    Love the project, looks great and the 16' roll ups are a big benefit. Surprised they're only pulling in single phase, I'd go straight to 3 phase but they must feel confident that users will have very light power requirements.

      thats some of the constant tradeoffs on development. Add a few feet here, add a door there, pre-pour foundation to save big money. Eventually future proofing costs 2x and 4x as long. They have the pipes, just no wires

    How does one procure the loan in such a high amount?
    I have million dollar houses, just don't know what it would be like to ask a bank for 15m for something that doest yet exist. Any pointers?

      Hey Nick, if the total amount is greater than your (combined) net worths, I recommend phasing the project, you can get a construction loan that includes the land purchase.
      Lending is a hard part of development and something to get figured out early!

    What was the $/sqft to build in that market including hard, soft etc. costs? My market it is too expensive to build since market rents would need to double to justify.

      It’s a big hard to produce accurate numbers since they bought the full 12 acres at closing. They are doing site wide dirt work but not pouring any foundations. Roughly I think it will be $16m for 200,000 sq ft BUT that also includes front buildings which were pre existing and just needed new doors, interiors
