Samarth Nagar Chunabhatti discusses self redevelopment with Chandrashekhar Prabhu

Samarth Nagar in Chunabhatti is located near the railway station and is situated virtually on the border of the island city of Mumbai and the suburbs. The neighbouring plot is in Sion, which is in the island city and laws applicable to the island city are delivering the benefits, but Samartha Nagar follows the rules applicable to the suburbs. Several years ago Samarth Nagar chose some builder for their redevelopment. Nothing happened since then, and the builder was arrested in other matter. The members tried to request the builder to start the work, but he was incapable to do so. Finally the residents realised that they had made a big mistake. The general body then passed resolutions terminating the contracts with the builder, who went to court against the society and the matter is still subjudice. It is in this background that the younger residents invited Chandrashekhar Prabhu for discussion and after series of deliberations invited him to address the general body. Your views on Development Manager based self redevelopment?

I have uploaded videos on my UA-cam channel about the Development Manager model and how it is not self redevelopment at all. Builders who have lost their credibility are trying to make a back door entry through their agents posing as PMCs by promoting the self redevelopment model. The benefits provided by self redevelopment are lost because the development manager assumes the role of a builder. DM model encourages corruption. I have seen several projects suffering because they have opted for DM model. DM model is not Self redevelopment at all.
