- Having loads of great design ideas is a good start to a career as a property developer. Trying to cram every single one of them into a tiny terrace in Salisbury is not. Katherine Church has given up a job in computers in favour of a more creative occupation, so is in no mood to have her artistic enthusiasm curbed by Sarah Beeny's sensible advice. In Leeds Sarah has the opposite problem. She needs to persuade budget-conscious ex-financial advisor John Jessop that a little bit of time and money spent on a good finish will help lift his tired bungalow into a different league.
This is episode was the most subtle and diplomatic dis ever. It was basically structured as "good, normal landlord with proper plans versus wannabe slumlord getting bit in the butt by her greed and cluelessness"

This lady should never have been allowed to do such a development. She couldn't care less about this country's planning laws and was pretty ignorant about everything else. Felt sorry for the builders and the tenants. It was all entirely about the money and reflects badly on her. She also had a problem with taking any advice from an expert.
And... I respect Sarah BUT I’m shocked that she was part of this shit show!
Permits? We don't need no stinkin' permits! Ten bedrooms? I guess she's planning to have a transient flophouse there. I'm sure the neighbours will love that.
Who cares about the neighbors? Just light them on fire and now you own their house!
The term in the US for that landlady is “slumlord”. Doesn’t the U.K. require building permits and inspections during building? I added a bathroom and the inspectors were in three times.
Really. I had my main bath renovated - no structural changes of any kind - and needed inspection and permits. Had I wanted to add 5 bedrooms there would have been no way.
This is not India where you force an entire village into a sardine can, they never comply with any regulations and use unskilled illegal workers, they then insure with a “cousin “ , an insider at an insurance company and as soon as this building burns down due to shoddy electrical work they receive a massive payout and move on with the next destruction
That lady is a terrible human being who puts small amounts of money before peoples safety, health and welfare. I sincerely hope she fails at every business endeavor that affects other people.
10 minutes in and wow... Shafi is a nightmare. She wants to be a slumlord, plain and simple.

10 bedrooms in one house sounds 3rd World-ish. It could be a fire trap, because she's not investigating what the laws are re: multiple tenants, sufficient bathrooms, fire escapes, etc. Sarah already mentioned this to her but it seems like the gal isn't too concerned about it--or anything else.
Look at her. "3rd World-ish" is "normal" to her.
Thought the same. Slum landlord comes to mind.
I'm not sure it is 3rd world but she is appealing to people with lower incomes who tend to share housing like that as a result.

I know right? Her cheesy Glamour Shot pic hanging up in a dirty and completely disheveled and unfinished room where complete strangers live. At least she has priorities.

She may have been the most naive of them all on this show, but at the end she was the wisest by being humble and learning from her first rodeo. Unlike most prideful first timers in all the other episodes with their less than smart answers of "Yes! I'll do the same thing all over again" ugh...

that lady is insane - im a nurse also and as her peer i am convinced she has lost her mind she must be an idiot and all she cares about is money not the neighborhood etc Im scared that shes even a nurse she seems so careless

Can't believe UK laws are so lax on human abuse
Really upsetting to see a slumlord make financial gains. Also the fact that one of the students said it was the nicest rental he'd seen in London says a lot more about the poor level of rentals in the UK than it does about Shafi's "good design flair". She is very greed. It is wrong that the Council allowed her to make such a hotch-potch of the house's appearance in a residential area. I live in the country and my Council made so many regulations for me to simply make a little sweet attic room which did not impact upon my cottage or the road at all. It seems that Brent Council in Hendon where Shafi's house is located might be open to accepting bribes from property developers. I see no other reason than this to explain how an ugly over sized refurbishment was allowed. Shame on the UK.

The clearest example of cultire springs from people/race. They can relocate but they bring their culture with them. They always recreate conditions in their country...
Shafi totally was planning to be a slum lord.
She had no idea that there are permits needed and inspections to be carried out etc and had to prove the property was fire safe.

The issues the builders face are their fault...that's what happens when you tear out and start building without complete plan drawings and approval.
Where will 10 tenants park their cars? Is the house near a bus line?
I'm pretty sure the kind of tenants she'll have won't need to worry about parking cars.
My parents had 13 kids. There was one bedroom taking up 1/5 of the basement, 4 on the second floor, and one for the whole attic. 15 all in for over 1-1/2 years before the elder kids began to marry and leave. I understand this 10 bedroom house is for individuals instead, but... golly-G!!!!!!
Are they fire doors?Any Smoke alarms? Escape routes? windows don't even open far enough to get out of plus they have lead squares 😂surely that's not safe
