this mob in roughly 2007-8.
    The site supervisor was just a prick. Now we spent a lot of money with this mob we upgraded everything possible.
    We thought when signing, we were getting a quality family home.
    We even had windows put in upside down. The job site was disgusting. Shit everywhere. All these years later I'm still coming across defects. I wish this channel was around when I was building.
    Thanks for educating home buyers. The service that your providing is awesome .

      I like in lakeside too, near the Aldi - literally the same experience, mass defects everywhere

    This is a true story to illustrate just one aspect. My mate got a large Porter Davis house done with many bells and whistles. After about 12 months in the house noticed that some rooms never got warm from the central heating. Put up with it for a year or so then got onto P&D. When they went into the roof space, they found some of the ducting had come away from the outlets. Not enough ducting tape or poorly affixed tape. So hot air had been blowing into the roof space for at least one winter.

    What a shame. This is such a beautiful design and could have been a lovely place to live in had it been built properly.

    The Liquidator has listed some interesting builders to finish these jobs. Check their Directors history for the last 20 years. Be very careful,

    Just out of interest, do you do any inspections that find no defects or minor stuff only? I get the impression 90% of your inspections indicate none of these builders should hold a contractors licence…Unbelievable..

      I venture to say that virtually NO domestic building will be 100% compliant. The fact is that many "non compliant" issues dont really affect the integrity of a house. Of course some DO but many don't.

    VMIA warranty insurance only covers up to 300k. Yes this place will be covered but anyone who’s just paid a deposit or at the base stage is screwed.

    • @111jacare
      @111jacare Рік тому +2

      The suggestion that deposits be held in trust has been suggested multiple times and has fallen on blind eyes and deaf ears. Politicians are in the pockets of the builders and their big business mates.

      The government and councils don't have staff to inspect any more. It's all outsourced. This is supposed to be more efficient. The revenue from stamp duty and gst on services could easily pay for this 10 times over. Governments in all states have walked away from their responsibilities.
      It's self-regulation, private certifiers engaged by builders, and lack independence.. If they don't pass the inspections, no more work thrown their way. Lack of rigour in apprentice training, acceptance of overseas 'trade experience'. Eg many good tradies are getting out as they can't compete agajnst the dodgy ones who the builders engage. Example is painters, a van pulls pull up paint 12 hours a day even live on site and use dodgy cheap paint from China. I know a carpet layer when using a stretcher uncovered a crack in the floor of an apartment in Sydney's west. Electrical conduit had been laid in 20mm channel cut in the floor and screed over with a thin layer of cement. In the same block the Chinese painters were living on the site doing 12 hour plus days. Crappiing in pipes. The paint was smelly watery and didn't cover properly.
      It's a race to the bottom.

      @@simmogj Why is lack of government responsible for this mess? Governments, and politicians are corrupt, how can they make a difference? I don't understand why theirs a lack of passion to do a good job when this makes customers, and clients happy, and therefore, more work for you. I don't understand.

    • @eggshapedisraelioperative6317
      @eggshapedisraelioperative6317 Рік тому +2

      @@kubabooba548the man explained it in his comment. when inspectors are hired by councils, builders have no choice in the inspectors they get. that means the builders can’t refuse work to inspectors that aren’t lenient towards their bullshittery. instead of using our ever-increasing tax money wisely and streamlining the inspection process, governments washed their hands with the entire thing and palmed it off to the private sector, without putting in place any system that prevents this kind of corrupt behaviour. Considering home buying is often a life changing moment for people, who sink every cent they have into it, and will be paying it off for the rest of their lives, it’s unacceptable that the government could be so wanton in its disregard of the homebuyers security

    This is the problem with these Afghan renderers. They don't use angles on corners and windows when they render Hebel to cut costs because they assume the Hebel is level and plumb because it looks clean. Always use aluminium angles !!!!

      Try to stick to recommendations of builders from people you trust. Even better when you can see their previous work. I work as a builder with my old man who’s been building since 75. We don’t advertise and work purely off recommendations. Yes we are not the cheapest but i never take the cheapest price when I get items quoted.
