- When you've already got a full-time job, taking on a property development is a huge extra commitment and requires nifty job-juggling. This week two sets of developers take on that responsibility, but they each have very different approaches. Julie Thomas and Lee Jones are both scientists with a love of detail so they want to do all their renovation work themselves. But a surfeit of enthusiasm coupled with zero knowledge sees them giving up every single weekend and evening for months on end as they struggle to modernise their tiny two-up, two-down in Bedfordshire. Meanwhile, in Norfolk, Heidi Sutton, the self-proclaimed "most impatient person on the planet" gets the builders in to get her bungalow renovated as quickly as possible. But she hasn't bargained on just how much work project managing alone can involve.
Making a profit goes against everything we’ve felt strongly about in this money-losing project

First couple don't have what it takes to be investors..classic mistake of renovating to your taste rather than what location requires to make a good profit
That was So painful to watch that couple blatantly downing Sarah's advice that was bang on for that location above a bar. I was so stoked , though, for the other investors that actually listened to Sarah and reaped the rewards!

What was wrong with couple No1 why not listen to some good sound advice. Sahara has been in the business a lot longer then them , but the again you can’t argue with somebody that knows everything.

It’s very rare that Sarah advises cutting a property up into units, so when she does, you should take note. This couple infuriated me so much, going on as if they’ve been doing this for years and spending 10k on sound system that won’t be loud enough to drown out the bar music. Delighted they’ll make a loss, let it be valid lesson for them
Since there is nothing ethically superior about making one unprofitable luxury flat instead of three profitable flats, I begin to suspect that Joel and Marigold planned right from the start to move in themselves. That's the only possible explanation for their otherwise incomprehensible foolish choices.
why do so many people in these programmes think they know so much better then sarah lol, in all the shows the ones who take her advice are the ones who profit most
Honestly the couple with the big flat were total MORONS!!! Then whingeing (after they got into trouble) that they needed advice prior to starting the development after Sarah had told them the best way to make money. Even if they developed the place into 2 proper flats (one at back and one at front) they would have been way ahead. but Oh No why take advice from an expert when we upper class twerps know it all. On the other hand the girls did a lovely job with their reno. I know which one I would have been happy to buy.
It's a recognised psychological trait called the Dunning Kruger effect. Thinking you know more than you do and the more you learn, the more you realise you don't know.
Would I buy a flat above the pub... in London? Absolutely not!
Sarah's pregnancies play havoc with continuity, bless her. I don't know why they don't listen to her; she really knows her stuff.
i think that but I bet they have to do what they are told as it would be a boring show. personally I would do to whatever sarah suggests.

The "WOW" factor - some people watch too much HGTV. "Marigold" would rather build a monument to her ill-informed vision than make 150K? And 10K for the entertainment system? They're like kids in a candy store with only nickels in their pockets but want everything. The two women knew they made a mistake buying a pig in a poke, but listened to Sarah's advice all the way. Their place is fabulous and they made a ton of money, so good for them.
The first two are hapless and hopeless, because they won't listen to good advice. I could make 150,00 profit, but I'd rather be stubborn and break even. The second couple were eager to learn, and will do well.

@@dyanblacklock9905 Yes, it's true, I remember walking past a month or so after the episode aired, looking up and the windows had those sheet metal boards on that the bank uses when it repossess a property. 2005 sometime.

The girl in the first couple just wouldn't listen - determined to have her own way and he just followed behind. Crazy stuff about that entertainment centre...
i literally skipped over the first couple's remodel cause they r too dumb for me to waste my time on but the girls....sooooo enjoyed it. brilliant job, they listened to Sarah and so glad they came out on top
What’s the point in having Sara if they don’t listen to her. They have a fixed idea and they don’t want to budge from it.

Why are they worried about turning the flat into 3 small flats. They’re not going to see them when they’re sold. They will be long gone and on to their next project.

@@SADK-bn4qy I was a young teenager at the time this first aired, and lived very close to Islington, Upper Street. The Saturday after the show, we were on Upper Street and made a point of checking the building out, the windows had all been boarded up with those metal, bolted panels they use when properties are repossessed.
@@oliviakirby1409 that's not true, for years i passed in front of it every day on my commute. the windows were never boarded, and the arch lamp in the lounge was visible for years. i always thought they did not sell it and moved in themselves
spoiler don't read my comment until after watching the show. Sarah ok it should be split up into three flats and you could make over 100k profit. Couple responds no its going to stay a luxury 1 bed flat continues to go down that path spend huge sums of money on items Sarah advises them not to and end up with a 40k plus loss. Other developers the fireplace will cost to much Sarah responds you have to have the fireplace they incorporate the fireplace and listen a respond to all of Sarah's suggestion make a healthy profit.

This was filmed in 2004. Marigold is a Gen X kid. I don't know if it's the same in Britain as it is in the U.S. when it comes to fire egress codes. One small window high up on wall in a bedroom would make it almost impossible for a person to escape if the house was on fire. The strict building codes here require that a window be big enough--and accessible enough--to exit in an emergency.

The one thing ive learnt from watching property ladder is that you MUST be objective in these projects. Its not about you..🤔
I see people spend so much money on home entertainment stuff for other people's homes, and all I can think of when I look at a place is where can I put my bookcases. You're limiting how to organizing the furniture! Not everyone likes what you like!
This is an example of the type of buyer/developers more interested in a "vanity project" than an income-producing one. They made themselves virtually bankrupt by imposing their own elitist tastes on the property with a completely unnecessary cinema/sound system that has nothing to do with profit or good sense. The other couple did their research after an impulsive sight-unseen buy, and followed the dictates of good business sense to maximize returns on their development choices.
Surprise marigold didn’t file bankruptcy.
So many want to add their personal preferences i.e. the high-end sound system - but don't realize they have to appeal to the broadest market of people out there, not themselves.
It's remarkable that people refuse to listen to an expert. After all this is a business venture. It's said " don't knock on the deaf man's door". This applies to some people who are starting these ventures
Everyone who fails always say the most important thing to them was to create a wonderful home. Ignoring Sarah will always cost you money.
She was trying to save these guys for going into debt and that's what happens you use your credit cards and you took out a loan and Sarah was trying to tell you if you do this here you will save money on that and they did not listen so now they're in debt every person she came to and these shows she was trying to let them know if you do this here it will save you money and you would get back the money if you do this this way and each person did not take heed and that's what happened they probably in debt too she been doing this a long time and if she's telling you something that she already knows herself why don't you just listen

It was only at 0:21:37 that I realized the size of the ‘maisonette’. I did look-up what it meant and looked like, but every time we were shown the exterior, I was misled into thinking what it was I was looking at. WOWSERS was I surprised when the area in focus was highlighted!!! KaZOIKS!!
[Edit] - OH OH.... and at 0:23:05, since the home office is right above where the lower loo is, they could raise the ceiling instead ... the office space doesn’t need a full ceiling height the rest of the space has.

The first laminate worktop in the squatter house must have been a set up. It did not fit, it was not cut. The show must have said, hey let's bring Sara to give her input even though the proper one was already ordered. It was delivered sized and cut.
