    Craig and Tina bought the art deco house in Nov 2004 for £225,000 and sold it in Sep 2011 for £340,000; they lost money despite the amount of time they lived in the property. They even added a conservatory to the back of the house.

    How they go so far over budget defies belief. A lot of them are not very smart. Looking at a huge loss through over capitalising, over spending like there is no tomorrow and just putting into the house what they wanted rather than what prospective purchasers want. Then there is their expectation of what they will get for it. First thing speak to an agent then buy appropriately in a half decent area then redevelop to what people want.

    Have y ou noticed that these programmes never contain any out and out failures? Everyone seems to make money. The fact is that as a property investor myself, I see countless failures around me all the time, including examples of inexperienced developers losing huge sums of money and sometimes being ruined. Developing single properties like this will not make you money beyond what you might gain simply because the market's rising. Just holding the asset will bag you 10% in a good year. The rest is at best a waste of time and could lead to your ruin.

    GBP 17000 to restore 17 windows. I'm setting up a bizness tmrw restoring windows !!!
    Here, the 17 windows would cost GBP 4000 maximum to restore whereas it probably only cost these builders 4000 to make new ones and sell them on for a hefty 17000.

    • @team3383
      @team3383 6 років тому +6

      I have worked with glass and metal and have contacts that can do it for me also. Believe me, 4000 quid is the COST, the rest is profit - and at 17'000 quid its a rip off, it should be nearer 7000 to 8000 and thats still expensive with a 100% profit margin !
      Dismantling them 3 days work - hand cleaning/preparing them for sandblasting and paint 1 days work - sandblasting and paint 1 days work - inserting the glass 2 days work - putting windows back into the house 2 days work.
      Lets say 2 weeks work to leave some time for the proverbial tea breaks.
      Thats 10 days work. The rest is divided up between:
      Sandblasting, putty & paint.
      That does not add upto 17'000.- quid my friend.
      How much does the average worker make per day ? double that for the company x 10and thats your labour costs.
      That leaves you with installing the glass and puttying and some paint to make up for the rest + profit margin.
      Do the sum backwards and determine the gross profit margin.
      17'000 quid total is a rip-off.
      PS: I spelt bizness wrong on purpose by the way.

    The Art Deco House: something is seriously wrong with your thinking when someone tells you to cut your spending and you ignore them. I guess it's easy to spend someone else's money. You are not designing YOUR dream house. You are designing a house for others. Things should be neutral to appeal to more buyers. People squander opportunities. Where has intelligence gone?

    These programmes are highly irresponsible. Is this presenter, for example, a professional property investor herself? On what basis is she liberally dishing out advice to these people? It's their money, and it's a lot of money, so she should just keep quiet unless she really knows what she's talking about. Why not get some professionals involved? I find her getting on my nerves pretty much every time she opens her mouth. Then there's the pouting, the false soft voice and generally, the post-childbirth eroticism that she tries to portray - it's all so silly, all the whilst telling people who are putting their money where their mouths are how to spend their money. What does she know? Nothing. Mind you, I've never so many schmucks as you get on this programme.
